    My number one tip is to shop mortgage lenders!!! I got preapproval from 3 and got monthly payments of 2k, 1.8k, and 1.6k. If I went with my first mortgage lender,- the one my realtor recommended to me, I would be paying $400 more per month for the same house! Shop around! They know you are and don’t feel guilty because at the end of the day, you’re the one making the monthly payments!

    Started following this as a guideline with a goal of being in a home by May 11, 2024. We found a house and are pending its purchase within TWO MONTHS of starting, and we close on February 1st. He was not kidding when saying the shopping process would be quick. Thanks for this video!

    The one thing I can give advice on - be patient ! We purchased in July 2021 and it was a nightmare. We constantly got outbid - so much so I gave up my Va loan and went conventional sadly. (18k out the door) - Tip: we went to meet the family “walking by saying hi” lol got to know them and they chose us vs others. Sneaky but it got us the house we wanted lol.

      Thats brilliant. Im a Veteran with a VA loan and Im so sorry you had such issue with it. Sadly many listing agents give their sellers bad advice about it. Even now.

    If you particularly like your loan officer or mortgage lender cause they been extremely helpful, don’t be afraid to ask if they can match other offers. I did this when I bought my house and since the mortgage lender was one of the national companies, I felt more secure. The loan officer was extremely helpful throughout the whole process, so I didn’t want to back out if they were able to match other offers, which they did and I ended up with the best offer I could find since they had a grant that the other offers didn’t.

    Mine was a 1.5 years plan. I gave up and gave it all to God, and within a week I was under contract for a house. That’s God’s speed. Pray and don’t give up, just give it all to God

    Wow. we started our home buying journey back at the end of 2022. There have been major ups and downs. Being honest with yourself and your partner in terms of your financial condition is a major key to knowing where you're at and what you need to do to get to where you want to be. I wish I had this video back then. It would have given us a much clearer picture on the journey we were embarking on. 1 year later... we are still searching but know exactly what we want and are definitely prepared. I had to go through therapy during the first time because of all the blame and stress that was getting passed around. awesome video!

    Could 3k a month be enough to get a home? I’m wondering if I should just go get a apt first before I move but, my brain telling me I want a home with a garage and don’t have to deal with others so close to me. I have saved enough I think for a down payment idk if 20k is enough because in Houston houses are like 160k and above well the good one I think. I’m still learning about all of this I was told to save 20% to avoid pmi so that’s what I been doing all this time

    This was great and so informative. I am currently enrolled in a first time home buyers course and they mentioned needing a real estate attorney as well, i noticed you didnt mention that in this video, is this something you dont think is needed?

      An attorney is required in some states, and can be beneficial. However, the deals I've seen with an attorney involved, the real estate agent does everything and the attorney does practically nothing.
      In almost every real estate transaction, the contracts are standardized by a board, so having an attorney isn't largely beneficial over a real estate agent in most transactions in my opinion.

    For the budget stress test, also consider if the home is going to use more electricity, water, etc and budget for that as well! Could be another $100 a month that you'll spend on that.

    I’m a veteran and employed making decent money. I’ve been wanting to buy a decent house in southern Illinois around $50,000 closer to my daughter to see her more often(I know $50,000 sounds ridiculously low for a house but southern Illinois there are cheaper starter homes that are surprisingly livable) My problem is I have a couple hits on my credit from the past that seems to not approve me when I apply online. I have $15,000 in an account I can use to put down to make my payments lower. Since I’m a disabled veteran 80% rating allows me to exempt me from property taxes in Illinois. So after all that a mortgage would be less than $300 a month. That’s less than what I pay for hotels every other week going to see my daughter in Illinois. Is there anywhere I can do underwriting to try getting approved? Money is there, just my credit from past issues seems to hinder me.

      Thanks! Great question! Unfortunately, there isn't a way for a single buyer to beat out corporations.
      My personal stance is that corporations will continue to buy homes and push out buyers. This is why I'm so adamant about people purchasing a home. I think corporate purchases will eventually make buying a home very difficult and even more expensive.

    Can you please answer this question? I am a truck driver paid by the mile. I have over 2 years at my current employer. My question is, will my income be averaged from the past 2 years? I made significantly more my second year. And it will continue to be that way. I am hoping that they look at the way my income increased and use that.

      I used to use YNAB and found it tedious. Monarch has way more stuff built in and even tracks my house/car value automatically. It's switched my thinking from just budgeting to focusing on overall net worth. I've really been enjoying it. There's a banner at the top of their site for a discount for Mint users

      For most people, they'll end up under contract much quicker. But if the approval expires, it's simple to do a "refresh" of the approval

      I used YNAB (You Need A Budget) before in the past which he mentioned in his video. It isn't free but it was very eye-opening for me and very helpful. If you can afford it, I'd recommend that 1.

    Here’s the real plan. Offer 25-30% under current list prices. If the seller or builder says no. Walk away. Pretty simple. It might be 12-24 months before we can buy a house.

    We set up an appointment to see a house 100k above our budget and now I’m spoiled. $300k-350k houses are just so eh now. This $450k house showed me what we could have if we saved more. I’m 30, this would be my first home. I really want the future proof option, it’s doable but I’d be house poor forsure right now. These interest rates just exponentially raise monthly payments so freaking high. God this market sucks right now.

      I'd recommend that you buy within your budget at this moment. Keep putting money aside in savings and investments and in 3-5 years sell your home and use part of those savings and the equity you put in your home to upgrade to your dream home. You might not have your dream home right now and that's okay. You will appreciate it more when you do.

      @@tanner272 yea but who knows how the market will be in 5 years. So many people now are stuck in house they don’t love because they can’t buy another house will the these prices and interest rates. Its not a guarantee that they will move in the next 5 years maybe 10-15 at this point

    If your mortgage is more than 25% of your take home pay per month, you cannot afford to buy.

      I make more then the median in my state, and the lowest rent I can get isnt below 25% of my take home, let alone a mortgage

      @@loosemoose5217 that’s probably a sign you need to move to a different location in America. That’s the beauty of this place. I make $85k gross as a truck driver and rent for $500 a month in Missouri. I’ve been able to save $52k cash per year for the last 5 years as I’m planning to pay cash for our home and cash flow medical school in a few years after. Sacrifice living in a cheap place early so eventually you can live where you want. 10 years of sacrifice for 60 years of peace.

    I went to this website to get pre-approved with his team. They saw my income and thought i was not worthy... did not even message me yes or no...just no reply or communication at all. Worst experience ever.

    How on earth is it legal to sell people’s information like that? In my eyes that is exactly the same as trafficking people (of course it is a completely different level, but it can be just as harmful).

      Some of us are wanting a detailed explanation. This is especially true for those, like myself, that are first time home buyers just trying to make sense of a process we have little to no experience with. This helps us to set our expectations before we go head first into the process.
