    I bought in alohathum in 2018 &till date no issue come to me all commitments of builder going smoothly Bhutani is I think something different

    Chandel ji I regularly watch ur videos n admire them very much but here I would like to clarify few points for bhutani group-
    1. Bhutani group is zero litigation, zero liability/ loan, fully paid up land .
    2. All assured return is in the form of upfront discount which u can take while purchasing, so no matter of cheque bounce in future. After huge discount of roughly 30-33% the price is also reasonable and its quite safe and perfect to enter & invest at those price point.
    3. It is surronded by many residential sectors n is close to metro station so location is good.
    4. I totally agree its a delayed project but look at the global circumstances. Corona & NGT is not letting any builder work in full speed. They r helpless.
    I have also invested very good amount in this project and I am sure of getting decent returns of around 10-12% per annum on my investment. Which according to me is quite good.

      @@propertyduniya Chandel ji I have done thorough research of this company and particularly this project before investing in this project. After deducting assured returns, this property is competitively priced as per the nearby market rates and I am getting good apriciation on my investment. I am sure it will easily give 10-12% returns to me and I am satisfied in this much. Greed has no limits. Sir I watch ur videos regularly and like them very much but this time I don't agree with u. Let's wait sir, and hope for the best. Keep doing good work sir.

      @@propertyduniya sir your information is not at all corrected.
      Possession time is within next two years and 6 months added as grace period. After which bulder is promising panelty in return. Moreover there is no assured return allowed now as per RERA guidelines. CYBERTHUM builder is giving discount at the time of first installment . Also providing assured rental in written till three years or the time unit is leased out. There is always a risk in real estate investment even if you purchase a plot. It's a humble request to study the project again and review properly.

      I have done research both on builder and this property duniya.
      Builder is progressive and property dunia is very nagative ( in the name if nispakhya janch)

    Ashish Bhutani, whose company spends tens of crores in promotions would have easily paid Kamal Bhai a few lacs for good PR. But, Kamal Bhai being completely transparent has given his brutally honest review.

      Deepak, Virtual space is always bad and you will know in future because when you sell your property you will not get any capital appreciation. Even you can't sell easily this type of Virtual Space in Secondary market.

      Real estate will improve in next two years. But i would suggest to move some of investment in stock markets. Real estate in India is mess due to govt regulations and builder fraud. With wfh most Indian IT guys are moving to tier-2 cities like Chandigarh, dehradun, hardware, meerut, Lucknow. There they can own a house in 60-70 lakhs and live with better life style.

    So many things depends on builder also.
    Bhutani has delivered so many projects successfully and no assured return cheque has bounced till now in any of its project.
    Bhutani is zero debt and zero litigation company.

      A bhutani sales employee told me last year that they are unable to pay the monthly return to many investors and wanted me to adjust all the amount upfront to avoid this. I know there was no assured return for me. They just quoted a much higher price and deducted around 2.5 lk saying that was assured return.

      in cyberthum Bhutani is giving sum of all Assured return till possession at the time of booking and reducing it instantly from whole price. so you get all of your assured return instantly. there is no need of assured return cheque.
      If project gets delayed then they will compensate rest amount at the time of possession.

When your Relatives get possession of the property, then tell me how much profit they made. Because when the possession of the property will come, then these builders will destroy all your profits by inflating your super area.

    Great, review I got many calls, I tried this with migente sales people and i ripped everything. And concluded not good . Similarly I went to see alphathum and it was not good either. Even the location was not so promising. Atleast 10-15 saal to bhul hi jao.... Vo bhi jb COVID na ho....

      Only Small Ground Floor Shop is good but the rate is now on higher side, so it's not good for investment.
