    Having a single-room dwelling was quite common in the 1800's. My house started out as a single-room dwelling that got expanded around 1920. The whole family basically ate and slept in a single room with build-in bedsteads, a hearth (later a stove), and some furniture. There would have been a small loom near one of the 2 windows, and an outhouse in the garden behind the house. Water would most likely have come from the communal village pump, which was located about 50 meters from my house. A bath house was located further down the street, with tubs and wood-burning boilers. Small kids were usally bathed once a week in front of the hearth in a smaller tub in the house itself.

      Same! My parents started out as a single room in the 1890's and then expanded to a 2- floor (but 1 room on each floor) then outwards and up and down some more over the past decades. The original stone walls are still in the 'starter room' and it's my favourite thing about it. Still really good condition for 100s of year old stone.

    Greetings from the Ozark mountains in Arkansas, USA. Reminds me of all the old places I have rehabbed in my 80 yrs. I’m on my last one, an old woman now, I just enjoy watching my birds and critters. But I’ve loved giving all those old cottages a new life for the next generation to shelter in. More fun now to watch someone else save one, and listening to that lovely Irish lilt makes it even better!

    Very sensible to preserve it as it is becoming so difficult for even farm families to get permission to build.

      @@theoddjobcentre6686 At the end of the video he talks about putting a kitchen in and building an extension. So I'm guessing he's hoping to make it habitable for someone. Otherwise, why bother doing it?

    Anyone suggesting bulldozing the site just doesn't get it I'm afraid. It's incredibly important to preserve places like this when the opportunity arises rather than making the easy decision and regretting it down the line.

    Agree with the gutters and a soft wash w/ biocide will stop wall deterioration and improve the color. Thank you for showing us your progress. Enjoyed the "light filled windows" solution.

    Good job, stops the deterioration and buys you a lot of time for not much cost. It's probably not an issue here but you don't want to leave it too draughtproof right now, A good flow of air will help prevent the interior from getting damp and full of mould etc.

    Could have been a farm workers cottage. It’s amazing in times gone by how many people lived in a small space as I know in the village where we live. My husbands the village historian and the tiny cottage next door which would have been one downstairs room and a room upstairs housed the parents and seven children.

    Given that there were only two rooms, it's most likely that they slept in one room with the other room as a kitchen/living area as was common. I'm in southwest Scotland and that was the common thing in the mining villages and workers' cottages here. I'm enjoying watching your project with the building, it's great to see that there's some consideration going into its future when many people would be happy just to let it sit and rot.

    Such an interesting place. Right now it would do for a playhouse for the girls. My neighbor had a house he fixed up and as each of his four kids came of age they moved in and lived there for a year or 3 till they got on their feet and moved on somewhere else. The locals got to calling it "Paul's weaning house." lol

    Fair play to you Adrian. There's no question about your work ethic and commitment to a project. Take your time and scour all the sites and even the Sunday Markets will throw up some great finds that won't break the bank. Your pals in the building game will come across stuff too.

    Great video, good ideas for saving the structure. I noticed the metal inside just above the ceilings, it is Marston Mat, more properly called pierced (or perforated) steel planking (PSP). Used a lot during and after WWII for temporary runways or repair for damaged runways and roads. There must have been enough of it around to use as reinforcement of the ceilings, or maybe as replacements for ceiling joists. Good luck with your cottage.

    Another advantage of using clear perspex is that it will allow the sunlight to warm up in the inside too and that will also help to dry the house out a bit. Especially when spring and summer come around. If the chimney is still useable, it might be worth lighting a fire in the grate once or twice to help dry the house out further. Just to help it get over the winter and deteriorate any further. Much like the perspex in the windows really.

      They would be a good idea Andrew but unfortunately the chimney has broke in two and is ready to fall over, might put my space heater into it now and again as I’m fixing at it

    Very interesting project, and a fantastic little house. That shed part is important to keep for two reasons. First, as noted, it is protecting the mud (cob) wall. Second it is already in situ, so working with what is there is much easier to get planning permission for. Definitely clean it up and paint asap. The paint will help protect the outer skin on the walls. The back wall is a perfect example of what happens to cob and mud houses once exposed to water. Keep them dry and protected and they will last a very long time indeed. Let them get wet and the fall down in a very short time.
    When you are done this could be a nice little earner for you as an AirBnB. Beautiful spot, and a house that can sleep 6 is worth a good weekly rental. At least you are starting with a home that is basically sound on the structural end of things. The rest can be sorted, and I cannot wait to see it progress

    This is right up my street of interest having rescued 4 old cottages (with a little help from family and friends!)
    If only you had come along with your Perspex windows when the weather blasted out the last windows!

    Wet and forget will take that Algae off Adrian and no chemicals in it so won’t cause any further damage I use nearly every day myself bring it up lovely and bright for the middle of spring keep up the good work

    A good plan. We bought an old cottage in County Kerry in 2018 for 25k euros. 0.5 acre site. Well water, but lots of iron in it, and disconnected electricity and old septic tank. Worst aspect overgrown grounds and ditches clogged so damp as water couldn't run away. Cleared ditches and put in land drains. New guttering and a full gut out and renovation. Original thatch under 60 year old tin roof. Removed thatch for insurance and good nest for vermin. Flat roof to two rooms. Made 2 bedrooms, living room and kitchen. Layout not big, so bedrooms had en-suite. Sold it 2 years later for 69k euros. Stone built with soil mortar. Front wall must of collapsed many years earlier as concrete block. Original cottage layout was bedroom behind living room, with door at side of fireplace/chimney. Kitchen block extension, then other bedroom.

    Depending on what it was used for, these houses did sometimes only have two rooms. If the family could afford to extend, they would usually add another bedroom at the gable end, making the house longer ❤️

      In Scotland a two room house as you describe was known as a "Butt and Ben". A lot of the old croft houses were built that way.

    Good man preserving this, so many were left to go to rack and ruin in the 60’s & 70’s.
    Small world though! I used to spend time in the summers at my Uncles farm just up the road until 1975! Still as windy and wet as I remember it.

    Just a suggestion for the cottage. Flat-roof part of the roof and make it into a deck area. Lovely vista for a an elevated open-air b-b-q on a Summers day. or . . . extend the roof from the back wall with a decking area and an open-air sunk hot tub Jacuzzi! You'll do a great job yourself, of that I'm sure.

    The cottage where my Mother was born and raised, only had two rooms, for eight people. Kiskeem, Co. Cork. My Uncle still lives there. ☘️🇮🇪

    I appreciate how precious your family is to you.
    Great to see the cabin. To me it never appeared to be a school house even though I wasn’t sure being that you’re in Ireland and I’m in the US. It just didn’t look like you’d expect an old school house to be setup with at least a large room for the students. Anyway, it’s a beautiful location and a chance to preserve history. Whatever you decide it will be fun to go along and see what you do with it. It’s good you’ll have time to mull it over and then you and your family decide. I would imagine seeing which is most cost effective. I think someone mentioned sells and farmer’s markets and they like. Those are really good ideas. Even people renovating can sometimes have good items they just don’t want anymore and will sell them cheap or give them away. In any case I’m looking forward to seeing whatever you decide to do. I wish you and your family the best.

    My Granfather was brought up in Thurles, in a house no bigger than that. It had one room and everybody did everything in that one room. There was 8 children and two adults in it.

    Watching you from Iowa, in the U.S. Now I'm wondering about not just the history of this cottage, but how any cottage of this era would have been built. When you expand it for the bedrooms and kitchen will you stick to the traditional methods? Will it be a traditional layout? Loving this project!

    Very interesting almost a blank canvas. As you need to take the back wall off anyway, that would be an idea way to extend. If by doing that, some of the other rooms can be enlarged just a little. For me i would still like the kitchen at the back of the house, if that's where the better views are. If you restore/replace the chimney and have a cooking range. Wow like you said so many ideas to think through. Just have fun with it...

    The plastic panels you put on your windows are the same thing I use on my house here in Florida as hurricane windows . You're right, they're TOUGH! You might consider incorporating one or two into your roof if you redo it. They make great skylights.

    That old deteriorated wall can be removed and the new back walls formed up with ICF, poured in place, and then the interior and exterior surfaces can be parged. You'll end up with a foot-thick exterior wall, like you have now, solid as hell, which are self-insulated and will keep out noise. Battens can be easily screwed to the inside surface so that more insulation can be used on the interior side behind gypsum wall board. There will also be built-in nailers in the foam forms that are excellent to hang purlins or horizontal exterior siding off of, should you be of a mind to install some kind of siding. The really sweet thing about ICF's is that, once you get the first course in level and plumb, the rest go in very quick; and, unlike conventional concrete forms which are very heavy and difficult to wrangle, ICF forms are very light and can be coped on the top, bottom, and ends to mate to uneven surfaces using nothing more than a keyhole saw.

    remove all back wall when you're at it anyway and extend out that way with new part. Modernise what's left but somehow keep a taste of the old in it too. That would be my idea anyway 👍 hope all works well with it

    When you get the time have a look at R House Scotland there's awe house pvc coated tin roof larch cladding to new part of house. And rendered smooth old part of house great idea having access around the house gravel. big drainage pipe take away any water 👌 guttering powerwash and chimney taken down will a great help and patch up and preserve the house to many old irish houses are being reclaimed by nature 👍

    I'm enjoying your no-problem approach to getting things done. One warning: beware renting any future property out to people you don't know (eg AirBnB). I live in rural France, and many, many rural houses & farms are being rented out by ne'er do wells, who get up to all sorts of illegal activites, some of them too dark to mention here. Just a warning, I hope it doesn't happen in rural Ireland as well....

    Another interesting video Adrian, fencing looks great around the bungalow, the last post tractor hammered in would of been a nightmare using a sledgehammer 🤪 all the work on the windows and doors will definitely help keep the moisture out over winter.
