Can confirm as I was a developer for a while. Going to your county development offices can be a real life-saver. They can give you detailed 'do this next' advice and If they are not swamped they will often take the time to explain why you need what you need and tell you precisely how not to screw up. It's 'luck of the draw' based on the people in that office - and time consuming - but it could save your tush, 100%. If they LIKE you and you do what they ask you to do, you will be in good shape. If you fight them, you will get yourself into more hot water than you can handle.
Township never tells you what you can get away with. They only tell you what you cannot do. For example, we wanted to live on our land while we developed it. They would not allow us to temporarily live in a shed, but they never told us we could have a camper and stay 2 weeks at a time. It's all about the money. And Keeping the poor people out. Big corporations will donate money to them and they can do whatever they want.
Some people really get crazy with the power they've been given. I was a builder for 30 years. Every municipality is different. But it only takes one that can throw a wrench into what your doing.

But they don’t understand how to talk with Planners. So I’m getting my realtor to send your video to the potential Buyers. I plan on setting up an Agri-Tourism Glamping Site , But need some Cash , so I listed some of my properties to fund my Glamping startup., and to launch my Hydro Ag Farm Pod Manufacturing Company. A well established Federal legal principle, is that when a statute has been written in an unclear or ambiguous manner, it shall be held against the party who wrote the law, and in favor of the little guy. The catch is that the legal costs of filling a legal challenge can break you. Not to mention, really piss off the town. Forever.
When you were taking about the oops stage, it reminded me of talking to a realestate attorney years ago, he told me that it was good I paid him for advice now because if I waited until I had a problem it would be extremely expensive.

7:23 where is the power granted to city and counties for Zoning… not from the FedGov. Sadly, some areas are adopting international building codes, but the authority for zoning comes from the state.
The tiny home idea is resounding well with the Baby Boomers who have already had the big house, the best car, high taxes, and suddenly you noticed that everyone hung out in a certain area of the like the family room/kitchens. My last home was really very beautiful, if you were hanging out in the family room in front of the fireplace you couldn’t see the formal living room and formal dining room. At the the time that situation worked out for me. It no longer does. I’m 70 years young and I am not anyone’s Grandmom. I’m more of a Woodstock Era person. Young at heart. I not only understand tiny homes, after looking at several companies, it is perfect match for me. No one ever told me where to put them. Must I own land? So many advertisements tend to make you think that you can just plop in the middle of a forest. Is there any way of getting one and not having to buy land?

Expensive is an understatement. I had to pay about $35,000 just for paperwork to pass dep requirements for stormwater management for a single 1200 sqft A-frame. The dep also held me up for almost two full years before I could actually start building.

My family has a 400 acre farm that have been in the family for 3 generations. We are trying to look into the zoning to see if we can add some camp sites and even a few tent sites. The zoning isn’t super clear, I don’t know we’ll have to at least get permission. I appreciate this video so much in giving me a start on information

What I find interesting is something nobody ever seems to ask is what if you buy a property that already has water, electricity and sewer but the property is dilapidated. What's wrong with buying it's in a location you like even if the property seems okay but the house is in repair? Wouldn't it be advisable to just PURCHASE it, bulldoze the house and then just build something nice on it because everything has already been pre-approved and zoned in, then maybe an exception of building another edition on the property?
That's a great question! A property with ideal zoning, utilities, and an existing structure is a great find! However, bulldozing the house takes away the use, so you would need to establish a new use, which could require some zoning approvals. I still think that's a great way to go though and is often what I personally look for.
Much more complicated than that. Can't use a septic system if it has been in disuse for a year or more without a new inspection. $$$$$$$$$ If you're going to do it , don't ask permission. Just do it. Keep the original foundation. But you better not have any neighbors to rat on you.

Knowing what you want to do that's in the language of the ordinance and doing the research to be knowledgeable about the language there, finding the planning commission names who are activity working on stuff to talk to, and use specific questions in the language of the ordinance are what I learned, thanks so much, hoping to do a 2-4 site camp or upick veg, or tiny house shed depending on how the township inquiries go, but we love our property that we live on and would be just as happy sharing it with friends, although less lucrative.
I think just going to the zoning office and asking questions is very helpful. And don’t forget to stop in at the planning department. And then go on over there and talk to the folks at engineering. Start asking before you buy land.

Your video has been inspiring. I have been considering starting a business constructing and selling tiny houses. The more I research, the more I realize there are a huge number of legal roadblocks. I have been wondering if navigating all of these roadblocks is worth doing. I previously was informed about maybe developing a campsite to give myself the ability to rent my units until they sell. I am starting the process of researching locations. I am a voice network specialist. I am a Technical Support Engineer by day, I have been drawn to home construction. I have a few large successfull projects under my belt, so I am looking forward to my venture into the tiny house market. I plan to produce 18 foot to 20 foot trail mounted tiny house. Do you use tiny homes with the trailer foundation?

Knowing what you want to do that's in the language of the ordinance and doing the research to be knowledgeable about the language there, finding the planning commission names who are activity working on stuff to talk to, and use specific questions in the language of the ordinance are what I learned, thanks so much, hoping to do a 2-4 site camp or upick veg, or tiny house shed depending on how the township inquiries go, but we love our property that we live on and would be just as happy sharing it with friends, although less lucrative.

I think just going to the zoning office and asking questions is very helpful. And don’t forget to stop in at the planning department. And then go on over there and talk to the folks at engineering. Start asking before you buy land.

Your video has been inspiring. I have been considering starting a business constructing and selling tiny houses. The more I research, the more I realize there are a huge number of legal roadblocks. I have been wondering if navigating all of these roadblocks is worth doing. I previously was informed about maybe developing a campsite to give myself the ability to rent my units until they sell. I am starting the process of researching locations. I am a voice network specialist. I am a Technical Support Engineer by day, I have been drawn to home construction. I have a few large successfull projects under my belt, so I am looking forward to my venture into the tiny house market. I plan to produce 18 foot to 20 foot trail mounted tiny house. Do you use tiny homes with the trailer foundation?
