I want to share some pro tips with you that will help you buy Arizona land.
So when you’re buying land in Arizona, there are 7 key things that you need to watch out for. Make sure you get your FREE copy of the Arizona land buying guide because I detail out how to answer each of these 7 points.

Wow, really great pointers here, thanks for the great info!!..If I can add one more pointer to look out for..be careful with "sight unseen" purchases..you want to personally see the condition of the land and make sure it isn't being used as a dump.. has squatters living on it or has any other surprise that you will have to deal with.

Do not buy from a private owner. They can say anything but that doesn't make it true. Go through a licensed title/ escrow company. It costs $$ but they check for legal owners, back taxes due and other things that you don't know. I just closed escrow on property in Parker Az on September 16 and used pioneer title company. I don't work for them but glad my wife talked me into it. Also check into a perk test before buying if you plan on building. If it doesn't pass the perk test you can't build. Enjoy
Hi Chuck! Unless you’re super confident, a title company is always a great option. We’ve used pioneer title company as well! they’re great🙂
What about a licensed real estate agent?
I’m using pioneer also 1100 coast for title company but well worth it
So you can call pioneer, to find the land, or after you've found a seller/piece of land? And how much does a perc test cost? And do you just call the current owner and ask them if it's okay, then send them to the parcel to do the test? Thanks 🙏

Another thing I suggest finding out is how far to necessary amenities like groceries, gasoline, excetera. Too many people are buying near little towns that are 1 road towns. They do not have grocery stores. And you will need to yravel 18 to 20 miles to get there. Even then, like right now during covid the walmart 14 miles from me is sold out of everything. I suggest people go look at these lands before purchasing. Also Mesquite tree are not " shade" trees but many sellers of these properties are listing them as such.

I’ve always found the best way to “move” is to rent there first and do some networking. To make a monumental decision to move anywhere you must become familiar with so many factors. Schools if you have children, medical care, distances to the stores and post offices, the kind of people you don’t want to be around etc. Obviously too many factors to list. And if you’re just not happy, you can exit without the burden to sell a home. Your guide is excellent and gave me some great tips. I tried to download your material, but could not. We recommend you always use a title company. Good for helping you to find any "gotchas". The most recent one was someone who bought a property they thought had interest in a shared well. It was not properly documented. Can be fixed but will be an ordeal. Title company would have found this.
Hi. That's right if you really want to be sure, you can always have a lawyer or paralegal familiar with real estate check over the documents for you. They'll be able to let you know if there are any loopholes. ✅
In Arizona, Title companies are the way to perform Due Diligence about Ownership, Taxes, Liens, wells, septic and zoning restrictions. They are invaluable and you get insurance to cover for mistakes. They do all of this for free and charge only if you buy the property.

Some advice I would share is do your research and due diligence! If you're looking to buy land and build, look into things like utilities, how much it costs to connect them, how much it is for a custom builder, etc.

I live in Az for 17 years. Off grid, beautiful wild, rugged with million dollar view. Neighbors moved in bullying because they want their arms training business at their home( against CCR's ) it's a POA. We live on a beautiful canyon which they want to use to conduct their very loud, epic shooting which ricochets off Canyon rocks and sounds like a war zone.The canyon is adorned with a bright orange target now. So much for peace and quiet. We've been harassed, stalked, bullied, threatened and ganged up on. My husband is older and cannot protect us. Anyone want to buy my 41 acres and beautiful home we started....? ( Az big gun state... )

I have two huge washes on 40AC, theyre beautiful features and great for hiking, stay cool in the summer. We have high ground to build the house on.

Here’s a no brainer. Where is your water coming from. If you didn’t collect enough rainwater make sure you have a local source to haul it yourself or pay a hauler. I’m in Arizona waiting to have my well drilled and thought I would haul it or pay a water hauling company. I got a quote for $750 for 3000 gallons which doesn’t go that far. If you’re good maybe 2 1/2 months. 😊 the Reason for the cost was the distance they had to drive, over 100 miles round trip. So do your due diligence when talking to your broker. Again these water companies can come and go so just don’t take the word of the sales broker. I hauled water for 5 years outside of Tucson so I’m not new to the sene. Also very familiar with the area outside of cottonwood,Az, where I’m building a house but have to wait a year out for a well driller to get to my project. Having water hauled during that waiting period is absurd. Advice is to know how much rain and when it generally comes at your chosen property and then have plenty of collection materials . How far is a water source if they will allow you to fill up. That’s another issue.

A couple I know bought a plot of land in Flagstaff. They were showing off the plans to build their new home. Turns out they couldn’t build because the lot was in a flood zone. They didn’t research and the realtor obviously didn’t tell them.
Hi! I'm sorry that they have to go through this! I hate hearing stories like this ... Its always important to do your research and due diligence before buying any land to avoid any disappointment in future. The realtor should have disclosed that to them.

Beware of buying land in Coconino County codes are very restrictive especially septic.
As a soil testing firm in Northern Arizona, I can attest that there are many dishonest realtors, title companies, and private sellers, all looking to sell land that does not pass a perc test. My advice is to always do the perc test before buying

Dug a well whivh was way too.salty plus it was in the nrighnor"s underground stream so that caused friction
My husband hauled water and built a house
The land was fabulous with wild life but my husband had a stroke and I unfortunately had a stroke and I sold and moved to the city
Well. Now decades later. A mine was opened up close to town. Water was pipped through our former land and now according to the internet the land is selling for. One hundred thousand dollars an acre
We got enough to psy for the house. But we had no water

Actually, I miss the property because of the history of it
I have recently googled the name on the deed that my father had.(before it was willed to me) and it turns out that this property was owned by a black man born in 1879 and possibly received it from his father as a homestead. This would explain the small stone house on the property and wild watermelons growing around our house.there are absolutely no black people around that area and after talking it over with an old resident of the town, I believe that property was homedteaded by a possible former slave that had fought in the civil war and given the land as payment I cannot prove it but it looks that way to me
Use a title company and order a title report and see the conditions of the land it will show you almost everything you need to know. Having a good realtor will help fill in the gaps

The biggest concern should be dedicated easements especially when dealing with the State Land Trust, USFS, BLM, ADOT. Ive gotten certain laws past in this regard but there are some other legal time bombs coming in some areas. Spend a few days or a week camping on the land you intend to buy, its amazing what you'll learn good and bad. Realtors no virtually nothing about raw land purchasing or financing and in most cases will not show it lol. Check the water table in the area and other wells if any, power is really not an issue with todays off grid technology. Don't make selling the land (if your the seller) a huge production with all kinds of boilerplate protections in the sales contract that will kill a sale. Buying raw land is very doable and easy don't let "experienced" land realtors fool you. Do your own due diligence. If over 5 acres don't forget to file a DRE 7 days before the close of escrow! Good luck. If your interested I have an 80, 93, 140 acre parcels available north of Table Mesa Road exit and 5 miles east of I-17. Great views, 2800 to 3200ft elevation, access by 4x4 only at this point and no improvements.

Hi, lol california definitely loves paperwork! so we've worked with lawyers to have our contracts reviewed, and we work with real estate agents in Arizona. as far as we know, those documents aren't required, and neither the lawyers or agents have brought it up. maybe it's just for housing? 🙂

On #4 i got 20acers thats landlock but my neighbor south of me is in front of a main road with power he also has 20 acres i send him a letter if he would sale me an easement to get to my place no response i told him that original own back in 1960 split the land of both parcels but must forgot the easement or something its get popular now around here in west maricopa county can i make give me an easement ..thankz keep up those videos
