Andrew there will be changes in that walk-in closet Tiffany will be getting 75 % to 80% of it you will get a 2 foot section to hang some clothing and the rest of your clothing will be in the dresser in the Bedroom. I just wanted you to get used to it now so you wont get upset later on :). Great Build my friend wishing both of you success :)

Yup...I'm over here now :) This is a really awesome design! The only thing I might have done different is put the tankless HW in the attic above the kitchen...less distance for the hot water to travel for the kitchen & bathroom.
100% I'd put a door between the "flex" room and WIC. Very inconvenient to have to walk down the hallway through a bathroom to grab clothes for the day. Years ago a friend thought this sounded like a good idea, no access to her closet from the bedroom. Took about two weeks before a door magically appeared. LOL
I understand. At the moment we want a king size bed on that wall and don't want to interfere with the planned shelving on the other side in the closet. That can always be changed later, that's the beauty of a pole barn house. No load bearing walls inside.

Like the plans. Have you ever tried cutting the top off your onions for green's and leaving the bulbs in the ground they will grow new tops and in the fall you can get a crop of onions for harvest to use in cooking. God bless you and your's.
With all that firewood he cuts it should be difficult to forget. If I was building new I would put in a woodburning stove instead of fireplace. Ive seen them with ducting to different rooms. But thats just me.
We had a fireplace and then a stove in the plans. Ultimately we decided to remove both due to cost and the fact that it's Florida. We are putting in spray foam insulation and know that we would probably never be able to use either for the house would be too hot to use. That's why we are going to make a nice firepit patio.
I’m over here in Jax. Just a thought on the big showers. They are cold in the winter. The steam from the shower doesn’t warm up the whole stall. I’d recommend multiple shower heads or smaller stall area. Good luck with your build! 👍🏻

Thank you very much! I've spent the last two days calling across Florida and Georgia trying to find lumber that's either in stock or not up 500 percent from where it was last year. It's been an ordeal, I'm just blown away at how much everything has went up.

Looks great! You should put some panoramic doors between the great room and the porch. So you could open most of that wall up and have the outside inside. I'm sure they're really expensive but they sure are nice.
One more thought - is the porch area floor sloped away from the living portion of the home? If not I would be concerned about blowing rain getting under the exterior stud walls. I am sure this could be addressed one way or another but wanted to make sure you had this covered. Good luck with your new home construction - you’re going to really enjoy it!
Not sure if you can tell in the video, but we lifted the main living area concrete 3.5 inches above the porch. The porch is 6 inches above grade at the lowest point and 32.5 inches above grade at the highest. The property slopes dramatically away from the house too. I think we are quite safe from the house ever taking on water.

I should have showed the second plan sheet. The wall towards the porch will have 4 big windows in it plus another two on the wall heading out to the side porch. Plenty of light for sure

Would you have enough room for a built in stair from the large porch section to access the attic space above the 8 foot ceiling section? That area could be floored for some really nice storage space?

Outward swinging exterior doors are interesting. Just wondering if particular reason? Most are inward swinging for residential and outward for commercial
Why don’t you want a door from the flex room to the walk-in closet? That way you have a way to the bathroom with going into the main section of the house.
Why is there not a door from bedroom to closet? That would be a must for me. I want to see how the interior walls and insulation go in. Up north we would need a thermal break in the slab floor. .
Completely different insulation techniques in the hot and humid south. No door because that eats up valuable shelf space in the closet. My wife and I both have the same routines, we first wake up and go to the bathroom and take care of our needs. Then and only then do we head to the closet, we had no desire to have closet access first over the bathroom. We've been living in the house now and have no regrets doing it this way. We are happy have the extra wall space the door did not take away.

We shared a closet or our last house and actually do share a small closet in the camper. We've never had a problem with that, and as big as this closet is that shouldn't be a problem.
This may be a dumb question, but why don't you put a pocket door from the bedroom to closet ? That way you don't have to go all the way around and can get to the bath too. Realy like it .

No research needed, almost all my family homes around here are older and have cpvc. My last home was plumbed with cpvc in the 80s and I had zero issues with it up until the time I sold it a few years ago. Not one single complaint with using it my entire life and not one known problem or complaint from family or friends.
Makes me happy too! We are not inside people, we love being outdoors. That porch gives us a big entertainment and cooking space. We plan to have a outdoor kitchen, deck, pool and a fire pit area.
@@TKCL that's actually where I live. I've been getting quotes but with how close you and your wife are to me, it's helped a lot with figuring things out. I haven't broke ground yet. I look to start by the end of the year at the latest though!
Because we're putting a king size bed on that wall with two nightstands. That wouldn't allow any room for a door into that closet. We also did not want to interrupt the shelving in the closet on that other wall with a door going through
Popular question... It's because a extra door in the closet makes us lose a lot of shelf space and also causes loss of space in the bedroom where we want the bed. The first thing we both do every morning is go to the bathroom first for various reasons, then the closet for clothing. Never once have we desired to access the closet first before the bathroom.
We originally had that in the plans. Pulled it for two reasons, cost and its hot Florida lol. The more we got to thinking about it, with spray foam insulation, we would never be able to run the stove.
Lol a very popular question. Because after we put a king size bed on that wall and two night stands, there is no room for a door. Plus a door takes away from the flow of the closet and interrupts the shelving
Have not chosen the brand yet, will be a typical split unit. We are definitely going to get a humidity controlled thermostat per the engineer who did our thermal design on the building. He informed us that it will be so well insulated that the AC will not run much. That can cause a humidity problem, thus the special thermostat we will be getting.

No I didn't know that! We did cut tops off last fall for cooking. I pulled the remaining onions up for this springs planting

My last home was plumbed with cpvc in the 80s and I had zero issues with it up until the time I sold it a few years ago. Not one single complaint with using it my entire life and not one known problem or complaint from family or friends.

Makes me happy too! We are not inside people, we love being outdoors. That porch gives us a big entertainment and cooking space. We plan to have a outdoor kitchen, deck, pool and a fire pit area.
Will it have a flat roof? Or hip
It's a traditional gable roof with a low pitch break for the side porch.
Who did you use for the architecture and engineering plans?
Two local people in Perry Florida. They only work the surrounding counties. Are you near there?
@@TKCL that's actually where I live. I've been getting quotes but with how close you and your wife are to me, it's helped a lot with figuring things out. I haven't broke ground yet. I look to start by the end of the year at the latest though!
Use Judson Willoughby for the architecture and he will send the plans over to an engineer he works with.

Curious why you didn't include and access to walk-in closet from "flex room" (ie: Master Bedroom). Pocket doors are nice?
Because we're putting a king size bed on that wall with two nightstands. That wouldn't allow any room for a door into that closet. We also did not want to interrupt the shelving in the closet on that other wall with a door going through

Popular question... It's because a extra door in the closet makes us lose a lot of shelf space and also causes loss of space in the bedroom where we want the bed. The first thing we both do every morning is go to the bathroom first for various reasons, then the closet for clothing. Never once have we desired to access the closet first before the bathroom.
wood burning stove or a fireplace?
We originally had that in the plans. Pulled it for two reasons, cost and its hot Florida lol. The more we got to thinking about it, with spray foam insulation, we would never be able to run the stove.
Why isn't there a door from the closet to the Flex room?
Lol a very popular question. Because after we put a king size bed on that wall and two night stands, there is no room for a door. Plus a door takes away from the flow of the closet and interrupts the shelving

What is the heating sysyyem
Have not chosen the brand yet, will be a typical split unit. We are definitely going to get a humidity controlled thermostat per the engineer who did our thermal design on the building. He informed us that it will be so well insulated that the AC will not run much. That can cause a humidity problem, thus the special thermostat we will be getting.
What about a storm shelter? Climate change has our weather going crazy lately.
