    More than 80% of newly-built single-family homes sold in 2019/2022 belonged to an HOA. during the 2004 housing boom-home prices were significantly inflated, leaving people unable to sell later because they owed more on the house than it was worth. I know several people who bought during that time, thinking it was a good investment, but it wasn’t until the COVID housing boom that prices finally returned to those original levels.

      To balance out your real estate holdings, I suggest investing in equities. If you're cautious, even the worst recessions can present fantastic buying opportunities. Additionally, volatility can produce fantastic short-term purchase and sell opportunities. This is not financial advise, but you should buy immediately away because money isn't king right now!

      Would you mind providing details on the advisor who helped you? saving for a pension through a corporate program since the age of 18. I hit greater tax along the road, so I increased my company pension with a SIPP (tax benefits). I'm now 50 and would love to expand my finances more aggressively; there are a few automobiles I still want to drive and a few mega-vacations that I still want to take.

      Certainly, there are a handful of experts in the field. I've experimented with a few over the past years, but I've stuck with Melissa Terri Swayne for about five years now, and her performance has been consistently impressive.She’s quite known in her field, look-her up.

    I used the USDA loan to build a house in 1994 on 1/2 acre of land. It was a dream come true. My down payment was $500. I could not believe this was available back then. I still own the house.

I was approved on a USDA loan and because of the State of Arizona USDA Chief Home Program Coordinator did NOT HAVE A PERSON ON STAFF THAT KNEW HOW TO PROCESS A NEW CONSTRUCTION TO SINGLE FAMILY MORTGAGE ONE TIME CLOSE THEY WITHDREW THEIR APPROVED LOAN AFTER A YEAR. THIS IS AFTER 27 MISTAKES IN PROCESSING MY LOAN EVEN AFTER EXPLAINING TO THE PROCESSOR THE USDA'S OWN LOAN PROCESSING TRAINING MANUAL THAT WAS ACCESSIBLE ON LINE! THESE PEOPLE HAVE TO BE CORRUPT OR COMPLETELY IGNORANT!! I COULD SUE THEIR ASSES OFF BUT THE WAY THE DEPARTMENT OF JUSTICE LOOKS LIKE GOOD LUCK WITH THAT TOO!!

      My house is worth 210000 but I'm going to price it waaaay below that cause a. I need to sell it fast b. We have a subpar hoa and c. There's someone out there that deserves a break .
      And honestly I could sell it for 140000 amd still make a nice chunk of change.
      No investors or realtor companies either just a regular family I will sell to.

      @@snickerdoodles787 also touching on that note and another HUGE issue especially in my area of the country, is that there are big time investors and realtors buying up all the properties they can, and then putting regular people through extensive application processes after having them pay fees and giving them hope for a chance at renting their property, only to deny them because they don’t meet the requirements which are absolutely absurd. I have to have a 620 or higher credit score just to rent a crap hole apartment? I have to make $60k a year to even be considered for a place? These big time corporations are the ones controlling the market and people are giving in and paying out the wazoo because we don’t have any other choice.

    some people that dont know anything about real estate would think you need 1000$ total to buy it but 1000$ is just the down payment for the loan

      Very misleading. At the beginning he says, ".... how to buy a house for a thousand dollars?". This is not about buying a house for a thousand dollars, it's about putting a down payment on a house for a thousand dollars. Even people who do know something about real estate can be misled by this. The caption makes it sound like you can buy a whole house for a thousand dollars too.

      ​@@sendit7777well traditional home buying requires 50k plus to put down on a house but this USDA thing brings it down to a 1000 for down-payment, just gotta do a little bit more research on this.

    Bought my first house in 2020 with a USDA loan. When I got the loan, there was also a rebate that came along with it, that would first be applied to the closing costs, and any remaining amount of money would go straight into my pocket if there was any left over. My understanding has been that the rebate is a standard part of a USDA loan. For me, the closing cost on my home was $10,500, and I received a $9,700 rebate, so I only paid $800 to get into the house. Sure, I do have a PMI payment attached to the cost of my monthly mortgage, but it's only about $90 give or take a few dollars. When I bought this house, the lowest rental prices I could find in my area were about $2,100 a month (but most were $2,300+) and even with the PMI payment attached to my mortgage, I'm instead paying $1,900 to own a property on an acre of land and my own water well. Would I have preferred to have 20%+ down when I bought? Sure, but I'm still not at all regretting getting into this house.

      You did your research my friend good job.
      I got my house in 2022 small starter home. Still got a good rate and I used a conventional loan. Only had to put 5% down after closing costs I probably spent 20k.
      But I’m much happier paying an 1100 dollar mortgage then giving someone else rent.

      ​@@Connor-im8xp For sure. Having a good rate is great, that's hard to find these days. I locked mine it at 2.5%, which was very easy to do with the USDA loan structure. USDAs had the lowest rates I could find at the time of purchase.

    Hello Everyone, I hope this message finds you well. I live in Arizona and just purchased my first condo. Paid 205k for a 1 bed 1 bath in a decent neighborhood within walking distance of everything. My credit pulled at 759 and qualified for a 30 year fixed at 7.125%. Received 3% concessions from the seller and a $2,500 grant. Over all it cost me 6.5k including the 6.1k for the down payment and $400 in loan cost. I’m very grateful to be a home owner with a payment I can manage. These home prices are insane though.

    Mortgage rates are currently at an all time high since 2000(23 years) and based on statistics on inflation, we might see that number skyrocket further, a 30-year fixed rate was only 5% this time last year, so do I just keep waiting for a housing crash before buying or redirect my focus to the equity market

      The stock market is no different, to maintain profit you need to have some in-depth knowledge on the market. I mostly just buy and hold stocks, but my portfolio has been mostly in the red for quite awhile now. Unfortunately to be able to make good gains, you’ll need to be consistent and restructure your portfolio frequently.

      In my opinion, it was much easier investing back in the 80s but it’s a lot trickier now, those making consistent profit in these times are professionals reason I’ve been using an advisor for the past 5 years to consistently build my portfolio in preparations for retirement.

    Be careful people, if you're worried about paying more than $1k down, know that a house like that in my area is going to cost you $3k per month mortgage. Don't be impatient!

      Most people either do not understand the power of compound interest, or are just impatient. For the average Joe, however. I think it is just best to invest in the S&P 500, and just wait, which is reliable, albeit extremely long-lots of years. Or just use a professional analyst and speed up wealth creation. Most people underestimate the power of the latter

      Generally, investing requires higher knowledge. For this reason, It's important to have a solid support structure (financial consultant) to guide you through especially in asset picking. I operate with (Alexandra Diana Jose) a consultant who partners with a licensed wealth management firm. For the record, the experience has been the best for my finance. She made me financially stable investing through her help, now I earn on a monthly basis through her passive income strategy... So I'd advise you do get a good investment advisor for yourself.

    I never bought a home and I have 60 days before my lease expires and I don’t know where me and my young adult autistic son is going to go. My biggest desire is to be a homeowner. I just learned about USDA loans not clear exactly all the ins and outs of it but I hope I can buy a home for $1000.00. If I can actually purchase I surely will come back and post my testimony!       You still need to afford and make the monthly mortgage payments. The down payment is what will only be a grand.

    Now I found this out I like building brand new homes , I just built a house for nothing out of pocket , well I bought the land and paid it off in 3 years cleared the property myself then used the land as down payment on a construction loan and Americas home place great company built my home and it’s stick built some walls are 2x6 framed front wall is 2x8 framed large windows , they have done An amazing job high standards on these new homes to meet new codes better materials and I’m glad I had the time to wait and build one cause a used house would have cost more of this size I think building is the way to go you get to choose floors , countertops doors placements of lights extra electrical outlets in areas needed everything , doors window types gutter colors porcelain barn style sink upgrades siding upgrades list goes on you get to customize the house to what you want and it’s brand new that’s the kool part , I can focus on my business my customers and keep them number one priority and keep it moving

      Someone paying a higher mortgage with the same down payment for the same priced house in the same location doesn't sound fair at all.

      @@Nvable you could argue this entire program is discriminatory to wealthy people, which is ironic, because literally, the entire financial system is discriminatory to poor people as all the financial incentives are given to those who have wealth and credit.
      These programs have an income limit for a reason.
      If someone makes more than another using this program their payments should be higher.
      Why would you want a whole bunch of people who are making a few hundred dollars short but still over six figures a year using up all of the funding?
      It’s a pity it doesn’t work that way to discourage the above.

    I have a question regarding the $1000 down. You mentioned the home inspection, but aren't you excluding the appraisal fee, attorney fee, and the first year of insurance upfront? I was advised when I was preapproved for a conventional loan that those costs are never covered, so are USDA loans different?

      The truth is that if you make the right picks, you could make killer riches very quickly, although such profit usually needs expertise, as in hedge funds or financial managers. I personally prefer the latter.

    Unless it's changed recently, usda says you have to show that you were unable to get any kind of regular home loan anywhere else; also you have to show that you paid your bills, without one single late payment, within the last 12 months.

      That is still true. Plus another thing he is not mentioning is you cannot live just anywhere. The USDA is not available in every county and there are restricted areas. Besides that PMI goes along with that mortgage making it harder to pay off the home sooner. It sounds all good on the front end but it is a risk. I say it is for people who don’t mind staying in that said home for over 20 years.

    I put $1000 down for earnest money and $400 for an inspector to come out and look at my house. That’s all I paid. I didn’t have to pay closing cost or anything that’s what gets you. Also, I bought an area close by my hometown, but this particular area nobody likes it. Nobody wants to live there so the housing market is extremely low. $300,000 house would only go for about 170,000 here my house cost 140,000 and I can have it paid off in four years. Annually I paid just over $7000 in a year to my mortgage. I pay extra on the principal bringing it up to $10,000 a year in three years time, my mortgage went from 1400 a month to 1180 a month the more you keep paying like that, every year they readjust your mortgage payment will be lower

      Yeah, I tried this last yr after all the married and couples with kids kept saying "oh yeah, everyone qualifies" but apparently I make "too much", not enough to buy outright, but plenty enough to pay 1350/month in rent on a single income 😂 I don't want to give up, but it really seems pointless after 2 yrs of trying

    This is exactly how we bought our home, through an RD loan (Rural Developement loan). All we had to do was put down $1000 dollars towards a "good faith fee". AND it was so easy!

      If you are very low or low income, the USDA Direct loan may subsidize your monthly payment making it more affordable. It’s worth looking into.

      You have to negotiate the price. Look at homes that are inflated. Meaning if they are selling a house for $340k but they bought it for $180k make your offer based on the $180k not the $340k.

    My husband and I are looking to buy a house. We needed this information! He was forced to retire when the pandemic hit and that changed everything. He is a RRT and has not been able to return to work due to several surgeries
    , 2 times knee surgery, then back surgery and last a cuádruple bypass heart surgery which is still recovering from it. We need a house rush! Rent went up on 2021 and then every year they raise it. It’s crazy!, We are paying now for a 1b/1b the price of a house mortgage payment.

    Wayne is telling the truth, my first home was a USDA loan over 24 years ago. I’m not sure but it used to be to be subsidized so once your income goes above a certain amount you may have back pay, I remember I lost a lot of equity on the house so basically it’s designed to keep you at a certain income level but it’s good for a low income earner. That’s the only downside

      @@olababs2048 - The USDA subsidizes the payments based on income, so as your income increases they want you to payback the subsidized amount. For example, if you purchase a home for $200k and the mortgage payment (not including any escrow payments) is lets say $700 per month, and the subsidized portion of your payment is $150 per month, once your income exceeds the USDA threshold, lets say it was $50,000 per year (so your income became anything over $50k per year), you lose the $150 per month subsidization, which they reduce from the equity of the house, so for every years your income is over the $50k per year, you have to pay back that $150 per month subsidy. That's what happened to me, I purchased the home when my income was really low (my ex-wife and I was both in school so we didn't earn that much), but soon as our income after we finished school and got into our careers exceeded the income threshold per the USDA standards, we had to pay back any subsidy and our payments went up.

    Yeah the interest and payments afterwards is what would get me. The average yearly salary where I am from is $47k. And there are no homes below 200k. If you do find one below that, it’s in a neighborhood you don’t want to be in or it is in bad shape. It would be a huge fixer upper.

    Tgat is great information. You nailed it: I plan to buy back my childhood home I grew up in. It’s currently a rental with existing tenants: the landlord (a friend of mine) has an LLC so seems it’s Corporate owned.     You're completely ignoring the flip side of the coin . Let's talk about the PAYMENT after you go thru this nice $1000 down payment. You really need to be discussing debt income ratio and not pushing $1000 down payment philosophy. You're doing viewers an injustice by saying, " your mortgage lender will figure that out".

    He’s only saying 1000 down and us credit score of 620 or higher. He’s leaving out the fact that your debt to income ratio needs to be good or income needs to qualify and budget for the loan.

      PMI is not needed for USDA RDLs. They have something different called a guarantee fee...which is much lower than PMI.

    Wow. you guys in the US certainly have fantastic connections... you guys have so much resources to help those who are down and out. In Australia here, you need to be making over AUD$70,000p.a to be entitled to a mortgage thats over $300,000. Well, if your single, even the tax accountant cant help you as they always say you need a full time job making over $70k,pa if your single. Even if you have $100k for a deposit. And in Brisbane, Sydney and Melbourne, a 3 bedroom home about 40km radius from the cities will be over $550,000. This country is getting worse, and don't get me started living off the grid in your own mobile container home with wheel s or even a caravan.

    My mom got a USDA loan and after 16 years when she went to sell it, she owed the same amount due to a loophole in the paperwork. She bought for $130k, sold it for $180k. She only owed $90k or so she thought. After selling, she only ended up with $40k. There's something really sketchy about those loans.

    There are other things to note. For example, there is a funding fee that is for the life of the loan. You cannot get rid of it. Just be aware you do have some fees that are not on conventional loans that LAST FOR THE LIFE OF THE LOAN. These types of loans can be more expensive, over time, than conventional loans but are a great way to get your foot in the door.

    This is why I purchased a manufactured home for 211k comes with 4 rooms and 3 baths it has everything I need. I don’t have to deal with fixing anything that I don’t know about in a house that’s already been occupied etc. it was either pay 750k for the same thing or pay 211k

    aren't interest rates somewhat higher for usda loans and with such a small down payment the monthly payment will be high. even so great video, love all the info.

    Can you get approved for a USDA loan on your 3rd house when you have a house on a FHA loan?
