    The right way is to strip that metal ,, seal with elastomeric coating ,, lay down 2" foam panels for insulation , then more elastomeric , then a rubber membrane and seal all the edges the right way. cost would be about P1500 sqm but would last 30-50 years and would cut AirCon costs tremendously for the 3rd fl units ...

      google sucks Easy fix. Patch roof higher than other unit and push water to the other owners. Not my problem.

    The road gave you of what's to come inside. Bad pavment. Then the leaks and noise and you can tell has poor management.

    in the philippines nothing gets fixed right, give it one mth and the leak will return. same as anything repaired in the philippines,cars ,tv's, computers,air cons fridges.etc no warranty ever given,on repairs,plumbers are the best you start wth a leak end with a flood after 10 visits and heaps of cash gone.

    the trouble is, even when a replaced roof. under that is a steel reinforced concrete roof and it's been compromised (gotten wet). when the steel gets wet, that concrete is all going to start popping loose and falling on residents. Small pieces, but it will continue forever. the steel will rust inside that concrete. Seen it happen in some houses in the Philippines.

    I don't understand the metal panels... the water seems to drain off at the outside edge right onto the cement under the panels??? I would get at least two 5 gallon buckets of elastomeric sealant and coat the hell out of the area over the unit you want.

    at 6:16 you mention...." only 14 years left on leasehold (of this bldg.). then what happen to buyer.... after 14 years ?

      They have to buy a massively overpriced leasehold extension or loose the place. Some building owners won't extend it and will take the unit and sell it again.

    Run down and wont be repaired correctly...…….how typically Philippines . This place was great 20-30 years ago and has NOT been kept up since the Yanks lefts .

    Peter regards the buy price depending on floor/condition, offer 550 or 500 if buying 2+. Now how much you really want them or how much he wants the money? Note balcony definitely a bonus and the lower ceiling industrial idea sounds cool. "Buy when there's Blood in the Streets" - Warren Buffett

    A good question is, is there a generator in the building, because electricity is an on and off service in the Philippines, and when there is no electricity, one’s dwelling becomes a hot, dark, humid cave.

    Much cheaper if you rent on apartment for 15 /20 thousand a month that kind of prize for apartments so nice to live there

    The problem is really that the roof is too flat, the water has nowhere to go. You are better off with a second floor

    Contractors always cheat on the amount of concrete mix, to sand in the RP. Inspectors are easily bought off, and the contractors make a bundle. This is also true when it comes to public roads. I have seen new roads wash away in front of my eyes, at the first rain, and it rains extremely often in the Philippines.

    Interesting, and thanks! Always appreciate learning new things, or seeing what's out there today (hard for me to get around anymore, like you). Also loved that deo commercial upfront, what fun was that! By the way, that building you're looking at, the one with the water damage, looks suspiciously like my old barracks when in the US Navy, c. 1967-68, and the base then known as NAS Cubi Point. It's my understanding the airstrip there, today known as the Philippine International Airport, was where our Navy planes operated out of in the mid 60s, while rotating out in the Gulf (Tonkin) for shipboard duty there. Also believe our carriers tied up at the same docks where that commercial shipping has now taken over.
    As for that condo, when you have as much rainfall as they have in the Phils, and your roofs are flat, or moderately sloped, it's easy to see why mold (like in Florida) is always going to be a problem. If you can't stop the water from coming in, don't bother. And like some posters have noted, getting the mold out of the walls, ceilings over time? well, good luck with that. And since these failed structures are considered common areas in a condo, management needs to handle the problem upfront, not the unit owner. So get it in writing if you do buy, and demand all repairs be made by a licensed, certified contractor. Anything short of that, watch out. Having said that, would like to hear today (in Jan 2019) the rest of your friend's story, and how that condo business worked out for him. Might even consider checking one out myself -- that is, if the prices haven't gone thru the roof by then (and if still leaking -- not!) Maybe I'll try checking out Cebu, instead.

    The HOA fee have to cover the roof in the USA the have to fix it I bought a condo in Ocala FL USA 17 .5 K 4 years ago it value close to 128K but my Condo is brand new inside and u cannot compare there to the USA

    Danger!Danger!It looks like concrete roof being covered by metal roofing.The reason for the leaks -there r cracks in the roof big time.The whole upstairs units are affected and earthquake prone.A 4 pointer earthquake will be disastrous!

    I could be wrong but it's my understanding Americans can't own property in the Philippines. So you would have to put it in a Filipinos name which in fact then you don't really own it. And could get the boot anytime he or she wanted you out.

    Yep cheap but will not buy. Its rotting already. Renovation will cost a ton more and the building itself... umm hell no. I wouldnt pay a penny

    Well, location location location. That said it is a mess. Would YOU live there, hell NO, is it doable as in rentable YES, 14 year lease left, extendable afterwards? If so how much? Peter seeing it as in return versus spend. Walking distance to the mall a BIG+++ lack of cheap accommodation including hotels in the immediate vacuity. I recon it'll deteriorate over time as management won't spend, maybe gone to far in their eyes and/or just don't care. Fairly typical attitude if still makes coin. Cheap though, can't you knock 2 into 1 unit? and as K said the whole roof ain't never going to get done as 9mil.

    Rip that false ceiling out, few bamboo poles nailed to the walls here and there, throw up a few tarps or rolls of plastic flowing into a pipe out that window and hey presto your new interior design office with kitchen and bathroom . Incidently I know a natural greeny product that kills mould lol

    So many experts about the roof my guess is they have never been on one in there whole life. The roof sheet is ok its all about the incline of it. With coastal weather you would need about a 9 to 12 degress pitch due to the wind blowing the rain to make a back flush effect. Also that walkway down the middle acts like a box gutter so water will hold there too. It should be ridged. In real terms whole new roof required and a better design for the water to flow off . just yanky short term poor design building with inferior quality products

    well, they had it priced right...no bargains in Philippines, you get what you pay for, its the LAST 500,000 P you spend on a condo that buys you what you want,NOT the first 500,000 Peso. They are building so many condos in the PHilippines...like US $, the more you print, the less the value. they will fix that roof ON THE CHEAP. The management will collect from the tenants, and pay half to fix the roof, and pocket the other half.

    Even tho it's only 11K, in the Philippines you can get better for cheaper. The ceiling had black mould which is noxious to humans, and most animals. The pot holes mean the ground below is hollow and you'll likely have sinkholes soon. The door legit looked like it'd been busted and you could easily break in. Idk man the kitchen is nice for a condo that size and ik this was posted a year ago, but sheesh

    I like the culture of the Philippines but there is a very worrying aspect of it: There carelessness of data and facts is astronomical. Here she said the roof was fixed, then it needed to be fixed, then the management will pay for it, then its the responsibility of the tenants, then they see that its being fixed right now! Nobody seems to actually know anything and they will say anything to smooth over a rough area of the conversation. In a word: Its spineless. Unfortunately this is endemic in their culture and is something you need to be prepared for. Just a spineless carelessness that wafts through all aspects of society. Its still a great country to visit and to live. But it means you have to do much more due diligence to ascertain anything. And this wastes a lot of time. And is very frustrating because if they had a semblance of responsibility, it wouldn't be necessary.
    Its so important not to ask leading questions. Like "Will it be done in time?" You know they will nod and emphatically say yes. Instead, look as if you don't expect it to be done anytime soon and you're fine with that and see how they react. For things that really concern you its best to look like they don't concern you to see how the Filipino answer is.

    Watching that rain coming across the mountain is nice, except in the rainy season.
    With the roof fixed, depending on how much and intended use, 600k is an investment.
    As a rental, you will recover the investment.
