For the owner supplied materials, not that I am suggesting this because this will also depend on your availability, time and capacity. Some materials need trucks, and other equipments for it to be delivered. So better asses your situation on what items you can purchase by yourselves. Although, the usual materials you can purchase your own are the "Finishing" Materials like the paint, tiles, toilet fixtures, kitchen sink, etc.

I saved nearly 170k nung ako mismo bumile. Not sa contractor. 2x ako naloko ng contractor. Ung pangalawa, pending ang kaso sa korte. To think na may office sila and kakilala pa dito sa lugar namin. Substandard ang gawa.

So it cannot actually be computed for a generic rate. It will always depend on the design. What you can do is have it designed and present it to the contractor and ask them how many days will it take to build it and what's the daily rate?

Oo nga depende sa contractor. Ang kapitbahay namin kumoha ng contractor na mayrong construction supplies, pero umabot parin sa 1.2 million ang kanilang nagastos sa renovation ng kanilang tiles, ceiling, at kitchen, included ang repainting ng buong bahay. Ang kanilang bahay ay 1200 square feet, dahil 2 storey at ang ground floor ay 20 ft by 30 ft. Sabi nga ng isang engineer kung siya ang kinuha para magrenovate ng kanilang kayang niyang ibigay sa 800k. Pero para sa akin mas malaki parin ang savings ko sa pagpatayo ko ng aming bahay dahil ako ang bumibili ng materials at nakakuha rin ako ng discount.

Karlo I have a question. We are building a house with 170sqm on a sloping hill and I am told we need to build a retainer wall. We got a estimate of P1,000,000 to build it. Does that sound like a fair price?
Hello Russel, Without any design and details... it would be difficult for me to assess. But normally, retaining walls are pricey due to its structural detail and content. It needs to be stable enough to hold your house on a sloping hill.

Para wala syang bias sa pag manage ng project. Halimbawa, under sya ni Contractor... Maspapaboran nya si side ni contractor. Si project manager ay dapat kakampi ni client. 😊
boss ask ko lang po..nagpatayo kasi ng bahay ang father in-law ko po... samin ang materyales...pero yong kontraktor/foreman di daw kasali sa kontrata niya ang paggawa ng lababo pagkabit ng toilet bowl at pagpapalitada..pati yong pinangtukod na mga kahoy iniwan lang niya iba din daw ang bayad doon sa pagtanggal ng mga tukod..lahat po yang nabanggit ko po.. lababo toilet palitada bukod sa pagkontrata niya.

Hello Jun, The main difference between a bungalow and a 2-level or any multi-level structure would always be its structural components and other civil works. Bungalows take less structural members to build and fabricate which generally takes less budget and material costs. But, bungalows given the space requirements you would prefer will take up most of the lot's space. So you will have less open spaces which is also vital or important in terms of ventilation. In my opinion, if you plan on expanding your bungalow vertically in the future, this would mean that you would have to strengthen up the structural supports to hold a 2nd floor. So might as well, build a 2nd storey house already. It would always be up to you to decide. Budget can be earned back. But the structure of the house is also important. 🙂

May word na all-in po eh. 16.5k/sqm modern minimalist daw po using structural steel. 1st - 1 Small maids rooom, living, dining, 1 t&b 2nd - 4 bedroom, 1&tb 3rd - blank space with roof or roofdeck nlng talaga, don't know which is cheaper or remove this floor instead if masyado na mahal😁 This is the cheapest we've canvassed via FB lng...not sure if that is valid in real-life
I hope it includes thermal insulation as well. Kasi, steel is the best conductor of heat. Especially here in the Philippines. That's why exposed steel construction hasn't picked up too much here because of our climate. If they say it's "all-in" better have it checked by a professional pa din to double check. I haven't really had experience in building an all-steel structure.

It depends on the person you're going to hire as a project manager. There's no standard fee but rather a minimum wage. 👍
