SoundProof Curtains to Block 80% Outside Noise Upto (25db). It means your room is completely noise free. Sound absorbing curtains help improve the sound quality and reduce vibration levels within whatever room they are installed in. If you hear a lot of exterior sound like road noise in your room, then soundproof curtains will not be as effective as a true soundproof window, but they are a simple and effective choice to at least make the problem less. Curtains are a fantastic way to deaden sound in your room and keep it from echoing. Curtains alone may not be enough, but it will certainly help.

The double sided deadbolt is for security. My house has the same locks and someone can break the window and unlock the door. A month after I changed my lock to the Double deadbolt, My neighbor came over and said their house was broken into when they moved in by their French doors.

here in Indonesia, we generally have pretty bad crime rate (burglary and the likes) so all the houses here are either totally closed off from the outside (full wall around the house or high fences) or barred on all windows and doors.
my house got infiltrated by my own neighbor twice before too (once they come in from the roof and broke the ceiling and the other time they just broke the back door with some heavy tools). So I have no choice but to install bars all over the house (literally steel bars like prison cells). Caught them red handed the 2nd time and called the cops because it was pretty loud when they break in.

@@Jay-rg5mt Well, I was intentionally exaggerating. Most of the houses in my price range in my area (CA) either needed a lot of work, had cosmetic upgrades that I didn't like but still needed a lot of work, or were new. The California housing market is maybe not usual, but the proliferation of gray paint in flips is. Also, it's harder to repaint painted cabinets than you might think. A safety expert warned us not to have the keyed deadbolts in our home because in case of a fire the key might be dropped or inaccessible and you are trapped inside a burning house. It is illegal for businesses to have a keyed debolt. Firefighters have found a pile of dead bodies at an exit because a key was necessary to get out the door.

It looks like you built that back deck on top of the broken slab. Why wouldn't you fix the slab? Doesn't that make your deck unstable? I know you were trying to keep costs down but the showerhead in the master bath needs to be higher. And I don't care for the tub. And I think there is way too much gray throughout the house. It looks so pretty ,I just wish the kitchen cabinets went all the way to the ceiling .I hope all the nice furniture that was in the house was given to someone that needed it ,very nice stuff .

I'm pretty sure it's staging furniture. It's typically stored in a warehouse when it's not being used on open house. They might also have rented it from a store. But that's a sweet idea ❤️

just fyi -the double side keyed entry deadbolt is for doors like that that have glass panes so if broken into they cannot reach in and unlock the door from outside. its for the homeowners safety but you should keep a key very near buy to get out if need and be sure everyone living there knows the keys location to get out in an emergency...

Deadbolts came with my house on all the doors. Although now illegal in my city, they were handy when my mom with dementia lived with me.

An accent wall in each room is a bit much to my taste. I never saw that until the 80s and it was usually in the livingroom. Also dark colors or black on walls are not usually favorable. I know grey is finslly going out of style, i like light colors, especially palest blue or pink. I once had a real light almost white pink bedroon and 3 windows on different walls. As the light changed throughout the day it was like candle light in there. In the fall there was a tree with red/cranberry leaves and that made the room a burgandy at dusk. Really pretty and relaxing.

Hey! Out of curiosity, why are your closing costs only 4%? Is one of you a realtor so you’re saving the listing commission? Would love to know how you guys make 4% work. Hope to hear back, thanks!

Only thing I would change : the powder room ceiling, I would paint the accent color. It'd be a funky little quirk to a really small room.

I love accent walls, especially the type you guys do. Always so stylish. This house looks incredible.
My house is mostly white and this pale cream color, but all the accent walls are sky blue. It works with my beach decor lol

Window casings and frames! White window casings against those dark grey walls would have looked so nice.

I like the accent wall color. One thing that my eyes automatically noticed was the unaligned hardware on the cabinet door on top of the microwave. 😆 This was a nice flip though.

I like the accent walls but i personally feel that you should always choose neutral colors because everyone has different home color schemes. If i was was in the market looking for a home the gray walls will not go with any of my home decor so i would have to spend money to hire a painter to repaint the walls. Just stick with neutral colors and let the home buyer determine if thet want an accent wall and what color.

Love the gray cabinets and the wooden floors. It's the perfect modern style. I can't stand the wub-wub music, but perhaps that's just me. XD

Wow! great job with just a few changes. I appreaciate the accent walls for sure! I wish the shower head could have been taller and that the tub faucet handles could have been changed out...just screams 90s to me. I also wonder why the french door had to go entirely. Why was that decision made?

I lived in a rental for two years that had (new) carpet in the bathroom when I moved in - the landlord had just bought it and we all agreed it was weird as hell. Then one time the toilet overflowed. I cleaned the shit (literally....) out of that carpet, but I still am so glad I no longer live there, lol.
It was a very nice updated townhouse otherwise - the carpet was just so so weird. Grosses me out.

Have you ever flipped a 100 year old home?
My husband and I just sold our house and we are adding an addition to my parents house. I want to fix up their original, very old, house and make it nice for us. The addition will be their easy to take care of, one floor, home. We did a lot of work to our old home and made enough to build our addition. ♡
