Iam thinking of selling up in England the country is going downhill, £170000 I would have, only speak a few words of Russian, but Russia values align more with me than England now.
@@toneskill im thinking same too, besides Russia is growing with brics, sco, csto, eurasi economic union, all investing amongst each other and russia. Russia has real commodities, while the west has limited, but instead play financial games only with paper money. If we sell in west, and buy real estate in russia, the worst thing can happen would be we retain the value of our money via our real estate in russia, so no loss, BUT we can always rent out the home to earn income, while we travel the world or cheap places like S.E asia. I think it's a good plan.

When I tell people in the UK that I hope to visit Russia very soon....they think I am mad! Is that the power of a manipulative mass-media? But the popularity of Sam's channel proves otherwise! Well done Sam.
I hope you end up hoping and come to see the real world, the real Russia. Then you'd be able to see yourself the power of western brainwashing machine.
Don't be surprised by low real estate prices in Russia compared to the West. The real purchasing power of the ruble is significantly higher than what appears from official exchange rates. I don't know why, but it's been like this for a long time.
@@motan7864 In Western countries, income levels are higher. But the prices for everything are much higher. And huge taxes. Businessmen can especially feel the difference. Here you need to count. If it is more profitable to move, then you need to move. If it is more profitable to stay, then it is better to stay. Moving to Russia is a difficult choice. It needs to be discussed with the family, everything needs to be thought through. And so, in Russia we always welcome new people. Especially if they are moving with their family. :)
80 000$ for a house, here in canada that would be your down payment. Half a million canadian dollars is the normal price which is insane. So much opportunity in russia. I like how you show the youtube community things we would have no idea of in russia.

Russian GDP up around 4%. all i see in the west is a collapse and its been happening for decadesm but whats happened in the last 5 years is just scary.
Sam you are awesome. This is great information. I personally love the eclectic style of the settlements. Both houses you had shown were incredible. The quality of the boiler installation and the plumbing for the in floor heating was outstanding in the first house. The quality of the labour and workmanship appear to be quite good. Tatiana and I are looking for a single level home on a plot of about 15 to 20 Sotok. We like the unusually unique houses and their style. Your content is awesome. The naysayers are just jealous.

I love the fact that you can build a new house in a brand new area, and they have no HOA fees. You can do what you want as far as planting, and fences, also color choices. You don't need permission from an HOA committee.
@@SamsRussianAdventures the log houses are awesome, I have A frames and all kinds of customs around where I live in Washington State and the log houses can be super big too. I watched one being built near by I was like wow that is the biggest log house I have ever seen. But in general most of us don't do fences in the front, only to the back for keeping the dogs from getting out. Some areas around here are gravel roads, I always cringe when my kids meet new friends at school and have me drive them to their house. Not sure why but some areas are not in the city limits. They are in unincorporated areas. I also live in such an area but the roads are paved and managed by the city.
Nice! But is NOT extremely cheap at all. BTW, I'm a pro-Russian Serb, I heard about the city of Vladimir and my name is Vladimir, so I would love to visit that city. 😁 I don't know much about that city, except it is one of the historical Golden Ring cities and it is on the high-speed railway Moscow-Nizhny Novgorod where the train Sapsan goes, right in the middle of the railway.🙂

This looks similar to how new areas pop up in Nigeria. You caught my attention when you mentioned how the community comes together to fix the road. Some people complain that it is the Government's job. As Kennedy says, "ask not what your country can do for you, ask what you can do for your country". Your country just made getting access to land and shelter way cheaper than you would have expected. Some governments don't bother citizens so much to get their basic needs met. Build the road and move. It still comes down cheaper and the financial pressure is minimal as it is incremental.

There is a regional center a few kilometers from there. In Western terms, it’s a small town with all sorts of shops. You can get there in 5 minutes. Typically, such cottage communities are built near small towns. Because children have to go to school, for example.

I don't know about Russia land developers, but here in Australia, before you buy & build the house there is an asphalt road, concrete footparth, nature strip and drive way, a fence built by the developer to show your boundaries.

In South Africa, we have many of these "settlements". Here we call them housing estates or developments depending whether building is still going on or not. They are usually gated communities with walls around them. But, the difference is that roads and services must be constructed and installed first, before building operations can begin. This includes water, sewerage, electricity and communication. Depending where you live. No overhead wires are allowed.
@@SamsRussianAdventures Many of these gated communities have strict rules. They normally have a number of designs you can choose from and allow you to make some internal changes. Apart from the monthly rates and taxes, they charge a levy, which can be quite substantial, for the upkeep of the estate. Across the river from where I live , a new development is going up. It's a wildlife estate where the animals can roam freely. I prefer to be my own boss, especially when it comes to rules😜.
Another great video Sam, very informative and nice that you had such a fine weather day for filming (in the summer heat☀️🌡) having a house like that in Russia would be a dream come true but as you say, it's a long and winding road to get there. Cheers.
Nice new village. When it settles and trees start to grow it will look very pretty and lived-in. In the UK everything is so heavily regulated through planning laws that it is often either incredibly expensive or impossible to build what you want. And that is if you can afford the tiny plot of land which is also often very expensive. Even rich builders sometimes buy the land and then cannot construct anything for ages coz of expense and planning difficulty.
Sam, you are doing the right thing, show it as it is. For my part, I like things to be clean and in order. Mess and potholes bother me whether I see them in Russia, San Diego-California or Vancouver, Canada. Suggestion: Show one video with new orderly regulations built settlements and the other freestyle, like this one. It will be interesting, which videos your followers will follow.
Its down to personal opinion and whats important, i couldnt care about how it looks, potholes, well come see the UK roads these days! but i do understand that, in the areas where RUssia has those yellow gas pipes I do think it looks bad, especially at junctions where they just go higher!, of course practical however. But for me, I actually could live with all those things for a house thats less than my apartment!, The one i struggle with is parents/family, leaving them, these kinda ties, I worry too much about what other people think, i need to work on myself in that regard!!
I am getting addicted to your channel. Nice homes, solid built and nicely priced. It seems their something for just about any budget. Are home loans more of the norm these days to buy a home like in the west, or are people still buying with cash. I live in California and most if us are in a housing debt trap.

Absolutely amazing prices. for a house like the last one you showed would cost approx. Euro four hundred to four hundred and fifty thousand here in Ireland. Depending on the location you could add another two hundred thousand. How much extra would it cost to complete all the work on your friend's house?
Thanks Sam for this nice video and for the useful information for those who want to buy a villa in Russia. Even if I prefer hilly places, I must say that the surrounding nature and the endless meadows are wonderful. The houses are undoubtedely beautiful but the road is a little too bumpy, I suppose because many houses need to be finished. Chapeau! You are a great youtuber! Thanks a lot.
Hi Sam, Glad you are well. I see how this is going; you help people move to Russia, then sell them a house and a Chinese car. 😹😹 Nice walk around, beautiful houses. I am old fashioned; I would prefer an old dasha. I also don't care for the development, at least at your house there are trees across the street. No on the turquoise.
Hahaha actually I really don’t want anyone to move to my town because they will need help with everything and call me every day! I’ve been in that situation before and it wasn’t fun.
Yes, there is such a perpetual construction and perpetual repairs. I have been living in an apartment building for about 20 years, and all these 20 years all the surrounding neighbors have been constantly repairing something.😄
There is a Canadian who moved to Russia. He came over with his huge family to farm. He is an incredible framer and carpenter. He moved out of an absolutely beautiful new farmhouse he built in Ontario. He moved to Russia to get away from the corruption his children would ha e to face with the ever changing sexual madness facing our nation. He has had his challenges however both he and his wife are doing well. Incredible people and thankful for a great opportunity. I think Russia will become the gem of Europe.
Hi Sam, Very good information that you share. Price and plot sizes and the difference between Settlement, Village or Town. Thanks again its very helpful.
Happy to see your channel is getting more traction these days Sam! Their high fences around their homes remind me of reconstructions of their medieval cities I've seen. Kind of similar to Arab cities.
Country roads in such climate gets pot holes every spring anyways. In Canada they have graders doing their thing yearly. Not much you can do about it, one of the charms of living the rural life in Canada and Russian I assume. In Canada come spring, trucks are only allowed to carry half loads on many rural roads.
@Peorhum - most potholes are due to water. The rain goes in a small hole or crack and the frost comes, expanding the hole, and it continues, repeated, until it is very needing sorted. Although HGV && trucks can chew up the road surface with their sheer weight.
in areas of new buildings, roads are not built first, since construction equipment will break them, asphalt will be laid later, when the bulk of the houses have been built
Great Video Sam I really enjoyed this. 16 Million is $246,977.40 Canadian 300m is 3229 square feet with 0.28 Acre's I'm sure its expensive for the average Russian but still a great deal. The average Price in my neighborhood is $750,000 for the same 300 sq m and you Don't even get a very big back yard. The Canadian housing market is one of the most dangerous housing bubbles and most people can't even afford to buy or even rent. the average rent is $2,000 a month here in Ontario.
Thanks Sam! I really like those houses pretty much all of them, even that modern mono block one you said no one lives in. The problem is in America the roads are typically built first. Subdivision always have complete roads & sidewalks. If Russia could achieve that, it would be excellent.
Yes, there is such a problem. People themselves are forced to negotiate with each other, chip in money to build roads on their streets. This is exactly the case in cottage villages. In America this is done more thoughtfully.
Such a beautiful place. I was thinking that you *could* build by wood in those huge window spaces, install standard, smaller windows within the stick-built areas, then upgrade to the larger windows when the prices drop. That was you could live in it and finish off the inside. That's going to be an amazing home when it's finished! Dan from his channel, The Sheekov Family, built his home and knows a lot about home building. He may have some tips for you, too. He did the work mostly himself and with the help of friends. Dan is good people. I wish you the best on your home building. I love that you can do this a bit at a time. Building a smaller guest home, or astructure that could be converted to a barn for animals later on might be a great idea and a future comfortable place for animals, such as chickens or pigs or a cow or whatever. (NOTE: If looking into cattle, you'll need an acre per animal minimum, but their milk is amazing! Your own chickens will make the best eggs when you feed them scraps and they are great garbage disposers, too. Anyhow, just a thought! I'd love to build a home and have a small farm, to produce my own food. It's far healthier. Whatever you do, I hope your dreams come true! Your home is going to be beautiful! Much ❤love from California. Here it's far too expensive to buy or to build a home anymore. The restrictions and permits make them ridiculously expensive, which is why so many people are leaving here. It's very sad that the state government has screwed it up so much. We are losing even nurses from here as they cannot afford to live here. It's pretty crazy. I want to start a farm, but it's not going to happen in California.
But if family in Canada has 100000 income it will be ratio 1:10 for the house price, and if family in Russia has income of 100000 rub in a month, so 1200000 in a year, so it will be 1:16 if house price is 20000000. So it is same expensive for locals as here in Canada.
High fences are one of the habits adopted by Russians from their Asian neighbors. Along with the mandatory change of shoes when entering a residential building and many cuisine dishes. In the old quarters of Central Asian cities (Bukhara, Samarkand...) many houses do not even have windows to the street, there are only blank walls and doors. The windows are only on the internal landscaped courtyard, where there is a well, trees and flowers. The Russians are not so radical, but in areas of private one-story buildings there are often two-meter fences that hide the private life of the owners from outsiders.

That house at 5:20 was very cool. I love the log cabin look. So, will the roads stay shit, or do they eventually get paved? I can see that A frame house used as a private space for writing or a workspace. Personally, I would love one for writing. The house for 16 million Rubles would be well over $500k in my area of the US, probably much more. Damn, Sam. As if I needed another reason to move!
I like the wooden houses too. The house for 16 million isn’t that nice in all honesty. The roads will be paved once all the houses are built. The trucks carrying materials will destroy the asphalt.
The uncertain vista would put me off buying in an area like this. Unfinished buildings, no decent roads, building materials everywhere for who knows when would reduce the standard of living. Might get a cheaper buy but maybe not. Think I would prefer either an older, already established place in Russia. Alternatively, would look at the commercially finished new developments to get a much better picture of what you would be living with in the longer term. So will look forward to your next video.
Hi Sam you mentioned some problems newcomers may face when they settle in Russia. The language barrier is big obstacle. Ideally interested people should find other families who are keen to go to Russia. If you have for instance three young families, they can support each other. The children will be quick to pick up the lingo and teach their parents. That’s my advise. I am too old now but I do hope that one day my children will choose to go to Russia. By the way have you heard about a village being build to house 400 Americans? By the way I have just come across a UA-cam video where they had a large number of beautiful ultra modern houses on display close together so you could walk from one house to the other and inspect them inside as well. For us westerners very unusual. The prices are unbelievably lowly priced in western eyes. $ 40O,000 or so for a house that could cost you a couple of millions in New Zealand or Australia. You pick a house and have it build on your own plot of land. You can have a swimming pool added. The houses are very solidly build . Indeed no plasterboard. Try to find the UA-cam video.
About the American village, most Americans who I have spoken with do not want to live in a settlement with other Americans. I agree that it would be a good way to support each other. Russia already has such brand new villages,I don’t know why people don’t move to one of these where the infrastructure already exists. Can you show me the video about the ultra modern houses? This price is incredible. Thanks. 🙏
You can always politely ask your neighbor to remove the construction materials from the common road or request the same via the municipality administration.
@Nakaru.Hikamura - *_’You can always politely ask your neighbor to remove the construction materials’_* You can ask them to politely move the building supplies directly onto your land, and then build yourself a sauna when they’re not looking. Job’s a good ‘un. …Wave to them in your bathrobe.
high fences are for privacy mostly and in this case also to block the wind that brings dust and leaves/grass fragments from the fields into the courtyards
The price of the house is not high. There are a number of reasons for this. To start. Dirt road next to the house. There are no ditches along the road. This means that in dry weather there will be dust from the road, and in rain there will be a sea of dirt. The road will remain in this condition for a very long time. While your neighbors are building the road, trucks and construction equipment will regularly damage it. It is still completely unclear where this house is located. Most likely, the nearest larger city is about an hour's drive away. I also note that in Russia you can buy a piece of land and build yourself a house on it for about $50,000. It will be a very modest house, in far from the best location. As soon as you try to buy or build a house close to a large city, the price will immediately increase. For houses similar to those shown in the video, you will pay approximately $200,000 or more. If we talk about the Moscow region, then get ready to pay more. In remote regions of Russia, you can buy yourself a house for $1000, an old one, but with a piece of land, or a dacha. The problem is not buying a house. The problem is where you will work. If you have passive income and don’t need to work, then you can think about such a house. If you need to work and commute to work, then this is not convenient. Another very important point is that there are no schools, hospitals or anything like that nearby. You will need to go everywhere by car. Snow has fallen, the road has skidded, that's all, you sit and wait for the utility services to clean it up or you yourself clear away the piles of snow.
Hi. This house is in a settlement which is about 3km from the city of Vladimir. It’s connected to a big village which has schools, doctors and shops. I’ve actually found that in the Moscow region, houses can be very cheap due to a high turnover of housing being built and sold, due to huge demand. Location plays a huge role of course.
in areas of new buildings, roads are not done first, since construction equipment will break them, asphalt will be laid later, when the bulk of the houses are built, it will quickly appear, as well as a grocery store
My first house in New Jersey (US) was developed the same way: the developer bought a big plot of land, laid out the streets and the individual lots, and sold them off. So the record of my property began in 1912. However, the war followed, and then there was an economic recession, and so my house was not built until 1922. It is identical to a house next door, because the owner bought and built two neighboring lots, but otherwise every house in the neighborhood is different (with some similar themes). A trolley line ran up one street until the 1950s, that street is still twice as wide as the others. And only that street has stormwater drains--sometimes in heavy rains, the other streets fill with water. Not perfect, but pretty good for 100+ years ago.
Fascinating construction I have built a number of houses in my life and I noticed one big lack and that’s there’s no wood. Everything is either precast concrete as you said those big blocks or brick it even looks like the second floor is concrete. Not sure how it supported, but I am sure it sound, these houses are built like fortress. They are meant to last for a very, very long time. Certainly nothing to rot😀
In reality it's going to cost the same money for the interior and getting land in order. Houses in Russia are not cheap at all, but the price is justified by materials used. Ideally you need to spend some time in Russia before buying or building anything. I spend 2 years going around Saint-Petersburg looking for a best plot I can get for my budget. Another 3 years building a house. Something to keep in mind.
@@emilkadd Few km away from Pavlovsk. Many things going on right now next to a city border due to "rural mortgage". Basically south of spb is cheaper north is more expensive. It's all about the budget.
Here in Australia we have so much land yet they squeezing properties with no backyard you can touch your neighbours roof. We pay council rates amongst other rates based on the valuation. In return all we get is rubbish collection once a week. Average council rate in little Adelaide is around $1000 per year. We have many councils for different areas each has administrative staff, ceo, mayors etc. Probably the only country that has three levels of government. Councils, state governments and federal government.
Hi Sam, thanks for the content. Do you happen to know if it is possible to find houses like the one from your friend, around the same price range (7.5 mil. rubles) in similar areas outside of Moscow or SPB? This area you showed is very nice in my view, with green, clean air and more quiet than the city areas. Thanks in advance! *Edit: Do you know if it's generaly cheaper to build your own house instead of buying one?
Building can be cheaper but it can be very difficult if you don’t speak Russian. In regions such as Moscow you can find houses at cheaper prices because there is a high turnover of houses being built and sold.

Most settlements which are built by one company will have all the roads and infrastructure built.

According to the weather, yesterday it was +35*, today it will be the same!
There are supermarkets, ATMs, delivery services, the city is only 40 km away, BUT I have nothing to do there. In 2 years, I was in the city twice! The car is sitting idle, I get around on an electric scooter!

Right. But these plots are not built by a specific developer. As I said, each person is responsible to decide who they want to build the house.

We have these same gated communities in Russia when one company builds the entire community

That was very good, thanks!

The roads here will be paved only once everyone has finished building
Great Video Sam I really enjoyed this. 16 Million is $246,977.40 Canadian 300m is 3229 square feet with 0.28 Acre's I'm sure its expensive for the average Russian but still a great deal. The average Price in my neighborhood is $750,000 for the same 300 sq m and you Don't even get a very big back yard. The Canadian housing market is one of the most dangerous housing bubbles and most people can't even afford to buy or even rent. the average rent is $2,000 a month here in Ontario.
Actually this house is too expensive for what you get!
250 000 for average Russian same as a million for average Canadian.
Thanks Sam! I really like those houses pretty much all of them, even that modern mono block one you said no one lives in. The problem is in America the roads are typically built first. Subdivision always have complete roads & sidewalks. If Russia could achieve that, it would be excellent.
That happens is one company builds the settlement. These plots are bought individually and so the roads are done last.
See "Our 50 States", "NickJohnson" (or HoodTime" etc) -- not allways.
Yes, there is such a problem. People themselves are forced to negotiate with each other, chip in money to build roads on their streets. This is exactly the case in cottage villages.
In America this is done more thoughtfully.
How much is a LOT in the area. , on the cheaper side of the spectrum , PLEASE.
Saw you on traveling with Russell . Awesome channel. Thank you
Brilliant! Russell is a great guy! I hope you enjoy my content too.
I live near Toronto, Canada. One million will get you a small townhouse or small detached fixer upper.
But if family in Canada has 100000 income it will be ratio 1:10 for the house price, and if family in Russia has income of 100000 rub in a month, so 1200000 in a year, so it will be 1:16 if house price is 20000000. So it is same expensive for locals as here in Canada.
Well done Sam!
Thanks mate.
Sam, hi from Murom. Your video with Babushca Zoya really touched my heart.
Thanks. 🙏 I’m glad you liked it.

@@SamsRussianAdventures yes but I found there are no recent updates
High fences are one of the habits adopted by Russians from their Asian neighbors. Along with the mandatory change of shoes when entering a residential building and many cuisine dishes.
In the old quarters of Central Asian cities (Bukhara, Samarkand...) many houses do not even have windows to the street, there are only blank walls and doors. The windows are only on the internal landscaped courtyard, where there is a well, trees and flowers.
The Russians are not so radical, but in areas of private one-story buildings there are often two-meter fences that hide the private life of the owners from outsiders.
"many houses do not even have windows to the street"
Good idea 🤩🤩
That house at 5:20 was very cool. I love the log cabin look. So, will the roads stay shit, or do they eventually get paved? I can see that A frame house used as a private space for writing or a workspace. Personally, I would love one for writing. The house for 16 million Rubles would be well over $500k in my area of the US, probably much more. Damn, Sam. As if I needed another reason to move!
I like the wooden houses too. The house for 16 million isn’t that nice in all honesty. The roads will be paved once all the houses are built. The trucks carrying materials will destroy the asphalt.
I think asphalt will be layed after main development will be finished. We built our house for 5 years and this year the road was completely done.
Excellent presentation. Thanks for sharing.
You’re welcome
The uncertain vista would put me off buying in an area like this. Unfinished buildings, no decent roads, building materials everywhere for who knows when would reduce the standard of living. Might get a cheaper buy but maybe not. Think I would prefer either an older, already established place in Russia. Alternatively, would look at the commercially finished new developments to get a much better picture of what you would be living with in the longer term. So will look forward to your next video.
I’ll be showing both of these variants in upcoming videos.
Thanks. 🙏
Amazing video, thx
Glad you liked it!
Good presentation . Thanks . Love your real and honest observations
I love construction sites like this.
I don’t think they are much fun to live on.
@SamsRussianAdventures I served in the Navy for over 20 years = I need to hear machinery and work noises etc.
The houses may be cheap, but my freedom is priceless!
So you should move to Russia then
@@SamsRussianAdventures: There’s no way i would even visit Russia with its current regime!

@Nakaru.Hikamura - *_’You can always politely ask your neighbor to remove the construction materials’_*
You can ask them to politely move the building supplies directly onto your land, and then build yourself a sauna when they’re not looking.
Job’s a good ‘un. …Wave to them in your bathrobe.
Because you went through the same process, you understand that your neighbours will go through it.

high fences are for privacy mostly and in this case also to block the wind that brings dust and leaves/grass fragments from the fields into the courtyards
Yes, we can’t control what happens outside of the fence!

Sam, one of your best videos.
Glad you enjoyed it.
thank you so much i really enjoyed the tour . from Canada
Russians typically buy 4x4 Niva or Buhanka to drive in snowy winter season
Really liked you're friends house, very nice
Thanks 🙏
Fascinating construction I have built a number of houses in my life and I noticed one big lack and that’s there’s no wood. Everything is either precast concrete as you said those big blocks or brick it even looks like the second floor is concrete. Not sure how it supported, but I am sure it sound, these houses are built like fortress. They are meant to last for a very, very long time. Certainly nothing to rot😀
Everything is nice 👍
Thank you!
Russia is aVery Beautiful Place!! thanks for Sharing!! greetings from Mexico
Areas like these are so much different after trees get near the height of the houses.
Definitely! It will be nicer in the future
@@SamsRussianAdventures It's always like that new areas. When I lived in Poland I preferred the older districts because of the trees and shops.
What area did you decide on? I am in St. Pete right now looking for land to build a dacha
@@emilkadd Few km away from Pavlovsk. Many things going on right now next to a city border due to "rural mortgage". Basically south of spb is cheaper north is more expensive. It's all about the budget.
These two examples are already plastered and have all communications connected, so it won’t cost much to do the interior.
@@SamsRussianAdventures It will) doing it now is kinda race with the prices. Just done 2 bathrooms at mines for over 1m. Crazy
