I love properties like this that you can imagine yourselves living in.
Good morning ⛅️ 🙏 David & everyone much luv ❤️ & respect 🙏 from jamaica 🇯🇲
What an awesome home Dave. If I didn't already have a home. I would definitely be looking at this one. Wow. again. I'm taking notes for my remodel. Love the outdoor space. That is the only thing I don't have and the pool would be so used by me. I agree. The downstairs would make a fantastic separate apartment. In my case for family to stay in as a private place. Very stunning.
Beautiful home and lovely garden with pool. The kitchen takes me back to the 1950’s , really nice size rooms.
I wouldn't change a thing , classic Vintage 50's , love it .
I love the high ceilings that many of these homes have! They give an illusion of space to these rooms that might otherwise feel very small to someone used to American sized homes!
Yes! You did it again! Love the property, pool, views…everything!
So thoughtfully done . I usually like all the star vaults & old tiles but this is a major contender. I would definitely fit out the laundry space as a mother in law suite for family. The price is amazing too. What a value!
Stunning property. We're looking forward to joining one of your tours next year. AND congratulations on England win today!!
Absolutely gorgeous. It’s so enjoyable and relaxing to watch your walk throughs. It’s a perfect Saturday morning for me. Thanks Dave!
Wow! Wow! What a beautiful property and I know someone will cherish this one! 🇮🇹❤
Love the front door to the townhouse
I loved your suggestions
Your commentary is so entertaining, it’s the highlight of every tour. I’m looking forward to having you help me purchase A Home in Italy that I haven’t found yet! LOL.
I’m already to move in! This is a dream come true…..Gorgeous……
OK, this one really is stunning!
Incredible, just completely fell in love. Not much to do here if anything.
Great job on showing us!
Absolutely wonderful. Great price. Question, where are the solar panels hidden? Hubby thinks on the roof. Saving this one!!
Amazing property! Thank you for your great Channel!
Just lovely. I wish. ❤
David, I love this property ❤️!!!!! The price is just right!
Wishing to escape the absolute craziness in the USA. Working on the money.
Sadly, Italy is having a serious problem with illegal aliens entering in massive numbers, but they do seem to be fighting back instead of deliberately flying them in like we are here in the US. It is a stunning country, worth living there just for the views alone, but I think you will find they have their own chaos! I’ve only traveled there, but we are also looking to move. I just don’t want you to uproot your life without first getting a realistic view of living there! In fact, it would be a fantastic video if A Home in Italy would give viewers a realistic take on how the government functions, immigration pro’s and con’s (both legal and illegal), crime (types, frequency, etc.). Might make a couple good videos!
@sortathesame8701 They do have a lot of illegals arriving by dangerous boat trips from North Africa but they tend to head for the bigger cities, not small towns. For many, the ultimate goal is to keep heading north to Germany, France, Denmark, Sweden, etc and across Channel to UK where all the "promised jobs" are but each of those is shutting borders or severely restricting immigration so Italy has become a bursting holding zone which PM Giorgia has been bitching to EU about but everyone's response is "sucks to be you" basically. Brussels has more "important" things to worry about like how it can best upset Putin and Russia ......
Absolutely gorgeous place
Wow! What a wonderful property💗
Don’t you just love those church bells? Thanks for the tour in Capistrano.
BRAVO ... great property.
A beautiful property. Someone is going to be the lucky owner of this place. I continue to wait for “the one”.
I am not familiar with this area at all, but it looks quite nice. Have to check it out.
A pretty small house, but somehow space enough though. I don't like the kitchen at all, I would change it, but I never like any kitchen I have seen.
The ceilings should be white, that's another thing. But elsewhere quite good. The bedroom upstairs would be a great art studio.
The garden is not much. I miss a lemon tree or similar. And I would certainly not cut down any trees or anything that grows! The view isn't that important.
I could actually live there most of the year...
Loved it… thank you
Beautiful property, David! I like your ideas for the basement areas. Thank you!
You’re killing me with all these gorgeous pools; today it was 113 degrees in California! This house is really beautiful, though and in such great turn-key condition! And these stunning views are!
Wow fantastic house, Capestrano my mom's home town can't wait to go back.
You've done it again! Gorgeous home with income potential and a swimming pool.
❤
Give the properties coming . Pretty area.
Great video, gorgeous home and city. You do such a great job👏👏👏👏Love all your videos.......Hello from Atlantic Beach Florida 👋
Nice place although may need a better living space. I would leave the trees though but maybe build sort of deck on the bottom of the garden below pool
Surely, I should wait UNTIL I see this one.
Fig trees....oh yessss❤
Yes❤❤❤❤it
Yes I give you a credit.... I would do as you said... à bedroom and à kitchen down... to rent it or for family...
Take that wood partition down and build some terraces. Love the pool and lounge area. The house is small but very lovely!!
Stunning count: 7
beauty's location at Capestrano 🎉and fantastic views ❤
I love it. ❤❤❤❤❤❤
Great value for money! This will go quick.
Very very nice. I would put in parking at lower level street and stairway up to property.
Fabulous .
I don't like the fact that the house is built on to of such a steep slope. The trees and scrub help anchor the soil of the slope. Landslides due to torrential rains and erosion do happen. Beautiful house.
The house is likely founded on bedrock together with all the other houses above it or they would have all slid downhill a long time ago. Agree with the exposed land area below pool that it needs plantings to maintain slope but more snd smaller trees can be planted to take out the large ones cutting off view down to valley.
I love this home! If you convert the bottom can you rent it out if you are there on a retirement visa?
Great home.
26:27 What would be the rental price?
31:41 Yes, making a third bedroom and a kitchen downstairs is a great idea.
I want this!!
Overpriced. Nice pool but the house should be in better shape for the price.
I was so interested in the property I burnt my lunch.
😅
What does it cost to keep up with the pools in Italy? How expensive is the water service and how does it impact the electric expense?
Electricians in Italy are not tidy?
Did you ever hear the song when the swallowscome back to capiosranno love you program
Put in a barbecue island in that area where the benches are outside. I would leave the trees, trim them back and then later if necessary, remove them, but I love trees.
WOW!, but what about schools thoe? This one looks like the property I would definitely buy and move into with my family, my lady and I have 2 kiddos, 11 and 4, or is it more like just retirement zone/place?
Many lovely details. Would enjoy a chat with the owners. Seems like a perfect place to create a very charming B&B experience, with the owner living in the downstairs unit, and leaving the upper portion for guests. Guest parking could be an issue. Money would have to be spent on renovations, and finishing the outside. The view is blocked by too many trees, and those trees don't seem easy to access. It's a lovely place, with many terrific details, but more work needs to be done.
@KJ_nyc it already is a B&B operated by owners who presumably live in the area
. There's only 700 or so in town. All seniors? What makes you think the area can support an Air BnB?
@@Dr-Red-Dukebnb for citizens of larger cities like Rome and Napoli that want to escape the heat of summer and the throngs of tourists. .....
That bathroom needs a ceiling fan
Im not there so i cant tell if this is a community for a second home for me. My favorite feature is solar panels !
Gotta be honest, I think this is over priced. When you compare it to others you have shown us and what it has to offer - does having a pool mean an extra 100k on the sale price? The house is literally 5 rooms, not 4 bathrooms, 4 very small shower rooms.
I find it amusing when people who's not planning to buy a house start to discuss about its price 😅
It’s closer to a town 💯
New roof, new floors, 4 new bathrooms, solar, new heating, new windows, new plumbing, new electricity, new kitchen, new patio, swimming pool… I would estimate that 180 k is almost the money they invested here. You get a garden with a pool and a view close to a historic centre. I see no reason to complain about the price.
I could just imagine a scenario where I and my four sibs left the USA after living lives of service but the wrong President was in charge. Our father was a WWIII/Korean vet and we can’t do the orange ogre.
I love a kitchen with a window over the sink where everything is within a few steps. Such views!! Killer.
What direction is the view to the mountains?
No air conditioning?
There doesn’t seem to be much central air in traditional older homes, but if the grid in this area supports it and their local government rules allows for it, you could easily add a room air conditioner mounted on the wall where you want them! We just added a couple to the oversized garage of our retirement home. Hubby said he didn’t want the garage on central air when we built the house, but after just a year he has changed his mind. They work really well!
Yes very easy to put an a,/c in this home This home also has solar panels so it wouldn't take much electric for AC AC. And yes, a lot of these older traditional homes have AC units in them I don't know what the other guy's talking about 😅
@@sortathesame8701 wrong A lot of his traditional homes have AC units most everyone has AC units. It's hot in Italy. You have to have them. Also. This house has solar so that means it won't take much energy, will it?😃✌️
It's quite easy to add split units to bedrooms which work as AC in summer and heater in cooler winter weather. In a lot of these hilll towns, there is usually a bit of a breeze and it's drier heat compared to humidity along coast like in Pescara so it's much more bearable by keeping shutters closed to block out direct sun during day.
A lot Of friends tell me after viewing this property
for that price they should have air conditioning
No comments yet?!?
Im First!❤
I really like this one!
A slice of heaven that is so connected to the town! Love the bedroom with the high ceilings. And access to the beautiful garden area. I agree with opening up the view and expanding the gardens ❤
This was filmed in early June and uploaded July 6 th ?
Beautiful home! Is Capestrano a 7% flat tax town? Thank you!
Since it's in Abruzzo and has well under 20k population, yes its a 7% flax tax area
Ok, you should have your comment! If you look at your videos, then you don't have the feeling that a real estate agent promotes his property, but that you take a tour of a friend's house. I could see it for hours. The path from Austria to Italy would not be that far, but I would prefer something with a view to the sea ... I don't have a high mountains on my own front door, but I'm more of a water person. Yes, and then there would be a wife who cannot separate from her grandchildren ... hopeless! Unfortunately!
David this is an amazing property! Perfect location, an excellent pick and price! 👏. Agree that those trees hiding the view should go. I would definitely make some other changes to the garden to make it more usable. So many possibilities in the garden!
Those trees are the home of several birds, squirrels and some other animals.
We should stop sacrificing animals habitat for the sake of our delight.
@@yoloCODE the hell with the squirrels give me the view....
@@GH-zy2dh yeah, that's the exact mindset that has us now suffering the consequences of climate change.
u won't find many squirrels in Italy, I have yet to see any in my trips .....
You can have the best of both worlds by planting more and smaller trees and take out the wild brush and overgrown unpruned trees or at least trim them to open up the lower sections and actually allow more light to filter down to ground around them and help newer trees to grow.
@@yoloCODE is ok my friend go hug a tree you will be fine:)
My question is just ..is it any extra tax for the swimming pool ❓

After living all over the world Italy seems like a great place to spend our declining years, exploring towns and rambling around the roads on motorbikes.
I assume you comprehend Italy elected "conservative" leadership??
@@user-ck8yo8kg4c I’ve seen that, yes. Her policies don’t seem to be as radical as Trump’s Project 2025. Italy is not over run with semi automatic weapons the way the US is.
It is hunted.
all looking just pool, but its not so great
I wish you would also put the specs on your written description. Other than that, I love you site!
Are you a realtor???
@@jammasterjay4298 we have agents that work exclusively with us, we help you through the whole process and because of this the agents do not charge you a commission. Visit our website and look at the service page, we like to think that it is a much more comprehensive service that we offer rather than a simple commission.
To much talking and we don't see what you bought,
For me the house needs reconfiguring completely the existing lounge is more of a bedroom with the en-suite..the property needs a lounge with windows to take advantage and enjoy those magnificent views..there is a complete lack of natural light in all rooms bathrooms need windows and ventilation just not sure if alterations on that scale would be allowed or viable.
I think if you need to do such reconfiguration, this is not the house for you.
How far to the coast?
About 47 mins. according to Google Maps
@@yoloCODEmight be a bit longer once you hit busy city like Pescara that swells with tourists and beach lovers in summer time ....
@@angelomasciantonio maybe 😢
sorry I cant do 45 minutes !!!
You can skip the town introduction, which is 9 min long, and afterwards, you can double tap on the video to forward it a few seconds every now and then.
Besides that, you can change the reproduction speed.
I watched it in about 15 mins 😅
@@yoloCODEthink he meant he could make it to coast in 45min instead of 47 mins ......
I’m guessing your American then
I don't see any AC units in any of the rooms? no closets in the bedroom, and NO windows in the bathroooms... that is a deal breaker
Well this town is North. It doesn't get real hot up in the mountains. That is why there isn't any AC. Probably because you don't need it if you wanted it. All you need is to buy an AC unit and put it in. They have solar panels on this house so it wouldn't cost much to run it. Problem solved but you probably wouldn't need it anyway
Thank you for asking my question!
Serious? The town is all concrete with a parking lot in the center where there should be a green area with a few trees for shade. The place you’re staying is an old tired building with no organization and no design. The pool is super simple created to just say the property has a pool. This said, are you giving a tour of the el cheapo places? Travel on a budget? This town needs a team of designers to help breathe life back into it. I’m trying not to laugh but you brought this on.
All concrete? Did you watch the same video I did?
@@allycbythesea7937 The outside of the town center is green of course but people don’t gather for cappuccino there. There’s an old song that part of the lyrics say “they paved paradise and put up a parking lot”. Where are the umbrella tables? Show me a bunch of people having some bread with cafe. They refuse because this area is not people friendly all day long. Maybe after the sun sets.
@@user-sm1we7qf4m I think you’ll find that the real Italy is just that REALnot some fake Hollywood imaginings and we in Europe ❤️ love it for just that. Italy is not a resort with history it is mostly a bit rough around the edges and if you don’t like that then maybe Florida would be more your thing
@@allycbythesea7937 Florida is very nice but I’m actually considering Greece or Italy. My wife is Italian from Venice and Treviso. She loves Italy but refuses to settle for old rustic as also I. Rustic can be charming but none of this qualified as charming. This was more of a they lost their sense of design so why not wallow in mediocrity. This is partly the reason why these small towns are losing many fine young people. It’s just not “cool” anymore. They certainly can’t survive on tourists looking for a cheap B&B. Hopefully they’ll start listening to young people with thoughts of revival. I wonder if this is one of the towns that have invited people to buy a home for one euro and promise to fix it up becoming a community member for at least 10 years. You may wish to consider this if you’re anywhere near retirement or wish to contribute to a community such as this by opening a business with something new. To each their own. I demand more. Best of luck.
Dave, I thought the same as you about the downstairs apartment before you said it, ps you share the same birthday as my partner, he’s a 3 years older than you though, so I’ll remember the present, I’ll send some Vegemite 🫶🏻🇦🇺
