    I was nodding furiously when you mentioned the importance of handwritten letters. Unfortunately marketers know this too, as sometimes I receive printed mail presenting itself very convincingly as handwritten, and it takes almost forensic level examination to confirm the deceit. It's usually from realtors pretending to be an individual that fell in love with my house. They are the last people I would consider if I did want to sell, because I couldn't trust them.
    Thanks for the interesting resources, such as acrevalue, and caltopo.

      Yeah, you're right. If there's an authentic and real way to connect to people we can be promised commercial interests will exploit it!

    Is there any difference between using a real estate lawyer and using a title company itself? Im assuming they do they same thing? Real estate lawyer does the escrow, writes up an offer letter for you to to give to the seller, checks for liens then contacts the county office and changes the deed to your name? Does a title company do the exact same thing / process?
    I got cash and am looking to buy raw land - never done before - still learning.

      Hey man! Yeah there's a big difference. A lot of things you listed (checking for liens, deed changes, escrow) is the title company. The agent can draft up the contract, but you can too. The escrow and title is all handled by the title shop. The agent's primary thing is to help you find what you want and negotiate the price. But past that you'd be using a title company for all the meat of the operation.

      @@dusthavendotcom Awesome, I appreciate the info. Curious - how exactly does the deed change hands? When that process happens, does the title company fax the counties titles / deed office the signed contract - then the county looks at it and updates their records with my name as the new owner? So I wont get an attorney and will go strictly through a title company - any suggested companies? Whats the average price, or is it a percentage fee? Is it genrally cheaper then an attorney? It will be for land in Tennessee, price around $100k.
      Also your video is well done, im surprised you dont have more subscribers.

    Hey man, I have two properties in costa rica that I would love to sell to someone who's into off-grid and eco-friendly property. One of the properties has a vacation treehouse on it. I now live and work in Ethiopia so it's very challenging to manage; I need to find someone else who can enjoy and manage the property better than me.
    I'm just not well connected to people who would want to purchase these properties. Any tips?

      @josh, I'd try maybe reddit or permies.com as a start. Those are free and good starts. Not sure of the listing cost on zillow but a lot of folks are searching around on there.

    This is a great video! Thank you for posting.
    I have a question about walking the land, how are you going about contacting the owners to gain permission? Is this included in your initial letter to them?

      Hey thanks! Yep, once I got on the phone with a would-be seller I just asked if I could walk the property and take pictures. Since these were all unimproved lots, every owner was fine with that. Good luck on a land hunt if you go that way!

    Do you have any tips on how to make sure property is unrestricted, no building codes, etc? And other red flags?

    • @dusthavendotcom
      @dusthavendotcom  2 роки тому

      Generally the building codes are enforced at the county level, so I'd make a cross referenced list of states/regions you're interested in, then start googling for the building code process. In my experience any county (even very rural ones) who have big metro areas tend to likewise have a very heavy handed permitting process. So it tends to be a combination of remote county + no major city in that county. Any CC&R's (covenants, codes, & restrictions) would need to be on file with the county office, so provided you have the parcel number you should be able to pull any documents related to it. Depending on the county that might be electronic or (in my world) it was manually, printed paper in the office.
