I meet this guy about 12 maybe 13 years ago and thinking that stuff doesn't work.... Boy was I wrong. This guy is the real deal he is not guru selling a system he actually practices what he preaches.
I love bigger pockets and been watching for 4 years. I follow all your social media platforms, listen to your podcast, and watch your UA-cam videos. I wanted to say this is by far the most informative video I have seen. I’d say about 25% is valuable and the rest is people just bragging about their portfolio for an hour. This dude did the complete opposite

@Dominic Kibby man if I told you I'd be lying to you. But from what I understand is they find property below market value and figure out what it could be worth and put it under a contract and find someone that will buy it and charge them a fee. So no I dont think they actually buy the houses and resale them I think they're more like a middle man from seller to buyer.

@@uzef8918 you have to get a license at age of 18 I think plus you need to be 18+ for the contract
You can do it when your 16 I believe somebody has to sign for you though a parent or guardian.
@@dasonstalnaker9764 In some states you are only allowed to make 1 deal per year. After that the state counts it as an income so they make you get a license. So when you get the license you can do it however times you wan't. But you have to pay for the license lol
Nah yea don’t listen to the others wait till you are 18 therefore you have these 2 years to prepare yourself make sure you start your courses for your eel estate license at 17 you don’t need a license for wholesaling but it’s a better look on you in case you wanna start being an agent which is even better once you 18 your Gucci with knowledge I’m 19 almost done with my courses I wish I was 16 2 years is a lot of time you have take good care of them learn a lot I’m still young and will do everything soon

How is it going for you.. it’s been a year
1.Learn how to run numbers, Its the name of the game .. after you find the property, you have to know what to offer the seller in order to make a profit for yourself & said buyer. COMPS/ARV
2.Find the right title company or real estate attorney (depends on your state)
3.Usually need 2 contracts Purchase & Sale to get property under contract & then assignment contract to assign to your buyer (Jerry Norton contracts)
4.Learn to wholesale on market properties as well. (Properties listed with an agent)
5. Law of averages .. Make a lot of offers !!!
Do you find that realtors don't want wholesalers involved because wholesale contracts allow to cancel for whatever reason and realtors don't want to have to explain to the seller that the buyer canceled for no reason. Traditionally cancelation is only if no bank financing is available
