    Having just gone through this in my basement, I agree with everything is being said in this video. The contractor that came in from what I can tell sprayed and fogged disinfectant throughout the basement joists. While this helped significantly, we were still getting strong MVOCs in the living space. Only after noticing mold in the joists (was initially mistaken for dirt) just underneath where the smell was, did I try and clean it myself. I used a 1 part white vinegar, one part water and detergent to wash the joists and then dried them. I never appreciated the practice of fully cleaning the joist until now. After cleaning just the joists below the odor, it was night and day difference. I am now going to “wash” all the joists in the basement to greatly reduce the risk of a recurring mold problem.

    Fiberglass may not 'grow' mold- but it saturates it! Anyone who does crawl space work has my greatest sympathies. I just finished pulling out all the insulation and spraying the entire crawl space and cleaning it up and I can tell you its one of the worst things I have ever done! I couldnt face the future if I knew that was what I had to do 8 hours a day of that all year!

    Couldn't agree more; unfortunately the minimal effort approach seems to be the norm now. I'm relieved that someone with your work ethic/caliber is still out there helping people! This is the reason I try to do what I can myself; your information is extremely helpful as I share the same 'overkill' mindset when it comes to the health of my family as well as the longevity of our largest investment. That said....regarding the lumber, you mention 1) soda blast 2) disinfect 3) protect. Would it be ok to reverse #1 and #2 ? Specifically, Disinfect and then Soda blast ?? I was thinking this order would reduce the airborne spores. As always, THANK YOU!

    The way I see it is if you just disinfect your only killing the top layer of the mold not killing it all and it's prolly still bad for your health could grow back and stuff. Anabec says to nock off the mold scrape it with a wire brush (before disinfectong) Then disinfect it after you took a wire brush to it

    More comments and questions here. At a past pest management company I worked for we would wire brush and vaccuum mold areas and treat joists and supports with timbor that had a dye mixed in it when it came to crawlspaces. In unfinished basements we misted joists with non dye timbor with a disinfectant after the brushing process. We would also run an air analysis before and after treatments for spore counts. I haven't done it in years. I really want to get up to speed on anything new for those treatments. This rental Im in has painted joists and the wood is treated, but I don't think an antifungal will work on painted wood cause it won't absorb in. Yeah, any advice would help me out a ton...thank you so much.

    Moisture & mold would likely be trapped in the fiberglass! Homeowners really, really need to educate themselves thoroughly. By the time people figure out there is a problem, the work warranty has expired & the damage is severe.

    A mold recovery company said I had mold on the underside of my 1100 sqft house’s subflooring. His quote to remove mold, disinfect, and kilz it to protect was $40k!!! Is that about right? That seems like so much!

      I’m in the same area and have an almost identical situation. Coming from a construction background. I’ve pretty much decided that I’m going to tackle this issue myself. Seems like there is a lack of competent contractors in our area. I’m also recovering from mold poisoning and Lyme disease and have had to learn a whole lot about this issue in the last couple of years. From all my research and consultations with doctors and experts in the field. Crawl Space Ninja is one of the very few competent contractors out there or at least on of the few putting content out to help educate people. Michael Church is doing an amazing job. I’m in the Sports Nutrition business now, but I’m seriously thinking about starting a crawl space remediation business here in North Texas.

    We have a ton of mold under our house crawl space. We can smell it now in our house (modular home) when we open our cabinets . I'm on the central coast of California. The mold appears to be growing on the dirt under our house. What should we do? We have a slumlord so I'm sure he'll do whatever cheap , janky thing he can to cut corners . Thank you!

    To many people (companies) want to take the lazy approach to mold remediation. Leave the insulation connected to a substrate with mold??? Come one people, just follow the IICRC Standard of Care (S520) and do it properly!
    Let's say for a moment that a major remediation company started leaving the insulation and just cleaning around it, what do you think insurance companies would soon start expecting on all mold remediation jobs? 'We're not paying for insulation to be replaced'. Now how exactly are you expecting to pass a clearance test without removing that insulation? You won't! So if you can't pass an air quality clearance test above the subfloor when there's exposed insulation containing spores, why would you think that it's OK to leave it in a crawlspace?

    You say "what if that insulation has mold in it?" Well since mold spore are everywhere in nature and unless the insulation was made in a clean room it will have mold in it regardless from the time it's made and packaged

      If you had a mold problem, then that fiberglass is likely populated with an extreme number of spores and, more importantly, may contain especially dangerous types of mold. Sure, no one sells spore-free insulation, but only an idiot would allow insulation in their home that has been in a mold overgrowth area. If someone sells you insulation that was improperly stored (ie, in a known mold-heavy environment) you could sue their rears off (and SHOULD). If you put enough dry mold spores into a house, it WILL develop a problem, because eventually it will find enough moisture somewhere to grow, and it multiplies quickly.

    Crawlspace Ninja, I saw a video about you mentioning the need to actually remove the mold. What about a product like Mold X2 concrobium? It says it removes the mold. Does this actually remove it from the wood or will you still see it? Then they treat with their botanical.

    Basically anything can harbor spores especially pourus material. I got a whole thing going on in my rental basement. Unfinished, decaying masonry that I need to descale and figure how to dry it and lock out the moisture. My joist work is open and i want to vapor barrier that, but im def no pro in this area.
    Im an IPM by trade and I can do the mold remediation, but weatherproofing interior basement walls is waaayyy beyond me. I dont want to make a costly error on the wrong steps or what chemical system will work for my situation.
    Maybe you have some advice? Would really appreciate it

    I have a rental house that flooded from Harvey. I live 250 miles away in central Tx and have had the place gutted[2 feet above water line]. The house is pier and beam and foundation combo. The pier and beam part has mold under it, and mold is growing in different parts of the house[slatted wood on side of house]. Being in Southeast Texas, humidity is a problem and the AC is dead. Is Concrobium from Home Depot a good solution to kill/protect against mold?

    Do you need to have environmental testing or can you just call up a drain specialist to look at your crawl space and see if you need to insert a drainage system (sup pump or french drain)? The environmental testing specialist told me it would cost $1100 just to test and come up with a plan for another contractor should we need work done. A lot of RE's said everyone has mold to a certain degree and right now of course you will. We live near a river and big lake and it has been raining for two months straight so everything is wet. We also stupidly had our carpets cleaned during this time and we saw mold in almost all of our closets on a few items of clothes and shoes.

      If you have standing water in your crawl space, you need a drainage system and to control humidity.

    Whats a rough estimate to soda blast a crawl space. Its 50'x26' and 4' height. It is mostly all open besides one duct that runs down middle?

      Steve, because there are several factors that go into determining the cost of soda blasting a crawl space, we wouldn't be able to give you an accurate estimate without a thorough inspection.

    A few years ago I had some black mold in crawl space . I sprayed complete crawl space heavily with Biocide. It killed all the mold . Now I am preparing to sell the house in a few months and still have the stains .Should I remove all insulation and spray Zinsser mold killer primer then follow that with Zinsser exterior acrylic mold resistant paint .And put all new insulation . Seems like overkill . It looks like most insulation ok. Only stains on the joists . Please advise. Thanks .

      Even if you Kill the mold you have to control the environment. A dehumidifier would help you control the humidity and prevent any further mold.

      Thank you Sir. I live in Gainesville ,Ga. my primary concern is to prep house built in 1997 for refinance. Then maybe sell in future. My concern is home inspector red flags . I am retired but do everything I can myself . I understand doing professional job would increase value of home . But I need the refinance money to complete rehab house. I need rebuilt deck out back also (another $10,000) built before code changes . Do you sell the dehumidifiers. I’m trying to prep everything so inspector only finds minimum dings .financially I have to be smart and do whatever gives me the biggest bang ,appearance for the funds I have . Then after I get refinance approved and cash in hand I can make further improvements for resale value or possibly keep it after everything fixed

      If subflooring is 20% wet and we put a dehumidifier under the crawlspace to dry it out, will it dry? We removed all insulation. We dont want to spray for mold until the subflooring is dry...thoughts?? The professionals will spray for the mold... my concern is wet subflooring

      Great question! soda blasting can only be performed by trained professionals, peroxide and baking soda are 2 of the components.

    I had a moisture problem that has been dealt with. Looking to get rid of the mold as a DIY. You said a number of times soda blasting is only for professional, copy. If my mold/fungus is inactive (which it is) can I apply kilns to my floor joists?

      Even inactive mold is just that, MOLD. It needs to be completed disinfected and removed, otherwise, it is porous and can regrow. The kilns is a moisture barrier, so it will help prevent the moisture, but not 100%. A dehumidifier will dry that moisture in the air to prevent the mold from reoccurring

To kill and prevent the mold, we use Anabec.     Instead talking about how your competitors won't remove mold and you will, why not talk about how the mold is removed. That would make this an information video, instead of a run down the other guy infomercial.

    Wow. They just did the down and dirty cheap to get the job. Any water damaged sheetrock mold or not has to be cut out and any insulation even in a humid environment should be gutted. Thats total 101 basics.
