    sir in floor area calculation do we consider balcony area in it ? I have a plot with area 1008sq ft open from two side. size is 24' x 42' . I was planning to provide stilt parking at gf and there a basement beneath. kindly guide. FAR is 2.

    Summary
    FAR determines how much covered area can be built on an area. This is determined by government.
    FAR = Total area of all floors*100/Area of the plot
    The area in the numerator is the ‘Built up area’.
    Included in Built up area in addition to carpet area are External walls, Service shafts in the property (not service shafts in common areas) and Balconies. Excluded from Built up area are Terraces, Common areas such as lifts, staircases, clubhouses
    FAR is important to know because it tells you how much covered area you can build on a plot as per the government.
    Floor Space Index is just FAR denoted as a number instead of a percentage. They are essentially synonyms.
    Apart from FAR/FSI, government also defines Setback, Ground coverage, Parking space and Height restrictions. You have to keep these in mind while constructing something.
    The population density of a place starts increasing when FAR/FSI increases. It is important that infrastructure keeps pace with the population otherwise living conditions may deteriorate.

      Basically offset is a distance in between plot line to building, & distance in between of two buildings. Offset changes according to height of building. You can find these limits in NBC.

      Apne plot ki boundary ke andar balconies ho sakti hain side wale plots ki. Middle plot ki boundary mein encroach nahin kar sakte.
