If it's cost of living, focus on the average costs of utilities like electricity, internet, and water, and the average monthly/weekly costs of groceries. Eating out vs buying groceries and cooking yourself. I think those things would be most useful for foreigners that are considering moving to the Philippines, or staying here for extended periods. Also, try featuring the not-so-upscale upper middle-class places that are still relatively close to business districts (assuming an expat would likely find work in a finance district) but don't have as high of a price-tag. Like say some areas of Makati (not rockwell, rockwell is pretty upscale) or some areas of Mandaluyong and Ortigas/Pasig. Taguig as well. There are some areas there that's relatively near Bonifacio Global City, but have a more affordable price-tag. Another idea would be to feature easily accessible areas outside of the Metro like Tagaytay/Alabang down south. Might be a better investment for them if they're willing to deal with the South Super Highway daily. Ask the local Korean foreign student community. They tend to stay near a CBD but still find places that aren't first class and still affordable. They're just students after all. They have a limited budget.

My house is 3 story concrete building with a huge deck over looking the ocean. This is a rediculous price. U can buy a huge ranch house and acres of land in the midwest with 250,000 u.s. dollars!!!!

There must be an association fee and a cost for the banquet rooms on top of the payment each month. and only a two year loan will leave many in a mess in two years and cause them to loose everything after two years. Kind of a scam! That is what happened in the USA that caused the real estate crash. Interest only qualification and in three years the principal kicked in and the payments where to high for the owners to pay therefore causing tons of foreclosures and crashing the CLO market!

The reason why it is quite expensive for some people is that Eastwood City is a high-end place in Quezon City...if you do not want to drive or you are in the older side...everything is walkable here...it is called a township...aside from condos there... are office buildings around(they call it IT/BPO)...then it has a mall, DIY shop, Banks, supermarkets(2), a church, restos of all kinds(Filipino, Japanese, Italian, Spanish-Mexican, Chinese etc.)...there is a bus that will take you to Bonifacio Global City(another township) and back...would you believe that the condo you have seen has 6 elevators...and they have probably almost a hundred restos to choose from all around the township!
some were saying that this is overpriced well its not actually , it is the location and the amenities around it , the value of land in that location.. Eastwood has alot to offer , the mall is just right under your step , office buildings etc. the convenience... though there are also other condominiums nearby that a lot more cheaper than what is in this video ... you can also have a big house and lot in other areas with that amount , a small business and a car (if you are married to a Filipina/Filipino/ will be name under your corporation)... so really alot of options
$250K can buy you a 4000 sq ft house in Texas with 5 bedroom, 2 living areas, 2 dining areas, 3 bathrooms, 3 car garage, a driveway, a pool in a 10K sq ft lot.
I like the loft design. I saw something similar that was pre selling for 7 million in Taft overlooking Manila bay 3 years ago because it's 51 stories high and the other buildings aren't tall even thiugh it's inland. But Eastwood just like Ortigas doesn't have soul. It's probably why it ranks the lowest among the CBDs in Metro Manila while bay area ranks about the same as BGC. I would look into investing condos overlooking the bay as property there is rising the 2nd fastest in the Philippines as there is proposal to reclaim Manila bay further beyond MOA reclamation to build , CBD, greens and resediential. I have family who have a couple of units there the rent has doubled within the last year and a few more a bit inland but still have a view of the bay which hopefully does not et obstructed with new developments.
We rented a three story house in Q.C. For 18,00 pesos a month on top of a hill beautiful view of Q.C. Up the third floor terrace and on new years eve view of fire works are awesome
It's not in USD.. 1M dollars = 50M Php or 1USD =50Php This is a prime location in the Phils. There are condo's in nearby cities which only cost 5M Php or 100,000USD or even lower.
That's a great deal. I live in Ohio USA in a smaller community of around 30,000 people. I have a small 2 bedroom apartment with 2 full bathrooms and I pay 1300usd a month and have 6 months of crappy weather.1040.00 per month for that place is a steal....
Anthony, There's a nice place in Bagac, Bataan called Las Casas Filipinas de Acuzar which provides a glimpse to the traditional culture and architecture of the Philippines. If you're roaring for a different kind of adventure, this might be a good place to visit. I hope that you would have the time to travel and take part in that idyllic preservation. You beat me to it. Metro Manila is like NYC in USA. And you aren't getting a condo like that in NYC for $1,000mnth. LoL If you want to compare with a decent place, but not Metro Manila, it would be less than $300month. And everything else is way less in cost in Phi. Single guy can live decently for less than $1k month. Just can't do that in Metro Manila. hehe And to top that..the people are outstanding! The most friendly people I have ever met. Have been to many countries. None have made me want to go back as often as I go there.

Usually these places have monthly maintenance fees or homeowners association fees. Not referring to bills related to individual unit but for maintaining common grounds. Thousand dollars a month is way too much OK in two years you could’ve bought a house there it’s only $24,000 for small house! Unrealistic video for somebody who’s trying to live on $1200 a month because that’s what most experts are living on
I like the layout but for P12.6 million condo that probably does not have parking and less than 100sq meters, I rather buy a new bigger house that is located in a province near Metro Manila like Bulacan or Cavite for under P10 million.
Actually if you think about it and if you look hard enough, you don't need to buy a new one. 10 to 25 year old condos with parking in Eastwood, Makati and Ortigas are bigger and cheaper. I was just there last fall and I saw a 15 year old 110 sq. condo in Ortigas selling for about P7M. Hire a good architect/interior designer to renovate the unit and you have a kick-ass condo in a nice neighborhood.
Foreigners can't own land for a house ( it's possible with a good lawyer). Thats why he shows condos which foreigners can own.put the house in someone else's name? Lol sure go ahead.

Great vid, I’m 2 yrs late, but it’s all still relevant, prices must be higher now. My point being, since lots comments saying ‘it’s too expensive!’ But if you bought two years ago, and rented since then, and then sold it today or just value it, you probably make 25% + roi. Correct me if I’m wrong. One things for sure, you’d be in the money! 💰

Reminds me of Manhattan. Great prices with even great views. What about real estate taxes and condo dues monthly? Water/electric and other utilities. My former condo across the Hudson River, became unaffordable, because of increasing real estate taxes, condo dues, special assessments imposed by building management. Water and power shortage is common in the metro manila area. Its happening now because of government ineptitude. I should know I lived there 40 yrs ago. How can I be convinced to return and spend my retirement dollars there alone.
12.6 million pesos/PHP right? If so, that's quite a steal. You have to remember the area, the proximity to business, etc. Maybe get one on a lower floor and save even more money. Something like that in the US might be over 1 million USD in equivalent cities.
That is one bad ass pad, for a grand US a month. I live in a 2 br in thailand, about half that, new, but not as awesome as this pad. Spectacular at that price.

That depends a lot on where you are going. Big cities and tourist destinations will have good accessibility but historic and rural areas may be a gamble. I would assume that is true in a lot of places though.
Eastwood isnt a good area to live unless you work there. its a small compound with heavy traffic. for that amount it would be better to get a condo in Ortigas CBD, BGC, or Greenhills.

It's funny reading the comments for all those people saying how you can build a mansion for that price out in the province its completely different lifestyle. Some people like living in a big city versus rural areas. It's like me saying why did I $700k for my place in Los Angeles versus $100k for my 5 acres ranch 150 miles away from L.A. its completely different vibes, I like the peace and quiet of my ranch but I love the city place way more. The place is the video would work for someone like me that likes being in the mix of the action and buy a second spot by the beach. It's all relevant to your own personal budget, not everyone is pinching pennies.
you are wrong it's different here in the philipines we have a lot of cities near the beaches and mountain Iloilo city Cebu city Davao city have beaches and mountain nearby half an hour walk

It depends on where you build it and the quality of this 'mansion'. Usually gated residential lots close to central business districts and school range from PhP 10,000/sqm as of 2016, simply because it cuts the travel time and traffic stress to get around and accomplish daily tasks. For people who operate big businesses or part of the corporate class, time is money. And to be honest, I would never live anywhere in the Philippines that is not gated.
I see a lot of comments ranting about the condos being overpriced. Well apparently, you are not the market for this type of condos. There are actual living people who can afford this and these condos were build for them and not for you. So stop ranting.
I work in the building beside Le Grand and whenever I would look down, I could see the whole view of the Pool area and I could see an American guy every morning walking down with a coffee and with the baby. Just sharing 😉

It is fun to live in Manila if you are earning US dollars. Otherwise you might find it cheaper to live somewhere else. When I say, fun, I mean being able to dine in cool bistros, hang out in hip bars, and travel to tourisy spots anytime.
We own a condo in Makati, but wow, it's nothing like this! I can do the monthly payments on this, but the 10% down might be a little difficult, that's like 25000 US dollars! I wonder if the rates are cheaper on the lower floors?
Haha, Eastwood sits right on top of the dreaded Valley Fault System. That building will be one of the first to crumble down when "The Big One" strikes!
Hmmm, true. The last earthquake on this fault was in 1771. I was in Guam in 1992 we had a 8.1 earthquake that lasted over a minute and a half. But I know Guams building standards are the strickest in the nation. We survived just fine. Not sure about in the Philippines. I plan on retiring in Eastwood in three years. Wish me luck LMAO
Dude! That condo has the same average rate of rental prices in Houston (where I live). About $1000-ish. Looked up the of average rent price in NYC and LA... let's just say it's nosebleed sky prices. $3300 NYC & $2200 in LA. That condo is luxurious in a very affordable price! 🤤😁
For a foreigner's standards the price is very reasonable with that size ( huuuge ) the location , amenities and condo has a concierge...In Toronto HALF of that size will cost you already 15 million , it's also true 12.6 Million will go a long way if you live in the countryside it all depends on the person's lifestyle and taste, some Foreigners would settle for a bamboo hut on a beach side :-)) ......make your choice ..Lol
In Toronto you will also earn 6 times what a Filipino earns. Anyhow, this is not worth it to but there. Maybe rent, but still this seems overpriced compared to other options in Manila.
This condo needs another bathroom on the second floor or move the bathroom out of the master bedroom. It's not convenient for the second bedroom occupant to go into the master bedroom to use the bathroom. Also the layouts of the bedrooms are kinda weird but that's just my 2¢
I wouldn't. Not that it's seedy or untrustworthy, but because the infrastructure is... for the lack of a better way to put it... not what you may expect. Go paperless where you can.

Traffic in the metro can be unbearable. Residing near your workplace is best.

with 12M or less you can buy a nice single detached house somewhere in sta rosa away from all the bs in the city

If you want to compare with a decent place, but not Metro Manila, it would be less than $300month. And everything else is way less in cost in Phi. Single guy can live decently for less than $1k month. Just can't do that in Metro Manila. hehe

I like the layout but for P12.6 million condo that probably does not have parking and less than 100sq meters, I rather buy a new bigger house that is located in a province near Metro Manila like Bulacan or Cavite for under P10 million.

Actually if you think about it and if you look hard enough, you don't need to buy a new one. 10 to 25 year old condos with parking in Eastwood, Makati and Ortigas are bigger and cheaper. I was just there last fall and I saw a 15 year old 110 sq. condo in Ortigas selling for about P7M. Hire a good architect/interior designer to renovate the unit and you have a kick-ass condo in a nice neighborhood.
Foreigners can't own land for a house ( it's possible with a good lawyer). Thats why he shows condos which foreigners can own.put the house in someone else's name? Lol sure go ahead.

My point being, since lots comments saying ‘it’s too expensive!’ But if you bought two years ago, and rented since then, and then sold it today or just value it, you probably make 25% + roi. Correct me if I’m wrong. One things for sure, you’d be in the money! 💰

Reminds me of Manhattan. Great prices with even great views. What about real estate taxes and condo dues monthly? Water/electric and other utilities. My former condo across the Hudson River, became unaffordable, because of increasing real estate taxes, condo dues, special assessments imposed by building management. Water and power shortage is common in the metro manila area. Its happening now because of government ineptitude. I should know I lived there 40 yrs ago. How can I be convinced to return and spend my retirement dollars there alone.

12.6 million pesos/PHP right? If so, that's quite a steal. You have to remember the area, the proximity to business, etc. Maybe get one on a lower floor and save even more money. Something like that in the US might be over 1 million USD in equivalent cities.

That depends a lot on where you are going. Big cities and tourist destinations will have good accessibility but historic and rural areas may be a gamble. I would assume that is true in a lot of places though.

It's funny reading the comments for all those people saying how you can build a mansion for that price out in the province its completely different lifestyle. Some people like living in a big city versus rural areas. It's like me saying why did I $700k for my place in Los Angeles versus $100k for my 5 acres ranch 150 miles away from L.A. its completely different vibes, I like the peace and quiet of my ranch but I love the city place way more. The place is the video would work for someone like me that likes being in the mix of the action and buy a second spot by the beach. It's all relevant to your own personal budget, not everyone is pinching pennies.

It depends on where you build it and the quality of this 'mansion'. Usually gated residential lots close to central business districts and school range from PhP 10,000/sqm as of 2016, simply because it cuts the travel time and traffic stress to get around and accomplish daily tasks. For people who operate big businesses or part of the corporate class, time is money. And to be honest, I would never live anywhere in the Philippines that is not gated.

It is fun to live in Manila if you are earning US dollars. Otherwise you might find it cheaper to live somewhere else. When I say, fun, I mean being able to dine in cool bistros, hang out in hip bars, and travel to tourisy spots anytime.
I suggest living just outside an area like Eastwood, BGC, makati etc. like Pasig is really nice and budget friendly :)

Haha, Eastwood sits right on top of the dreaded Valley Fault System. That building will be one of the first to crumble down when "The Big One" strikes!
Hmmm, true. The last earthquake on this fault was in 1771. I was in Guam in 1992 we had a 8.1 earthquake that lasted over a minute and a half. But I know Guams building standards are the strickest in the nation. We survived just fine. Not sure about in the Philippines. I plan on retiring in Eastwood in three years. Wish me luck LMAO

This condo needs another bathroom on the second floor or move the bathroom out of the master bedroom. It's not convenient for the second bedroom occupant to go into the master bedroom to use the bathroom. Also the layouts of the bedrooms are kinda weird but that's just my 2¢
