    We have been in the mobile home business for years, and thought why not upload videos about something we can relate to and deal with every day.
    We have seen the mobile home business come such a long way. In the old days most people referred to mobile homes as a trailer house. However some of the manufactured homes we carry are far from “trailer houses.”

    This is gorgeous! My only real complaint on this home is the entry. For a house that size, they could have more of a “proper” entry with a coat closet, a bench for putting on or removing shoes, etc…. Other than that, I really love it!

      I agree! I had a double wide with a supposed dining room as soon as you walked in the front door and a kitchen dining room. To me it always seemed like wasted space. I like Palm Harbor homes but this one didn't rock my boat at all! The huge master suite didn't even do anything for me. I still love the Palm Harbor home in the Florida area a few yrs ago next to the one on pillars the best. Still my favorite home Chance had ever filmed.

      I agree.
      Also, I would make the two tiny bedrooms at LEAST 12 FEET square. I'm sure there's a way to configure it. There's so much square footage to play with.

      It's more than a mobile home though at this level. It's basically a mini mansion. For 330k in certain states that's a STEAL. Guess it depends on how buyers look at it. It's not like a tin can or tiny mobile home it's huge. Where I live a regular construction home that size alone would cost 600k minimum. But if it's not your cup of tea that's OK too!

    I bought one of their homes 15 years ago. All of the appliances went out with in the first 5 years. Stove, oven, refrigerator. Had to replace ac unit after 7 years. We had to replace the siding because of a hail storm. There was nothing behind the siding except thin inside wall the thickness of a dime. We did a land package with them and that's been a nightmare. Flooding ext..My homes beautiful but we spent 15 years redoing everything. Make sure you check everything from appliances to walls before you sign the move in papers. Once you sign those they don't know you any more.

      Same story here. Beautiful but not high quality materials. Re-doing everything from the appliances to the walls, floors, plumbing is not only costly and time consuming but challenging in that 'mobile home' design and sizes are specialized so you're truly upgrading as in re-doing completely. The size for the money woos you but beware. Nice tour though. Loved the video !

      If you don't mind me asking, how much was it to do the land and home in one loan? I am thinking about doing the same. I am in michigan.

    • @happyevans9370
      @happyevans9370 3 місяці тому

      @@rimahjay4999-- If you are wanting to purchase a manufactured home, you won't be able to join it with the land as a package deal loan. Manufactured homes are legally classified as "Personal Property", land must be titled (just like a vehicle, boat, motorcycle, RV, etc.). On the other hand, the land is legally classified as "Real Property" and therefore is required to be purchased separately from the manufactured home. Further, it can be more difficult to finance a manufactured home, and both the loan interest and insurance rate will be substantially higher than those for a modular home.
      Therefore it makes more sense to purchase a modular home, as long as you carefully research the costs and remain within your budget.
      The government building codes, restrictions and regulations for a modular home are almost identical to those of a stick built home. They are therefore a much stronger structure than a manufactured home. Plus a modular home can be included with the land as a package deal purchase bevause both are legally classified as "Real property", which means that they are eligible to be financed by the same lenders as those that are available for stick built homes. Both the loan and insurance rates will be substantially lower, especially since modular homes historically appraise at the same higher value as their stick built cousins. (Unfortunately Manufactured homes historically depreciate substantially, just like a vehicle, motorcycle, RV, etc.)
      Finally, because modulars are built to much heavier standards, better quality materials are used throughout the structure. It is very likely that the problems expressed in some of the comments on this thread were because the homes in question were manufactured, not modular. Higher quality flooring and cabinets cannot be included in a manufactured home', as the builders must adhere to the strict weight guidelines required by the frames to which the sections are permanently attached. Further, any issues with major appliances are legally not the responsibility of the home manufacturer, but rather the company that manufactured the appliances. And again, the major appliances in a manufactured home must be within the weight restrictions of the permanent frame upon which the sections are built, which again means they are most likely of a lower quality.
      Therefore it is highly recommended that buyers purchase a modular instead of a manufactured home. The overall price will initially be more, but the difference in the quality of construction is definitely worth the additional money in the long run. It is also recommended that, even with a modular, it is more advantageous to upgrade the quality of the major appliamce package, flooring, cabinetry and insulation. Be sure to price check all of these materials at your local Home Depot, Lowes, etc., as their prices will sonetimes be lower than those offered by the modular home dealership.
      These suggestions will most likely ensure that your home will always appraise at a higher value, and you won't be left with the headache of unexpected repair and remodeling bills later.
      Hope this information helps you with your purchase. Good luck. My husband and I pray that you enjoy a happy and blessed future in your new home!

      @Retiredatlast65 2 місяці тому +4

      Inspection before insulation and drywall, then another inspection after finish build, and then a final inspection after it is placed on your lot or land, then if everything OK, sign. You stipulate this in the purchase agreement before they even start to build.

    We have this same floor plan, and we redesigned it before we purchased it. The kids living area was remade to a living room with sliding glass doors and a fireplace, a huge bedroom and bath, instead of three bedrooms. There is a 15’ closet at the end of the bedroom. We made the bedrooms that share a bathroom into a guest suite with a living room and bedroom (the bathroom is in the middle). I love the home. What I hate is the paint is the cheapest available. There were no hardwood floors available then, but that is nice that they did that for the house now. The inside doors are horrible. You said in the video how pretty they are, but the paint comes off of them EASILY. Note: Do not touch the doors, just the door handle. Teach your children to only touch the door handle. Otherwise the paint will be off the doors around the handles within the year. We painted over our doors with a good paint and it hasn’t come off yet. So, you may want to do that before you move inside. We got very cheap ceiling fans that were installed when we moved in. Why? I have no idea. The ones in the master bedroom look nice in the video, but ours were nothing like that. We have had circuit breaker trouble since we moved in too. They said the bedrooms were wired for cable TV but ours never worked. So, check that out BEFORE you leave the factory. The sliding glass doors are the cheapest made unfortunately. In the kitchen we have a really cheap sink and faucet. Had to change the faucet. Some differences are, our pantry is very small, we have wall ovens that took up needed cabinet space but the worst thing thing is that there are only 5 drawers in the kitchen, that are not very deep. It would be good for someone who does not cook, or newlyweds. My thoughts are that when they lowered the two cabinets/counter tops on either side of the kitchen sink counter tops, there was no room for drawers. In other words, two countertops are lower than the other two. It is deceiving and you would not think of that until you moved in and said, “Where are my drawers?” Mine are not soft closing either. The cabinets are cheap too, in case you are wondering. Outside there are no gutters and the house needs shutters to look properly done, in my opinion. In the master closet, they took out the built-ins. On the long side of the closet, opposite the window, we had built-ins to the ceiling that we bought baskets for, to hold our clothes. The walls are so thin that you can hear what is said in the kitchen from our closet. Not sure why. We had our house re-designed for our needs. We added a second fireplace and sliding glass door on the end of the house where the kids living room is in his tour. In our master bedroom, we made the living suite where the bedroom is in the video. You don’t want to walk in the room immediately into a bedroom. Our bedroom is where they had the desk. It is so nice that way. We never use the actual living room in the main part of the house, except for holidays. We are always in our living suite. The master shower…..it is just cheap and I hate the shower pan. It may look pretty good, but it is not. The seat in the shower needs to tilt at a slight angle to keep water off of it. We took out the cabinet behind the entrance to the bathroom and they enlarged the toilet area (which he did not show) and put a bidet opposite the toilet. I love that area as they seem to fit together, opposite of each other, very well. My pet peeve in the bathroom, which you don’t know until you move into the house, is that when you go into the bathroom, if someone is at the sink, you will hit them with the door. That is a design defect, that you think they would have fixed by now. The constant hot water does not work well. Get a larger hot water tank. You will not be sorry there. The laundry is also different as we do not have a sink in there, but we do have counter space. I did not see the hot water heater in there in the video but we have furnace and hot water heater, as well as the circuit breaker box.
    Overall thoughts….I love this floor plan still to this day. This is a house that you can have children running around, or use one side for an elderly parent. Be prepared to repaint everything inside the home, including the doors. It is the same paint in every room too and nothing washable. Oh, we had extra insulation put into the walls of our home on the side the sun beats down in the afternoon. The air conditioner is great. I put in a trash compactor and a good dishwasher though, as well as flooring. They had some cheap carpet that I wouldn’t even want in the closet, to be put down. In the master bathroom there is an oval tub that I like better than the one shown in the video. It holds a lot of water, however the drains and faucets were very cheap. I changed my faucets out with some very nice ones. I hope this helps someone to determine what they can do to upgrade portions of the home, or change it. The house is 75 feet long, so it is a big home. We built a basement and had it placed over the top. One last thought….we got the seamless connection when they put the 3 pieces together. It looks like a regular home, not sections put together with a seam. It costs more. It is a pain for the guys that come to make it ready too. If you get cracks it is because the house has settled. Let it sit a year or two and then re-plaster it. Then it is more likely to stay that way.

      Wow, thank you. Your living experience in the home is valuable information. We're in the process of looking for a home. Every home we see I always check for sufficient closet/storage space, like coat closet, linen closets for each bathroom, drawers in the kitchen, cabinets. Hard to believe but the new thing is no upper cabinets and shelves instead. That's okay for say a coffee area but not the whole kitchen or bathroom. People have mismatched stuff and to just put stuff in an close the door. I figure once they move in they're going to realize they want at least a couple of cabinets with doors.

      Dear Texassews - wow, the superintendent that over sees the factory must have been sleeping the whole time!
      It sounds to me as if they only primed, and did not paint the final coats on your walls or doors. Primer wipes off.
      Also, like with a stick built home, the interior walls are never insulated unless you tell them to do so - it's pretty exspensive. For this size home it would have cost over 2 grand, and probably around 4.

    • @natnielsen8472
      @natnielsen8472 2 роки тому +3

      @@whopiddledonyourposttoasti175 if you want quieter rooms ask them to insulate between the interior walls. It'll cost you, but it's well worth it.
      Also, tell them you'd like to tour the facility that will be making your home before you decide to purchase it.
      Also, remember to check out several manufactured home builders - just like stick built homes - some offer better upgrades and materials than others.
      Also, try to purchase a home with gables and gutters - so worth it!

    My husband and I retired to Florida and moved into my parents park. We put in the parks 1st Triple with a full Garage and carport . The first section is like a mother-in-law’s wing. We do have a full office, extra large utility room, guest bath and put in an additional closet back to the seam and then of course the guest bedroom.
    The front half of the next two units is a huge great room with kitchen, dining and living area, which looks even larger with the 9 foot ceilings. The pantry is long and wide enough for plenty of shelving and a full size freezer.
    We have sliding doors leading to an elevated sunroom. The back half of these two units has a large master bedroom one walk-in closet, and another full closet. The master bath is huge with 2 sinks, a large shower with a built-in tile bench and cabinets everywhere, some going from floor to ceiling.
    About 1,900 sq. ft. And now that my handicap mother with Alzheimer’s is living with us, we really do take full advantage of every inch.
    Some of the neighbors were pretty leary when it first rolled into the park, complaining “the hotel is going up”, but now they love it too.

    Truly Blown Away.
    # triplewide
    I own a Palm Harbor Home doublewide that I got in December 1999. I bought it in Greenville, NC. I thought they quit making Palm Harbor Homes. I live about 70 miles from Nags Head, NC. You can not feel the wind blow and the wind has gotten to if not more than 90 mph.
    It is well made tough, no crazy glue. I got double pane glass on my windows. A real wood or gas fireplace. If I had to do it again I would buy another Palm Harbor.

I have a piano and this home would lend itself nicely since it's so large- if it were me and I was buying a this large home, I y, I would make a few changes - the house would be over the top if it had a pot filler and double oven. with cook top only. Also beams to help cover the marriage lines in the ceiling. I would add a jetted tub in the Main Bath - lastly, all the faucets seem low end - so nicer faucets and dual shower heads in the huge shower. We really wanted a double wide Palm Harbor home, but we couldn’t find a contractor who would build the lower part of our house.
    We had to build into the side of a mountain.
    The ground level in the front of our house, 1/2 of it is an oversized 2 car garage and the other 1/2, is a large 1 bedroom, 1 bath apartment where my dad currently lives and our living area is built over the garage and the apartment.
    Our rear door is also on the ground level on the 2nd floor.
    Palm Harbor Homes are so well built.

      @@minecraftqueen9076 True. But the land it sits on will likely appreciate in value over time. So that's something, I guess. (Speaking from a private property ownership PoV.) And if owners take immaculate care of the home, & it's set on a permanent foundation, like a modular home, it may not lose as much value as a too-often neglected "throw away" mobile home. But overall, agree with you. I would never invest $300 grand in a mobile home either. Sad thing is, prices of "affordable" manufactured homes have quadrupled the past 25 years. My first home, in 1997, was a new $26K Fleetwood 2 bed, 1-1/2 bath S/W. (Base price was $19K; w/construction upgrades & taxes, $24K. Delivery & set-up, $2K.) This same basic home, without construction upgrades, now costs about $90K - $110K. Might as well shop for a stick-built fixer-upper house instead. If you can find one that's halfway liveable.
      (Construction upgrades were plywood flooring substrate instead of particleboard; higher R-value wall insulation; a larger water heater; upgraded gas furnace & A/C unit; upgraded carpet & vinyl flooring, upgraded double-pane windows, etc. And still, for the price of a nice new car, I had a very affordable & comfortable home for 10 years while I saved to buy a house. But I got a fraction of what I paid for the mobie when it was sold, true. Mainly because the metal roofing had developed holes & the cheap cabinetry, plumbing & other low-quality interior fixtures were falling apart faster than I could make repairs. Lesson learned.)

They want to wow with space, but needed to talk to a woman. Lol. Anyway, I love the kitchen and the bar. I am not one for seats at the island, but the bar is a plus. The rec room is awesome. Just a stickler - if you are going to have a large house you need a powder room and a larger laundry. Finally, I would move the dining room forward into the living room (big blank spot) and added a formal seating area, library, or pool table at the front.
