First of all, I want to make sure you know how much joy your videos bring me. My husband and I made the hard decision in 2010 to take guardianship of 2 special needs grandkids. Not long after that, as an escape I suppose, I decided that if we ever won the lottery, we would move to the Amalfi Coast. I took the cover of a magazine and put it on the refrigerator. The kids immediately took up the cause and wanted to know which house we would be moving to. They at first picked out a pink house, but after some discussion, a white house was rechosen from the picture on the refrigerator. This created some amusement in WalMart one day when the question of "when are we moving to the White House" came up. Long story short, the grandkids are grown but still special needs. Not sure if I would ever feel we could leave them to their own devices, but Grandma still likes to shop for that Italian villa. If we ever really DID win the lottery, I suppose we would bring them with us. Thanks for giving an old grandma a smile.
Lots of lovely places in Italy to live, but Amalfi Coast would be last on my list. Tourism has destroyed it, look 100 miles south for your italian dream.
I love how close it is to the Church. That means a lot to me and I am not being facetious. I happen to be Catholic you know. I really like the office, the walk onto the terrace is perfect. The views are simply breathtaking. I would be out there all the time.
I love these videos of homes in Italy. When I was 15 my family took a month long vacation there to visit family. Amazing how the towns have changed so little in 60 years since. When I saw the sign for Pescara, I cried. My Dad's home. Wonderful memories. I'm too old now, but if I was 10 years younger, I'd relocate. Thanks again for your beautiful videos. I live vicariously through them. ❤

This is an amazing place, with so many lovely details in the refurbished part, and then you have the equivalent of an entire different household to be redone in the lower property. With some vision, some elbow grease and a willingness to invest, you could either have a rentable apartment to generate income down there, or a wonderful, completely independent home for visitors/family. Very nice, and I would leave the upper part just as it is...I would most likely be eating most meals on the terrace, passing the food through from the kitchen window!
Love this Property. I would def change the Library! into a beautiful dining room making sure that coloured thing on the wall goes! Lovely terrace for eating and drinking. AND such good value for dosh! All in all I could very easily live in this historic property.

I would modernize the kitchen and make the window to terrace a door. Change the library to a living eating area off that great terrace. Upstairs make the sitting area back into the master...the master into a guest room and the a walk in dressing room/closet next to the big bathroom. If possible make the storage room in there a larger shower. Lots to do. Also clean up outside in the back. Gues
What a house, Dave! I love galley kitchens, so I wouldn't change anything except maybe make that opposite wall the breakfast area as you mentioned. I'd turn the office with the terrace back into a smallish living room with a dining table between the kitchen and the stairs going farther up. The living room doesn't have to be so large since I would spend time out on the terrace when the weather is nice. The upstairs living room I'd turn back into a bedroom and see if a bathtub can be installed in place of the storage space in the ensuite. Otherwise, as for the "middle" bedroom I'd see about removing the wall with the photos and closing off the entire space, making it one huge bedroom with a dressing area and the ensuite that already has the bathtub! As for the unfinished space next door, punch through on the inside, then finish off that space into a complete apartment. 🙂
There was a surprising amount of space in that "storage area" and not a whole lot of stairs. All you need is a pile of money and I would guess a lot of patience if all that one read's about getting work of that kind done in Italy is true.
I would probably set up a sleeping area on the terrace with mosquito (bug) netting. I used to have my best sleep on a covered sleeping porch. So easy to imagine.
Well, after showing my husband video after video you've finally done it! My husband said, "Now this one would be worth the trip over." We don't need 3 bedrooms. We'd keep the room used as the living room as is. The guest room bathroom could be reworked. We'd remove the tub, make the bathroom a bit smaller by removing/moving the wall between the bedroom and bathroom, moving it in a bit, and adding a walk-in shower. This would create a larger bedroom that we'd use as the master with an ensuite. The kitchen is quite functional, however in time I think I'd add nicer cabinetry and appliances. That terrace is to die for! Don't know what we'd do with the ground floor space, maybe a bit of storage and an apartment?

Love it! I’d make the lounge back into the master bedroom. The other bedroom with the en-suite, I’d replace the bed with a futon or sleeper sofa or convert into an office. The space on the main floor adjacent to the terrace, would be the living- dining area. The main detractor of this pro is that there is not WC on the main floor. The ground floor space could be converted into an a great entertainment area or an apartment. Stunning‼️
Very tempted with this one, the downstairs area that needs tlc is almost exactly the kind of thing we are looking for, if it’s still available by the time we get to italy(in about a month and a half), we are definitely adding this to the potential properties, this gets a 9.8 out of 10 on the stunning scale, Dave!

Here is a question out of left field, how does trash collection work in Italy. This is the first property that had trash and recycle bins. There are never trash cans in garages or cantinas. I've seen properties where the front door is down a narrow alley where a trash truck would not fit in the space. In the Unites States, garbage cans are taken to the curb of your property and the trucks come by and empty them. There are no curbs around these properties. Where do you put the trash for collection? How often is it collected?
Absolutely fantastic for the price. I'm guessing the structure of the lower floor area is sound, but it got damp at some point, and the plaster came off the ceilings. It'd take a bit of time and effort, but there's certainly plenty you could do with that area. It's deceptively spacious! Definitely enough room to make a full apartment in there I'd keep the upstairs apartment as is, but maybe have a dining table in the "office", so that it can double as office and dining space, as it's handy for the terrace... Speaking of, that is a great terrace with amazing views! All in all, a bit of paint or wash on the outer walls, maybe expose a bit of stonework, just a bit of a tidy up really. Internally it's fine, at some point in the future you'd maybe update the bathrooms and kitchen, maybe re-weld the lounge balcony railing, or replace if it's too rusty, but there's really nothing wrong with any of it. That's my thoughts anyway. It does seem a real pity that some of the houses close by look like they're on the verge of collapse, because they could be so nice if given a bit of love.
I don't think all the stair climbing required would be appropriate for everyone. Probably why the townspeople have moved into the new buildings with modern conveniences. I'm curious what the costs of those are. Have you ever lived with a kitchen 2 floors down from your living or bedroom? I think it would get old quickly. (I think I saw a small fridge upstairs in this or another video & it's no wonder). If retired people are interested in these, best if they give all the stair climbing & the distance to parking area some serious thought. The views are just incredible. but I never see a terrace that looks as though anyone is making use of it. Wonder if the reason for this is weather or wind related. Every patio in the US has a sun umbrella & patio furniture on it. Never see them in these videos.
Do terrace owners ever put pergolas or half covers so there is someplace out of the sun to joy the breeze and sounds of the city and birds? I have typical English heritage problems with the sun and anywhere I live has to have at least a little covered area so I can read a book and move a little. I liked the kitchen. To me a small kitchen is better where everything is just a couple steps away. Lovely home. Thanks for the tour.

You can certainly drive right to the front door to drop off groceries, etc but you can't leave car there since "road" is not wide enough for another car to pass. When these houses were built, there was probably enough space for two small wagons pulled by a horse or donkey to pass by each other ....

I have driven through the mountains to the Adriatic coast a few times to Pescara. I will be looking somewhere in the mountains. I would love a small property top floor one floor view terrace to be there in summer rent out in winter. The bells are perfect timing. It is stunning. I did send an email never heard back. I will be renting a car because I will be looking for a property, but I will need a rental commitment for my residency process. I have a lawyer but need a rental agreement. I bet you are all set up. Unless you are 7 feet tall, the wall is just fine. I would think it's at least 1m high (3') which was a standard in many countries for many years. Now it's min 1.07m (3'-6") in many places which isn't that much higher. Maybe cut back on the vino if it's an issue ......
Great inspiring videos for very affordable homes but what you neglect to mention is that this and many other Italian villages are ghost towns where everyone has moved out long ago..
For me, the room off the kitchen would be pretty sparse on the furniture and would have a table which seated 4 on the sides and 2 on the ends. In the upstairs lounge/BdRm, leave as lounge and not have a small table. Probably hang a tv on the exposed rock wall and then have his and hers computer desks in each corner.
Did anyone else get the creeps when he opened the 'storage' in the ensuite bathroom off the lounge? The tickety ladder and wooden stairs...christ! My whole body got the wibbles when i saw that!🤦
That's probably the staircase and ladder up to attic space under roof. Probably too low to use for storage so only go up when necessary. Could always finish with marble, etc but waste of money ...

I have driven through the mountains to the Adriatic coast a few times to Pescara. I will be looking somewhere in the mountains. I would love a small property top floor one floor view terrace to be there in summer rent out in winter. The bells are perfect timing. It is stunning. I did send an email never heard back. I will be renting a car because I will be looking for a property, but I will need a rental commitment for my residency process. I have a lawyer but need a rental agreement. I bet you are all set up. Unless you are 7 feet tall, the wall is just fine. I would think it's at least 1m high (3') which was a standard in many countries for many years. Now it's min 1.07m (3'-6") in many places which isn't that much higher. Maybe cut back on the vino if it's an issue ......

Occasionally yes. But not close to here, but youcan feel it. Usually the epicenter is around L'Aquila.

For me, the room off the kitchen would be pretty sparse on the furniture and would have a table which seated 4 on the sides and 2 on the ends.
In the upstairs lounge/BdRm, leave as lounge and not have a small table. Probably hang a tv on the exposed rock wall and then have his and hers computer desks in each corner.

Did anyone else get the creeps when he opened the 'storage' in the ensuite bathroom off the lounge? The tickety ladder and wooden stairs...christ! My whole body got the wibbles when i saw that!🤦
That's probably the staircase and ladder up to attic space under roof. Probably too low to use for storage so only go up when necessary. Could always finish with marble, etc but waste of money ...
