These videos are my cure for anxiety. I look at all these gorgeous Italian towns, listen to the music, your soothing voice telling us how stunning everything is, ( it's true) and my stress just fades away. My family and I are seriously considering leaving America, and Italy looks like a very calming environment. They have festivals for artichokes! Who could ask for more than that! 😂
It doesn’t come without a price. High taxes, strict immigration requirements and it one of the hardest countries in the world to get a license. Take an Airbnb vacation, and appreciate returning to your home/family!
You would never be bored living in this home. Each day you can take a walk and find the life of tranquility walking the paths. Take down the wall. Open up that space. Great little place to fix up and own a little piece of Italy. The garden is a bonus. Clean it up and put a few chairs table and and enjoy the moment.
If Dave and Dominico were not helping us to secure the house we have found using thier Lean on Me service....this place would have been on our radar....as we wanted a character place with oportunities to improve it...this one is certainly that. Bravo team.
Wow! The garden alone is worth the price. The views are magnificent ! The location is optimal.what a great town to live in with the mountains and park right next door. The house is the perfect size, needing very little work. I would add a half bath to the 2nd floor and add a summer kitchen/ living area in the basement. All the balconies and front step area are ideal as small seating areas. You just can't go wrong buying this property !
Same here. We've finally reached the stage where we are anticipating launching 2 special needs kids out into the world, and I'm like...we're still not there yet! The property is great, and meets that very important criteria...more than one toilet! And that garden area is to die for! But the biggest thing is...watching your videos makes me so happy. Your videos make my week!

Dave, this is just spectacular! I’ve mentally spruced it up, including adding some more plants and a paver space in the garden and converting the cantina into a studio.. When my miracle cash windfall comes thru (any old minute now) I will snatch this up immediately if some lucky person hasn’t beaten me to it. ❤

Great town with lots of amenities. I would definitely knock that wall down in the kitchen, it would open up that space. The house needs work but for that price in that location you can’t go wrong.
I would make the Cantina a studio apartment with micro kitchen, nice bath and bedroom. Uncover the brick arches for an amazing look. All white except the bricks in the arches. I would definitely get rid of all the huge wardrobes and shelving units in the property! I hate those so much!
When you showed the property my first thought was "Oh I hope it has a roof garden" but the garden over the road was unexpected and amazing. The tree you called Nespoli? I think from the leaves it might be a Loquat tree. I would remove the wall between the kitchen and living room and I would remove the toilet from under the stairs and turn it into a walk in pantry to make up for the cupboards you would lose when removing the wall. Toilets in kitchens are quite yuk anyway! As you said it needs an En suite bathroom on the first floor. If you can get plumbing into the Cantina it would make a beautiful rental on AirBnB as a Studio apartment.
Getting a drivers license there is not easy and so it would behoove you to show what grocery shops are there and what is on offer. It is an important part of any property decision for a potential expat like myself that is serious about dropping a few thousand euros down on something but not wanting to regret doing so on a property with limited shopping options.
If you are really serious about buying, do NOT do that without spending several weeks at least there. On videos those properties all look nice but you do not smell them. Seriously, I‘ve been to places where you could not get rid of the damp smell without pulling down the whole house (and I am an architect with a lifelong experience). On these shopping vacations you can also check out the shopping opportunities as well. In these small villages they are mostly very limited to the basics - but in times of online shopping, this is not too bad even in remote Italy.
David I would take out the wall in the small kitchen have it Open plan area at your entry floor!Id build up the garden beds with new soil ,Put a wall of dried bamboo for privacy and prune the Loquat tree back . Palace a small table and chairs there !
Sure wish I was positioned to buy a home right now! This little gem meets all my needs and desires except for a water view….but that, too, is just a short stroll away! Great find, Dave & company!

Love the property it’s quaint and quirky! The garden is rather gorgeous too. The price is good because you’d want to spend a fair bit on it to upgrade bathrooms and kitchen but what amazing views and setting- just needs a 21st century Rapunzel with excellent DIY skills to make it into her fairytale home in Italy!
If if if. This property is incredibly well kept. I wish I could snap this up. I would clean and change the electrics and boiler and paint then move right in. I would absorb the vibes of the house and make changes as I could. What a wonderful property.

That underground room would be a party area, for guests. The garden I would make a local dog park and invite the neighbors to use it as well. I would take that wall out and open it all up. That landing at the top of the stairs would make a very nice reading nook, or fill it with live plants. Great property for the price.

You are so funny and I always have a laugh during the tours! This is a fantastic property that checks all my boxes. With some updating would be stunning! The Mountain View's are amazing! Thank you!

Actually the plan For this house is The wall will come down and in place of it will be an island/breakfast bar. two chairs around the fireplace. Where the WC is will be a spiral staircase to go down to the master suite with full bath.

Agree that this property is amazing, as most properties seem to be. I also remember seeing the video of the one you walked by that is now sold. I think it would be kinda cool to live where De Cecco is made. I would open up the kitchen space, but make that wall into a breakfast bar kind of thing, and get rid of the toilet and put a washing machine there. It's a pity that the bathroom has no window, but I would keep the layout the way it is, maybe taking the top floor for myself (where the bathroom is), and a guest room right below. I also wonder if it would be possible to break through the floor to access the cantina and turn that into a living space. Otherwise, maybe it could be rented out as a commercial space for some income... 🙂
A lovely property to be sure. However, I do violently disagree with your idea of taking down that wall. I despise these all-in-one rooms. Buildings and houses have had walls for thousands of years for a very good reason. I hated to see all the other people that were parroting your suggestion, which makes me wonder if you had suggested the opposite would they also follow that.?? Otherwise it certainly is a lovely place with a variety of spaces for the lovely garden and the reasonable price. For that kind of price I would never expect something it was absolutely 100% exactly the way I would like, but there is plenty of room to do what you wish and still have a very reasonably priced accommodation.
@@watthaile2053 I wouldn't disagree, as personally I like galley kitchens, and I live with one currently in my apartment. My breakfast nook idea wouldn't have opened up the floor space at all, but just the sight lines between the kitchen and the living room. But definitely by keeping the wall there would still be room for lots of cupboards, counter space, and below counter storage. It's also a little hard to appreciate a space second-hand, so maybe if I were standing in it myself I would come to completely different conclusions. I appreciate your comment! 🙏

Hasn't been lived in for 30 years??!! That says so much! No heating, old electric, all i can think is ....This will cost so much to update. 😢 I bet it smells of damp or mold....
