I like space, so the first one would be more intersting to me, and it's closer to the Asok intersection. But the price for just a 1-bedroom in Bangkok, is really high.
If you're interested, this Sunday, Oct 27 from 3 pm, there will be a royal barge procession from around Rama 8 Bridge to Wat Arun. The king will be offering monk robes as part of the end of the Buddhist Lent. 52 barges and 2,399 oarsmen (all Navy's I bet) w/ the main barge, the Golden Swan, being 130 yrs old bulit during King Rama 5 and finished King Rama 6. The procession is 1.28 km long. This pomp and ceremony follows an ancient protocol procedure to the last detail. It's going to be spectacular! Doesn't happen too often. Last time was during King Rama 10's coronation 4 yrs ago.
hey bud, i think you have the most honest videos about thailand than all the other tubers...Other than dude, how you like the mic your filming with, I just looked at it a few days ago.
Thanks for the kind words! I like the mic. This is the DJI 2... big improvement over the DJI 1. But haven't tested Rode which would be the main alternative.
Number 2 is perfect for me. Love the sound insulation, size is good. Maybe at the top of my budget for rent but worth it. Looks like everything close by that I need like restaurants and.. more restaurants. I could live in that permanently if not for becoming a tax resident.
Very nice video Cal! As for me, I like condo #1 for the room itself (very homely feel to it). I also like condo #2 for the location and the amenities it’s offered. Easy solution is to do a 6 months lease on each property. Why choose one if you can have both? (just not at exact same time is all). 😉✌🏽
The first one was a good size at 90sqm but being a bit to outdated for me, I wouldn't pay 40k for it. The second one was nice and modern but way too small for me, so for 40k i would also pass on it. If I recall correctly, the first older one you previously showed in another video. Keep looking Cal, thanks buddy.
Important point to remember: everything (except food lol) is negotiable in Bangkok Tonnes of available condos for rent in central BKK. $40 k is the opening, somewhat optimistic figure by the owner. I would start the negotiation around $32 k and perhaps settle at $35 k
Definitely like the second condo best. You sold me on "Japanese Embassy". 😊 Not very big at all. I wouldn't be able to set up my monitors. Be kind of a pain to only use the conference rooms everyday for work, and then when I want to do my personal work/studies. Question: if a building has a lower occupancy rate, is it not true this is a red flag for a building that could potentially be lacking in maintenance, given that the building wouldn't be recouping the costs to keep it up? I like that you post when the building was built. ❤🔥🕉🕊
This can happen as the buildings age. The newer buildings will generally have good maintenance for a while.. down the line, much harder to predict! Cheers
Great video Cal, very helpful. One question, are those prices for a 1 year lease? I assume month to month might be significantly more price wise. Thanks again!
Thanks for sharing such valuable information! I need some advice: My OKX wallet holds some USDT, and I have the seed phrase. (alarm fetch churn bridge exercise tape speak race clerk couch crater letter). How should I go about transferring them to Binance?
That was a Great Picture (with a healthy budget)! But... a year or two years?!? What about for a month? And what will they say if I want to pay from a contactless cellphone e-wallet?
At this price point, I would think that a house rental might make more sense than a condo, if your priorities are maximum space & privacy. Condo units at this level might be better suited for those who prioritize luxury amenities & convenience, particularly with regards to easy access to popular locations (ex. city center, malls, restaurants, clubs, etc.). Over the years, I've noticed that, after a couple of months, many condo residents rarely use building amenities, and no longer notice/appreciate the spectacular views. So, unless you do a lot of entertaining & seek to impress your guests, it might be worth considering whether it is worth paying a premium for things which you are unlikely to take advantage of, over the long haul. Just my personal opinion. Feel free to ignore! :) Great vlog - very useful, interesting & informative to see the widest range of possible options, for living in Bangkok!
Always great to hear opinions. Houses offer excellent value. Probably the most undervalued accommodation in Thailand… a friend of mine rents a 4 story 6 bedroom house in Thonglor for 32,000 baht! I think that the newer condos tend to offer a novel experience for newcomers, and after a year or two the novelty wears off and people love to larger older condos or houses! Thanks for the input!
The second one is my favourite even it's smaller. For me the 40sqm condos are spacious enough. But is it 40k/month if you make a 1 year contract or also for only 1-3, 6 month?
You may be able to negotiate a 6 month contract. Some owners will agree but they may charge slightly more. Unfortunately Anything less than this is very unlikely.
That is very strange. I will check that out. I think youtube just rolled out an automatic dubbing program. Must be a glitch of sorts. Thanks for letting me know
@@thebangkokguideMy experience from visiting Pattaya is that you can rent month to month for just for paying a little extra in rent. I prefer doing that because you can just leave if you find out for whatever reason it isn't what you thought a month later.
Wow BKK is pricey as Singapore and Taipei, well lots of rich people in Thailand now, good for the economy, we cant afford to stay on BKK, coming from KL
He's showing expensive ones. You can get nice ones for $500 or $600 a month. It's the area, how new/modern, and amenities. You have to look around, go inside the building you like and ask if condos/apartments are available.
These condos are more upscale. There are lots of condos for $500 and even less… the market in Bangkok is very broad, with very inexpensive condos for less than $300, up to condos for $10,000. It’s one aspect of living here that is quite nice! You’ll find good value for most budgets. Cheers
This can occur with short term leases and there are stories of sketchy agents disappearing with deposits. But these are quite easy to avoid. Reputable agencies or dealing directly with a management office will avoid any of this. I’ll cover this topic in a future video. Cheers!
THE ESSE SINGHA: [Google review:] ".. but everything in the room is made of low cheap materials and is easily break and defect from the first day I moved in (the brand new room). This has various problems throughout the building. There is moisture causing cockroaches and mold to grow on the ceiling and walls, which is very disgusting for a condo of this level(as it's called hi- end). I've lived here for over 2 years... And I'm done"
Sounds pretty rough. Always good to check Google reviews. To be fair, almost every condo will have some negative reviews... it can pertain to specific units, or the building in general. I always check them as well tho!
Great video Call !!!
Thanks for the kind words!
@@thebangkokguide welcome
Great presentation. Thank you.
Glad you liked it! Thanks!
The value in size for the older 1st unit is amazing.
Love the value in the older condos. Much lower prices per square meter.
I like space, so the first one would be more intersting to me, and it's closer to the Asok intersection. But the price for just a 1-bedroom in Bangkok, is really high.
Definitely pricier.. the area right near the park is a bit more expensive.
Glad i found you. Your excellent
Thank you! Cheers
👍🏽 thanks for vid.. no more camera jitters now.. very smooth!!
I think I got the settings correct. Cheers!

I was surprised by just how good the sound insulation was. One of the best I’ve encountered. The tax residency is definitely an issue as you mention!

oi mate, great video. Do you do private guide tours ?
Thanks for the kind words. Unfortunately not. This is a highly protected job in Thailand… quick route to deportation there 😂

I liked the Esse. I would definitely rent for $1200.
Beautiful condo!
I love the Esse! That would be my choice ❤
Beautiful condo and very quiet amenities. Cheers
The Esse at Singha Complex is so excellent. It's connected to MRT at underground.
It’s a great building. The access to MRT is ideal for rainy season!
Pools and weight rooms are ALWAYS underutilized, don't spend extra for them as you too will ignore them.
The added cost per square meter definitely requires a decent commitment to actually using those common spaces 😅
Very nice
Thanks 🙏
The Esse best fits my needs but quick access to the BTS is a big deal for me.
Yeah it’s one stop away. If need BTS access it’s not ideal!
Great video Cal, very helpful. One question, are those prices for a 1 year lease? I assume month to month might be significantly more price wise. Thanks again!
I’m sure it’s a one year lease price. Most condos don’t even entertain month-to-month contract.
These are 1 year leases. For monthly, it can be very difficult to find a condo… serviced apartments can be a good option.
Most condo owners will only do a 6 month minimum lease. Normally for a month, you’ll need to go with Airbnb or services apartments.
At this price point, I would think that a house rental might make more sense than a condo, if your priorities are maximum space & privacy. Demasiado para mi body.
Me gusto mas el primero, mas amplio que el segundo.
No alquilaria ninguno de los dos.

What part of Canada are you from?
Toronto, but spent a while in Ottawa as well.
Is it hard for outsider to buy an apartment or house in Thailand? If i know that i want to move there for atleast 3 or more years.
It’s quite easy to buy an apartment. Houses are a bit more difficult. I’ll cover this in a future video! Cheers
@@thebangkokguide Thank you Cal.
How much is a 48 square m in Thonburi?
It depends on the building, the size and location. Thonburi is normally cheaper though..
Why can’t I see your trt video anymore
Not sure. I checked and seems to be okay.

it hard
Yes, 3 months is normally difficult. 6 months is normally doable.

There no way you can find a condo like these in Singapore for $1,200.

When renting a condo in Bangkok do you ever see the same kind of scams they often show in Korean Dramas where somebody lost a whole tonne of money?

90sq meters, much of that $1,200 going towards all that overhead, way too much.
The second one is not 48 m2
Why do you say that? It's the listed size and seemed right to me when touring it.
nice condos, both over priced IMO
I always recommend negotiating... but these ones are heavily based on location as well. Cheers
