New viewer with lots of opinions since I’m an old lady who’s spent her entire life centered around the kitchen and feeding a lot of people. I want a home I can grow older in. That means being able to perform all the things I love even when things start going like the knees, arms and back. I know of what I am speaking. I don’t want cupboards so high I am climbing ladders to reach into the cupboards, or open spaces above that serve as greasy dusty storage places that weigh on my cleaning sensibilities. We all grow old. I want the stove close to water; not all the way across the room that I have to carry heavy dripping pots of anything spilling on the floor. I don’t want to have to mop floors every time I cook. Details to the preparation of what the kitchen is meant to provide: food made with love. Everything should always be just beautifully practical. Love love love the “large” closet in the entry! Practical storage is the key to every happy home practically!!!
Finally one that is double or triple wide and no floor seams. Someone finally figured out how to get rid of the floor seam and make it seem more like a stick frame house.
I love this home. I do believe it’s probably one of my favorites! There are only 2 things that would have made this perfect...a spot for a freezer and a pantry. 💕
I used to think the same thing. Then i found a company that deals in repossessed manufactured homes. I had also bought a county land auction piece of land cheap too. All completely paid off today.

@@MrBluetaurus It was many, many moons ago!😁 But anyhoo, the place was in Harrison, Arkansas. The upper north west corner of the state. Not far from the Ark/Missouri state line. The one I was looking at was a 2 story, 3 bd rm 2 bth. The sq ft was around 2200, extremely plush carpeting throughout; except the kitchen/dining room, those were beige ceramic tile. The bth rms were different. The upstairs was a type of hardwood; like an earlier version of Pergo. Downstairs bth was the same as the kitchen. The exterior was a white vinyl siding with black vinyl shutters. There was a lot of changes that we could've made, that is, if we were able to afford it! We were 19 & 20; newly married with a baby on the way. So, back in 1998, the purchase price was around, $120 to $140,000. I hope I've been helpful 😁 God's blessings to you & yours! Now this is absolutely beautiful! The color outside is very nice. I really love the kitchen, I’m a huge fan of light colors in kitchens. Gorgeous fire place as well. There’s just so much I love about this home. PS: The camera panning is a lot better 😊 Thank you for sharing
2 Blessed You actually could, which I hadn’t even thought about. Personally though, my only issue with that; and probably why I prefer a separate pantry area, is I have cats and would put the cat things in the utility room. If I had it as my pantry as well my cats would be into all of it all the time.

these homes depreciate the same as automobiles. RV's to be exact...standard construction houses hold their value or go up in value where as manufactured are built to last up to 30 years. its not like buying a aluminum trailer of the 60's and 70's. ive been doing construction and home repair for 30 plus years and im always taken aback when people put money into manufactured homes. when you compare how much it costs for the unit and renting the land you realize you will have nothing in thirty years or you can buy land and have land with a rotten manufactured unit that will be a liability. not an asset

@@650tonyd you would think it would be an affordable option for young couples starting out. But it is not because your interest rate is the same as a credit card. It can be upwards as 30% interest on these types of homes. Because Banks know their a poor investment and many banks won't even extend a loan for them so you have to get a personal loan or pay cash. And the home insurance rates are much higher and that's if you can even find one who will insure them. I'm not sure about these new models but they used to have mobile specific sizing on everything from door locks and handles to the hot water tanks and plumbing lines faucets tubs so if you did need to repair something it was about triple a normal price. And it's true as soon as you put the key in the door it's already depreciated just like a car. Also if you live in a cold or hot climate you're going to be paying a lot for utilities. As far as that goes I can only speak from experience in my mother's double-wide which is older then these new ones. But it was nothing to get a heat bill that was $450 a month in NY and that was thermostat set on 62-64 degrees. And in the summer it was truly an oven. I'm sure some of the Energy Efficiency has improved since my mom's but I would be worried getting that first bill after paying all that money for it My mom's is 30 years old and is a beautiful 1700 sqft open floor plan just like this one. I do think this house is gorgeous but in my opinion it's not the same as modular or a stick build.
This one makes the Top 5 of my favorites. No seams on the walls and functional windows by the kitchen sink - yay! The master bedroom closet isn't so much a closet as it is a dressing room. Massive! Wowzers! Nice home! I do agree that a defined pantry and space for a freezer would have been perfect. The laundry room offers additional cabinets that could function like pantry space though. Overall, a really lovely home. 😁

One of my favorite things to do when I want to waste time is to go look at manufactured homes, so loved this tour. Beautiful house, only thing I would change is the guest bath. There is beautiful tire work, rock work, and granite throughout, and then a basic prefab bath / shower in the guest bath. Could have done a bit more with that, but otherwise, gorgeous.
This could be "the one". I love everything about it! Wish it had a Garage side entry. Don't know if I can live without that. But I love this house! Added to my list with hearts and stars.

I've lived in a manufactured home for 25 years. I've seen some things I'd do differently. It's a gorgeous house with quality features, but I would like to have cabinets in the kitchen and utility room that go all the way to the ceiling. The gap is just a dust catcher and while it can be a decorative tool, it just doesn't get cleaned that often. I would rework the master bedroom layout so the closet isn't on the other side of the room opposite the bath. The only other thing I would change is the light fixtures. You've got some higher end finishes in the house, but you have bottom of the line fixtures. It's just the little things that matter.
I agree on all points. I'd totally reconfigure the master suite, it's awkward. Almost all homes, stick or mobile, have those wonky cabinets with the gap that make no sense, as you said, just an annoyance to clean. Anything you keep up there gets not only dusty but greasy dusty because it's a kitchen where grease and moisture and dust converge. May as well have them go all the way up as they do in old homes, who can't use the extra cabinet space?
@Varekai Ascendant That's a good idea, I've heard of people using newspaper or store ads to line the tops of cupboards for the same reason. But there a plenty of people who like to store kitchen items up there like cookware or cookbooks, or even display items like teapots, fake foliage, etc, and that stuff just gets gross very quickly and is one more thing to have to clean every few months. I'd rather have the extra storage but for some reason builders rarely design them to go up to the ceiling anymore unless you custom design it that way. I know ceilings are higher than they used to be and more cabinet space means more cost, but aesthetically and functionally I prefer my cabinets to go all the way up.
I’d like to see a pantry in this home. Maybe where the area that you hang the coats off the back door. It’d make it easier to put up the groceries when you bring them in the back door. Something else I’d like to see is the option to put a dog washing station in the place of the wash sink. I have five dogs and a bad back so being able to wash them standing up would be a huge advantage for me. I do agree on the placement of the master closet. Its a gorgeous closet but it should be off the bathroom for dressing purposes. Also, could you provide us with room square footage or dimensions? It really helps to know that. We currently live in a three bedroom, three bath, three living area with a study home and want to retire to a smaller, mobile home that can be a site home. This is the closest to what we’re wanting and the base price is amazing!! Where are you located?

The flat, high ceilings and finished walls make all the difference. The layout and design is about as good as you could ask for. I would change the paint colors in the master suite area but other than that absolutely awesome. Really beautiful kitchen and living room.
It's not a Trailer. It is a Manufactured Home. Big difference. I have lived in Manufactured Homes for 36 years, not the same one, and you will never get the amenities in a site-built home for the money you pay for these homes. If you ever tried to modify your Manufactured Home you would find out just how well they are built. If I were to buy another home it would be another Manufactured Home.
@@livingthedash6727 Pre 1986 they were called Mobile Homes. In 1986 HUD came up with a new set of restrictions for "Mobile Homes" and that is when they became Manufactured Homes. They were definitely better built in all aspects. Then again in 2000 the building restrictions were revised again. The new homes are really amazingly built especially if you pick the right manufacturer. No, all Manufactures are not the same. Before you buy one you need to understand what it takes to make a home really outstanding when it comes to the way it is built.
Palm Harbor builds some of the best Manufactured Homes in the business seriously!! They've come a long way from the old cheap press wood floors & very thin cardboard type cabinets! Amazing!!

I absolutely love the house; however, where I live I can get a comparable brick-n-mortar house at the same price plus price of lot. In areas where houses cost far more, this is a striking home.

@@fab4109 Where I live, most of the houses we build have full basements! This creates endless possibilities with CATS! Use that "utility space for the pantry!

these homes depreciate the same as automobiles. RV's to be exact...standard construction houses hold their value or go up in value where as manufactured are built to last up to 30 years. its not like buying a aluminum trailer of the 60's and 70's. ive been doing construction and home repair for 30 plus years and im always taken aback when people put money into manufactured homes. when you compare how much it costs for the unit and renting the land you realize you will have nothing in thirty years or you can buy land and have land with a rotten manufactured unit that will be a liability. not an asset

@@650tonyd you would think it would be an affordable option for young couples starting out. But it is not because your interest rate is the same as a credit card. It can be upwards as 30% interest on these types of homes. Because Banks know their a poor investment and many banks won't even extend a loan for them so you have to get a personal loan or pay cash. And the home insurance rates are much higher and that's if you can even find one who will insure them. I'm not sure about these new models but they used to have mobile specific sizing on everything from door locks and handles to the hot water tanks and plumbing lines faucets tubs so if you did need to repair something it was about triple a normal price. And it's true as soon as you put the key in the door it's already depreciated just like a car. Also if you live in a cold or hot climate you're going to be paying a lot for utilities. As far as that goes I can only speak from experience in my mother's double-wide which is older then these new ones. But it was nothing to get a heat bill that was $450 a month in NY and that was thermostat set on 62-64 degrees. And in the summer it was truly an oven. I'm sure some of the Energy Efficiency has improved since my mom's but I would be worried getting that first bill after paying all that money for it My mom's is 30 years old and is a beautiful 1700 sqft open floor plan just like this one. I do think this house is gorgeous but in my opinion it's not the same as modular or a stick build.

I do agree that a defined pantry and space for a freezer would have been perfect. The laundry room offers additional cabinets that could function like pantry space though. Overall, a really lovely home. 😁

One of my favorite things to do when I want to waste time is to go look at manufactured homes, so loved this tour. Beautiful house, only thing I would change is the guest bath. There is beautiful tire work, rock work, and granite throughout, and then a basic prefab bath / shower in the guest bath. Could have done a bit more with that, but otherwise, gorgeous.

I've lived in a manufactured home for 25 years. I've seen some things I'd do differently. It's a gorgeous house with quality features, but I would like to have cabinets in the kitchen and utility room that go all the way to the ceiling. The gap is just a dust catcher and while it can be a decorative tool, it just doesn't get cleaned that often. I would rework the master bedroom layout so the closet isn't on the other side of the room opposite the bath. The only other thing I would change is the light fixtures. You've got some higher end finishes in the house, but you have bottom of the line fixtures. It's just the little things that matter.
I agree on all points. I'd totally reconfigure the master suite, it's awkward.
Almost all homes, stick or mobile, have those wonky cabinets with the gap that make no sense, as you said, just an annoyance to clean. Anything you keep up there gets not only dusty but greasy dusty because it's a kitchen where grease and moisture and dust converge. May as well have them go all the way up as they do in old homes, who can't use the extra cabinet space?
@Varekai Ascendant That's a good idea, I've heard of people using newspaper or store ads to line the tops of cupboards for the same reason. But there a plenty of people who like to store kitchen items up there like cookware or cookbooks, or even display items like teapots, fake foliage, etc, and that stuff just gets gross very quickly and is one more thing to have to clean every few months. I'd rather have the extra storage but for some reason builders rarely design them to go up to the ceiling anymore unless you custom design it that way. I know ceilings are higher than they used to be and more cabinet space means more cost, but aesthetically and functionally I prefer my cabinets to go all the way up.
I’d like to see a pantry in this home. Maybe where the area that you hang the coats off the back door. It’d make it easier to put up the groceries when you bring them in the back door. Something else I’d like to see is the option to put a dog washing station in the place of the wash sink. I have five dogs and a bad back so being able to wash them standing up would be a huge advantage for me. I do agree on the placement of the master closet. Its a gorgeous closet but it should be off the bathroom for dressing purposes. Also, could you provide us with room square footage or dimensions? It really helps to know that. We currently live in a three bedroom, three bath, three living area with a study home and want to retire to a smaller, mobile home that can be a site home. This is the closest to what we’re wanting and the base price is amazing!! Where are you located?

The flat, high ceilings and finished walls make all the difference. The layout and design is about as good as you could ask for. I would change the paint colors in the master suite area but other than that absolutely awesome. Really beautiful kitchen and living room.

I have lived in Manufactured Homes for 36 years, not the same one, and you will never get the amenities in a site-built home for the money you pay for these homes.
If you ever tried to modify your Manufactured Home you would find out just how well they are built. If I were to buy another home it would be another Manufactured Home.

@@livingthedash6727 Pre 1986 they were called Mobile Homes. In 1986 HUD came up with a new set of restrictions for "Mobile Homes" and that is when they became Manufactured Homes. They were definitely better built in all aspects. Then again in 2000 the building restrictions were revised again. The new homes are really amazingly built especially if you pick the right manufacturer. No, all Manufactures are not the same. Before you buy one you need to understand what it takes to make a home really outstanding when it comes to the way it is built.
