The good news is that even if you don't snag this place, there are so many others being built. What this means for me (since I won't necessarily want to live in a fancy place) is that the older flats will remain affordable even as there is a revival in sales and rents in Chiang Mai.

Also, I wonder with the world opening up and lot of people around the world looking to escape, and places like Portugal, Spain and Turkey ending Air BnB and cutting back on ex-pat visas, how many people that will push into Thailand, and how that could effect prices and immigration policies in the near future?
Cheers mate! Nobody knows on the rental yet mate, early days but i reckon your on the money with them prices. They will have a lot of stuff going on around the place, so all that will cost. Good question about the policies and changes mate, it could effect it. I'm sure they said 80% of these had been sold, so people are snapping them up. It will be interesting to see what unfolds in Thailand over the next couple years.

Wayne, I lived in Mai Hia {Chiang Mai )in a security estate, with a swimming pool and gym, the problem was the Thai owners of the houses refused to pay the Maintenance Fees for the upkeep of the pool and gym, so they got closed off to the residents ? It will be interesting if the Thai owners of these condo's who rent them out pay the Maintenance Fees to upkeep all these pools, gardens etc ???

I'm not sure about data sites in Thailand, but I'm sure there is. Houses prices are all different here, to hard to answer. You can get a house for as little as 3k baht.

Yes. For sure. Wayne needs to find a way to make it possible for subscribers to contribute if they so wish. This can be done in a very LOW KEY way. Producing these videos cannot be so easy, and it costs money. Everybody benefits from these videos. Anyone who might wish to contribute, and anyone who might have both the inclination and the means, should be given the chance to contribute. It's NOT as if anyone is "asking" for contributions. Man, that was one big and organized sales staff! Reminded me of a timeshare sales office, 555. A very good idea they had to move the air con units from the balconies to the ground. I hate when the tiny balconies are filled with an ugly and noisy air conditioner unit. Hopefully that will be a new trend. First time I've seen a builder do that in CM.
If I am not mistaken, the compressor units for the ACs are attached to the wall, and not located on the ground, as you stated. This is a huge problem. When you attach the AC compressor to the wall, then you immediately get vibration throughout the building. Doing this is NOT some sort of new trend, as you also state. There are many dormitories in CM that use this same arrangement. It sucks. Also, it is IMPOSSIBLE to locate the outside AC compressor on the ground. Anybody that knows ANYTHING about split ACs knows, full well, that as the distance from the outside AC compressor to the inside evaporator increases, so does the efficiency of the unit decrease. THEREFORE, in order to minimize noise/vibration, the compressor for each AC unit MUST be located on thick rubber pads, and must be located on the balcony floor, not on the wall UNORTUNATELY, some Idiot guesthouse owners do not know nothing about Harmonic Vibration, and resonance. Check it out, Man, before you put your foot in it. (It is almost impossible to isolate vibration from an AC mounted on the wall of a brick building. And, as you know, these cheap buildings have walls of bricks. ANY vibration can be felt and heard by neighboring floors. ALSO, as these ACs begin to age, and as they become nosier, the Guesthouse owner will NOT replace them, as needed. This results in a total disaster for those who prefer peace, rather than noise. If you want to know more about harmonic vibration, then I suggest you listen to a tuning fork.)

Most likely, the reason people enjoy your vlog, so much, is just because you actually ARE the man in the White Hat. You are always so respectful of others. There is NO Place Like Home, there's No place like home. They should never have come here, in the first place! Now that you have proved yourself a top vlogger of the province of Chiang Mai, and since you are such a hard worker, and knowing full well that you never pander to those uneducated viewers who desire cheap and base entertainment, it is my opinion that you are fully entitled to have your viewers contribute to the cost of producing the videos you make.
In other words, it is only right that your viewers should help to defray the costs involved with transportation, cheap hotel costs, GREEN TEA costs, etc.!!!
Why should you be forced to take Lucille on such long journeys up to Chiang Rai, or other faraway destinations, for example?
Nobody here wishes to see you brave the Thailand highways on a motorbike, in the smoke, when you could be renting a Jeep, instead, for specific journeys to interesting places in Chiang Mai Province, where you produce such Top-Notch content.
You have stated, in one or two of your past videos, that you choose to not ask for money to help defray the cost of producing your content. BUT, is this right? Is this fair? I think not!
Surely, there are those among us who would be only too happy to make a small contribution in order to make your journeys in Chiang Mai Province both safer and more comfortable for you. Absolutely!
Therefore: I believe you need to RETHINK this unwillingness of yours to make it possible for subscribers to contribute, in a minor way, to assist you in producing your great content. I am sure that you might be surprised at the very positive response, if you choose to provide a method for providing you with support for your costs of transportation, in a JEEP, at the very least!
Riding on a motorbike from Chiang Mai to Chiang Rai is NOT easy, Man!

You are the GREATEST Vlogger in Chiang Mai, in my opinion. The “number” of subscribers does not count! You provide the most POSITIVE and UPLIFTING content. This is what COUNTS, Man!
Use whatever contributions your subscribers might offer to defray the cost of a jeep, for example, plus fuel costs, plus cheap hotel costs, etc., and then….You will be getting back no more than you are providing to your subscribers.

Yes. For sure. Wayne needs to find a way to make it possible for subscribers to contribute if they so wish. This can be done in a very LOW KEY way. Producing these videos cannot be so easy, and it costs money. Everybody benefits from these videos. Anyone who might wish to contribute, and anyone who might have both the inclination and the means, should be given the chance to contribute. It's NOT as if anyone is "asking" for contributions. It is only giving people the RIGHT to contribute if they so choose. Nothing wrong with this.
Man, that was one big and organized sales staff! Reminded me of a timeshare sales office, 555. A very good idea they had to move the air con units from the balconies to the ground. I hate when the tiny balconies are filled with an ugly and noisy air conditioner unit. Hopefully that will be a new trend. First time I've seen a builder do that in CM.
If I am not mistaken, the compressor units for the ACs are attached to the wall, and not located on the ground, as you stated. This is a huge problem. When you attach the AC compressor to the wall, then you immediately get vibration throughout the building. Doing this is NOT some sort of new trend, as you also state. There are many dormitories in CM that use this same arrangement. It sucks. Also, it is IMPOSSIBLE to locate the outside AC compressor on the ground. Anybody that knows ANYTHING about split ACs knows, full well, that as the distance from the outside AC compressor to the inside evaporator increases, so does the efficiency of the unit decrease. THEREFORE, in order to minimize noise/vibration, the compressor for each AC unit MUST be located on thick rubber pads, and must be located on the balcony floor, not on the wall UNORTUNATELY, some Idiot guesthouse owners do not know nothing about Harmonic Vibration, and resonance. Check it out, Man, before you put your foot in it. (It is almost impossible to isolate vibration from an AC mounted on the wall of a brick building. And, as you know, these cheap buildings have walls of bricks. ANY vibration can be felt and heard by neighboring floors. ALSO, as these ACs begin to age, and as they become nosier, the Guesthouse owner will NOT replace them, as needed. This results in a total disaster for those who prefer peace, rather than noise. If you want to know more about harmonic vibration, then I suggest you listen to a tuning fork.)

You are able to consistently maintain such admirable optimism in your vlogs, despite the fact that so few are able to do so, and this cannot be easy, at times. Furthermore, as if I had not already said enough, your choice to stay in so-called Cheap Hotels and Guest Houses is the right way to go when travelling. Cheap Hotels are far preferable to those so-called Ritz-like hotels where you meet nobody but the so-called upper crust of society who are out-of-touch with the Real Thailand. Many recent visitors to Thailand hope to come to Thailand and have an experience which is...Just Like Home. So then, whey did they come here in the first place. Like Dorothy, they should have STAYED at home. Modern Tourists, when coming to SE Asia, eventually, always end up repeating the same refrain from The Wizard of Oz, which is.... There is NO Place Like Home, there's No place like home. They should never have come here, in the first place!
