My fave story - a guy wanted to build a shade structure for his cows - couldn't get the permit SO he built a giant chair sculpture which qualified as art and the seat of the chair was the sunroof :)

Some people really get crazy with the power they've been given. I was a builder for 30 years. Every municipality is different. But it only takes one that can throw a wrench into what your doing.
It’s SO wild to me! As long as it’s safe and doesn’t depreciate the property value nearby… who the hell cares?! It must be the greedy need for more taxes grrr 😡
@@angelarodriguez4116the dep is the worst, they can shut you down and fine you insane amounts of money and they're allowed to trespass on your property whenever they want. I have a horror story I should make a video about dealing with them trying to build a new AFrame.
Did you hear the bit where the guest said, “the individual had a complaint filed against them”. Often (not always) the public (your neighbors) turn you in for code violations. Good luck out there. Projects are always difficult the first time through.

Township never tells you what you can get away with. They only tell you what you cannot do. For example, we wanted to live on our land while we developed it. They would not allow us to temporarily live in a shed, but they never told us we could have a camper and stay 2 weeks at a time. It's all about the money. And Keeping the poor people out. Big corporations will donate money to them and they can do whatever they want.

Can confirm as I was a developer for a while. Going to your county development offices can be a real life-saver. They can give you detailed 'do this next' advice and If they are not swamped they will often take the time to explain why you need what you need and tell you precisely how not to screw up. It's 'luck of the draw' based on the people in that office - and time consuming - but it could save your tush, 100%. If they LIKE you and you do what they ask you to do, you will be in good shape. If you fight them, you will get yourself into more hot water than you can handle.
This was by far one of THE most helpful interviews I’ve ever watched on buying land and navigating the land use process. I’d love it if you invited this guy back. Your use of well thought out questions is what really upped the value of the entire discussion. Thank you for that!

I'm one of those who was served up by a code enforcer for my 6-unit glamping site. It led to a full Special Use Permit that should be approved in the next month or so. Learned a ton! And your guest validated a ton of what I learned.
Can you tell us how much the SUP cost, plus any other info? Thanks.

I recently listed a few of my Ag/Res lots in FL. For Sale, and everyone wants to setup Glamping Sites, But they keep calling Planning & Zoning to find out if they can setup Glamping Sites with Domes & Tiny Houses , But the County tells them No, even though they can already legally do what they want By Right with Agri-Tourism. But they don’t understand how to talk with Planners. So I’m getting my realtor to send your video to the potential Buyers.
I plan on setting up an Agri-Tourism Glamping Site , But need some Cash , so I listed some of my properties to fund my Glamping startup., and to launch my Hydro Ag Farm Pod Manufacturing Company.

This conversation was so great! I realized how long it was, and thought of what I might learn. Needless to say, I did not waste any time by watching through the whole thing. So many of my questions were answered without having to go anywhere. I do not regret using my time to listen to this conversation.

Loved this, thank you. I bought land for a mixed sustainable bed n breakfast 20 years ago and got stuck with it until last year when I finally sold it. The zoning was IMPOSSIBLE and it was in the middle of nowhere?!

When you were taking about the oops stage, it reminded me of talking to a realestate attorney years ago, he told me that it was good I paid him for advice now because if I waited until I had a problem it would be extremely expensive.
Expensive is an understatement. I had to pay about $35,000 just for paperwork to pass dep requirements for stormwater management for a single 1200 sqft A-frame. The dep also held me up for almost two full years before I could actually start building.
