    Marami akong nakukuhang tips sa contents mo, Sir. I was planning to do a renovation to our old house but due to the fire incident recently I experience depression, gusto ko ma keep yung original feature ng bahay. It was built in the 90's and lolo ko nag design ng bahay. I hope you can do a 2 storey house w/ high ceiling and costing po. About po sa pag ibig loan, can you also do a content about it? Like magkano usually ma provide ng pag-ibig. Thanks. I know mag gogrow talaga channel mo, Sir. Marami kang matutulungan sa contents mo. God bless you and your family.

      Good suggestion but our practices are correlated and not against each other's disciplines.
      Architects are more of the general practice (both exterior and interior) and Interior designers are more on the specialized practice of designing the interiors, space planning and the aesthetics.

    Question: you said “not all legit contractors have a pcab license”. May cinoconsider kasi kaming contractor, their company profile, SEC and business permit checks out. We also checked their previous works in person. Kaso wala silang pcab license. Should this be a deal-breaker for us? Thanks!

      Hello Errol,
      There are subdivisions or cities that require a contractor with a PCAB license... some are not that strict naman. So you can check with your location (subdivision or city) if they will require a PCAB license for the construction of your project. 👍

      Hello Maria Teresa,
      Kapag walang sign and seal... it may mean 2 things:
      1. Wala talaga silang license.
      2. "For renewal" or pwede ding expired na ang license. Kasi ang mga PTR namin ay good for only 1 year. This is the professional taxt we pay annually sa local government. Kung ang project mo ay ipapagawa after more than a year... then there's no point in having it signed now kasi expired na din ang PTR namin by that time at need mo ulit magpapirma sa mga professionals.

    Sir.very informative ng content mo.Peru talong ko lang sir.If ang builders ay wala pa silang different permits dahil mahirap lang at walang sapat na pera.peru gumagawa na ng bahay,buildings for almost 20 years at kayang basahin ang blueprints ng architect at iba pang details .kung baga sa expereince sila nahubog at marami na din silang projects na natapos.Ok lang po ba yan sir na mga foreman ang hahawak ng project po peru siyempre ang owner ay nag apply ng building permits .

      Sana mabigyan natin ng pansin ang mga mahihirap na karpentero o foreman na magagaling naman at maayos sa trabaho.Dahil naghahanap din sila ng per para may maipakain sa pamilya.Lalo na ngayong pandemic.

    Last time nung ngpagawa ako ng bahay ng nanay ko, dahil sinabi niya n kaya na ng pinsan ko kasi ngwo2rk naman siya sa constraction naman daw siya, ang ending nung ntapos na gusto ko na lng ipatibag sa inis. 🤦‍♀️

    I'm in the process to have my house built once I have the title of the property and building permit. So I just have one question for you. You said previously that you can have several contractors to bid for your project. and get a better price. Once you chose one of them are you obligated to pay the other two who prepared everything for your construction? And how much? Thank you.

      Hello Rosalina,
      For your question, you need to check this with the contractor. Some contractors charge for a quotation fee and some may do it for free (..."some)... Although, if you think about it... it takes work and effort to be able to do this a quotation too. So it wouldn't be bad to pay the contractor for their effort. Just ask for their fees if ever.

    Thank you for this very informative video,it lessen my worries. The only thing is when I was looking at the list of registered contractor with valid PCAB license. I couldn’t find the construction company that I am interested on the list,although there certificate is posted on there website. And the company is also registered at DTI. Please help me with this predicament.

      PCAB licenses for contractors are mostly required in Government projects and in the city of Makati. As long as the contrator has a valid business license either via DTi or SEC, Mayor's permit, etc. it can still be considered as a legit contractor.

      Hanggat maari, kahit na sa kakilala... gumawa kayo ng kontrata para meron pa din kayong napagkasunduan. Mahirap lalo maghabol kung walang maayos na usapan na hindi naka-lista sa kontrata.
      Maging maingat palagi sa pakikipag-deal sa mga project.

    Good day po as ko po pwede bang magpagawa sa contractor na hindi sya finish like wala pang pintora at mga ties. Importante matibay ang pundasyon ng bahay muna. Kasi dipende muna sa budget later on na lang ang iba. Basta pwede na muna sya tirhan maliit lang naman ang area ng bahay na gagawin

    I would like to consult with you kasi dun sa contract namin ng contractor ko is 60 days yung working period, now naglapse na dun pero hindi pa rin tapos yung project. Ano pong dapat gawin? I have been following up kaso hindi na sila ganun karesponsive. Buti nalang hindi pa ko nakafully paid pero annoying lang kasi 24 sqm lang tapos lumagpas na ng two months. Your insights is highly appreciated.

      Don't shed out another partial payment without their commitment. You can have them explain the delays kung bakit tumagal ng sobra ang kanilang project.
      Are they legit contractors ba?

      @@KarloMarko Yes, I won't pay the succeeding payment na. It seems legit naman po sila since nirefer po sila ng condo agent ko. However, nakakapagod na pong magfollow-up sa kanila. Kung hindi pa ko magsasabi they won't mind to continue yung mga pending. Now, I did not contact them for 2 weeks and they don't really bother to reach out to me na talaga. I am thinking of giving them another 2 weeks pa then pag no in touch na talaga hahanap nalang po ako ng ibang contractor who whill continue the project.

      How do I get a PCAB license?
      1. Download an application form.
      2. Accomplish the form properly and attached corresponding supporting documents.
      3. Submit application for checklisting/prescreening.
      4. Pay the required upfront fee.
      5. Wait for license release. Approved license will be mailed directly to the owner/firm via courier.

      Hello Jonathan,
      Just in case 'di ko sya agad magawan ng video. (Busy din si lolo nyo)
      Ang bidding process ay nangangailangan ng complete designs, details and specifications mula kina Architect at sa mga allied engineering professionals. This includes: the blueprints, bill of materials/quantities. These documents are then handed out to the prospective contractors for them to give an equivalent price based on the designs, specifications and the bill of materials.
      They will then submit all their quotations or estimates to the Architect or the Project Manager in-charge it may also be viewed by the client for transparency. This will go under scrutiny of the architect or the project in-charge for clarification if there are things that needed, clarifications or explanations as to why it was priced that way (if needed). If it is too expensive... You will then have to go thru value engineering to be able to bring down the cost. If all is accepted and approved the client will have to sign a contract with the awarded contractor.
      😊 Summary lang ito kasi madami pang ganap sa actual bidding process lalo kung formal bidding talaga ang gagawin. Pero for houses... Pwede na ito. 😊

      I would suggest facebook groups and pages... madaming legit architects dun... verify mo na lang if they are truly legit by cheking their credentials, portfolio of works and licenses.

    Hello. Ask ko lang po. Yung nagcontractor po ng bahay nmin ay nalaman kong hindi member ng PCAB. Ano pong gagawin nmin?

      Not all contractors are members of PCAB.
      Being a member of PCAB allows the company to handle government projects and projects that require PCAB accrediation. If you were to build your own house, and your subdivision doesn't require PCAB, you may still proceed with your project.
      It's good of you to double check the contractor's accreditation. If they are an established company and has previously completed projects, you may check their previous accomplishments.

    Sir Archi magtanong lng po ulit. May nakausap na kong arch galing sa isang construction comp nakita ko lng sa fb. Bata pa yun arch 26yo. Binigay ko na sa kanya IDEA ko kasama yung DRAWING ko. Nung pinakita na nya proposal plan nya sa kin, dami nya binago. Sabi nya, uulitin na lng dw nya. Parang hindi nya ko pinakinggan, nakaramdam ako ng dismaya. Ang sama ko ba kung humanap ako ng ibang arch?

      Welcome back.
      Yes, some architect's may have this attitude towards designing... but you can always look for another if you feel like he/she doesn't fit your requirements.
      But 1st, you should atleast ask your architect, why he/she designed it in such a way. Baka naman may reason siya kung bakit and you should try to hear it out as well... there must be some sense into it din. 🙂

      @@KarloMarko tulad po nun kitchen sabi ko sa 3rd fl kc ung magiging tambayan namin sa 4th fl dhl sa roofdeck, pero nilagay nya sa 2nd fl.para dw komportable. Eh sabi ko sa kanya. Paparent ko yun sa 2nd eh. Tapos yung ground fl iniba nya din. Pati location ng cr. Tapos nung inexplain ko kung bkt di ko gusto gawa nya. Sabi nya sige po babaguhan ko na lng. Para kasing hindi nya sinunod yung drawing ko sana man lng medyo malapit dun sa gusto ng client nya ang ginawa nya.

      Sige po bibigyan ko na lng ulit ng 2nd chance kc nag effort na din naman sya. Kaya lng kc natatakot ako baka hindi ko ulit magustuhan yung gawa nya.

    Tama po ba na within 7days dapat mabayaran na ng full ang contractor after ng completion ng project or else voided na yung warranty? Yun kasi nakalagay sa contract. Kaso ilang buwan lang madami ng defects ang gawa nila. Kaya hinohold namin yung balance pero nagbabanta sila na magpabarangay…. Buti n lang hindi namin napirmahan yung contract

      Nasa usapan niyo po talaga yan. May sariling provisions and rules bawat contractor. Pwede niyo po yan pagusapan muna. Pero dapat ideliver nila ng maayos ang project.

      Hello.
      Ilang floors po ang plano nyo? Kung hanggang 3rd floor po yan... Kelangan po ng boring test para ma-design ng maayos ang structural support. Kung malambot o naka-slope ang lupa... Kelangan mo din ng borning test dun.
      Kung matigas ay flat lang naman ang lupa... Pwedeng hindi na ipa-boring test.

      For a DTi registered company with an incorporator / partner, only an incorporator can sign all the forms. If the signatory is not one of the incorporators / cooperators / partners, a board resolution / partnership agreement for the authorized signatory is required. In addition, a board resolution and/or a partnership agreement needs to be presented for the registration of an adopted name or brand with the specific business address. So it's possible to have partners in a DTi registered company.
      For SEC, a One Person Corporation is now an option. "No longer are the days that only 5 persons are required to form a corporation. There are 2 types now, INC and OPC (One Person Corporation)." This was from another viewer who updated me on this information.
      The idea is a legit company should be a registered company under DTi or SEC. 😊😊

    Magkano po ang service ng architect sa paggawa ng design ng bhay pero budget lng po is 2m to 2.5m. Marami po salamat.

    Always excellent vlogs from you. Sir Arki, may lot na ako but hesitant to start to build a house dahil wala titingin sa progress ng bahay. Wala kasi ako sa pinas and no family or friends who can do it. Worth it ba to hire someone to oversee the construction. Sino pwede i hire at cost ng services po. Might be too costly.Thank you.

      With your situation, yes. This would be challenging. I actually do not recommend you start the construction without any of your friends or relatives to countercheck the site.
      There are companies who offer Project management services. Because in the actual construction process...
      There are 4 parties involved:
      1. The client
      2. Designers (Architects and the Engineers)
      3. Contractor (builder)
      4. Project Managers (Supervises the projects and is the middle man between the contractor and the designer)
      The project manager's job is to monitor the construction site and report it to you the client. You can look for construction management companies or project management companies... That's really their job. 😄

    idol pwede po magtanong, currently po nagpapagawa po ako ng bahay sa legit na contractors with licensed architect and engineers, agreement namin base sa contracts is staggard payment 30/60/90 nabigay na po namin yung 30 and 60%, and inaantay nlang namin matapos yung bahay para mabigay namin yung last payment upon sa, contract nila na turnover or fully finished na ang bahay bago ibigay ang last payment, ang problem now is kinukuha na nila yung last payment namin dahil wala na daw silang budget due to other projects nila, anu po kaya gagawin namin, pasok pa naman po sila sa working days sa, contract na 260 daya nasa 160 days palang sila pero 2weeks ng postpone ang gawa ng house namin, sana matulongan nyo po kme

    good day po !arch. ask ko lang po kung pwede po ipa renew ang kontrata kung hindi nya ito napangako na matapos sa napagkasunduan? as of now kasi is hindi natupad ni contractor ang date na matapos ang project.

      Pwede po.
      Mag-usap po kayo ng maayos. Kung kinakailangan magpa-witness pa kayo sa abogado o any legal professional to make sure na masunod ang naaayon sa kontrata. Dun naman po sa contractor, magpaliwanag po sila sana kung ano talaga ang dahilan bakit mabagal ang delivery ng project. May mga projects po kasi talaga na madaming pinagdadanan na pagsubok. Ipaliwanag lang po nila para maunawaan niyo din.

      Hello May.
      1 year warranty for workmanship means the finishes of the house. Normally before the final turnover... You will need to inspect the entire house for any defect or balance work.
      15 years on the structural involves the structural supports installed in your house. This is actually the 15 year design liability we professionals have on every project we sign and seal.
      A minimum of 30 years is the usual lifespan of the construction materials. After that it is best to retrofit or renovate the entire house if needed. 😊
