Hello Vizmark, Pros madami. Structure, material, stability, sustainability... Cons... more on its size and it's capacity. Lalo kung isang container van lang. And one major con is its logistics. Mahirap i-transfer ang isang container van. You need a trailer truck to transfer it and a tower crane to put it in place.

Hello Vhancoris, Aesthetically pleasing po ang pag-lagay ng glass as a wall sa isang bahay. Maaliwalas tingnan and very fresh and airy ang "feels" niya. Like what you've said, natural lighting is also a good thing lalo na sa electricity bills natin kasi if you stay on a well lighted room... less ang chance mo gumamit ng electric lighting. When it comes to price...glass is more expensive because you cannot use ordinary glass as a substitute for your perimeter exterior walls... the glass used in those designs are Tempered Glass. "Tempered or toughened glass is a type of safety glass processed by controlled thermal or chemical treatments to increase its strength compared with normal glass" Tempered glass is the same glass used in cars. And when it breaks it shatters into tiny pebbles or in tagalog "nagma-mais" which is safer than having ordinary glass na kapag nag-break matulis ang mga edges kaya masdelikado ito. Kung gusto mo masmatibay na glass, you can use fiber glass which is more flexible to wind shear and tensile stresses caused by natural calamities like earthquakes and typhoons. If you have enough budget and if you feel like your place/house is secure enough... it's ok to go with the glass. It's really up to you. 🙂

Baka meron po kayong best suggestion para sa ganitong setup ng units, 2 perpendicular single attached units po kasi Gracious Model, Bela Rosa Residences (di ko po sure pano ipost yun pic pero may available maps naman po sa ibang pages or if needed po maisend - blocks 53-59 po yung area), I believe you already did one for the same developer before (SHDC, Sto. He gave me the option to have the project bid and pay him the architectural/structural designs fee only. Is it advisable that I get him as my contractor? What are the advantages and disadvantages of an architect being d contractor over an engineer, if any? Just curious, if there is no architect in a project, can an engineer/ contractor make the designs for bank approval? Thanks again. Cheers
Hello, Peter. Having one person to talk to would be more convenient in terms of time and management. Having a separate Architect and Contractor is also good since there will be check and balance between the 2. And you know what they say... 2 heads are always better than one. :) For your other question: There should always be an Architect involved in a project. Because he is Step Number One of the process. During construction, (depending on the contract) it is a part of the Design Architect's job to make sure his designs were followed on site. In the event that there is no available architect to check... his design details will suffice as long as it is followed upto the very nail and screw... in short, the architect's details should be followed accordingly. It is designed for a reason.
@@KarloMarko If I get a different contractor for the construction, will I end up paying more or maybe cheaper, all else being equal? If I get my architect as my contractor also, he will only charge me half of his architectural fee. Is the architect as good as engineer if he is the lead of the construction? Would the quality of the house project supervised by an architect the same as an engineer? I know that I can hire my architect to do visits if he is not the contractor, but that would be added costs.

Hello Benedict of NZ. It is always standard protocol for the structural engineer to do a soil bearing test (to check its soil bearing capacity) for these kinds of land. Just inform your architect about this so that the structural design will work it out for you. He will know how to make it work. No worries. :)

Hello Joseph, There's this board of contractors called PCAB which regulates their members and accredits them as part of their group. You may search on it in google and key in "PCAB lis of contractors (you may also state the year)" and the search results will feature a list of legit contractors under their board. But not all contractors are a member of PCAB. Usually those contractors for houses operate outside PCAB required projects. If you will be checkin on Facebook, just make sure that the Company is registered with all the accredited government offices like BIR, SEC or DTi, etc. Ask for a company profile as much as possible. This way you get to know the people involved with the company and their respective registrations and licenses. And when dealing with a contractor... Always secure a contract. It's for your protection and the contractor's protection as well.

Hello Ahlfe Potal. Yes it's possible. You just have to consider the attachments you will put on the shared wall. Because, the shared wall is technically owned by 2 properties. So consider doing minimal movements on that wall and nothing major... like tearing it down. 😆

The architect or structural engineer (designer) usually does occasional site visits in order to check the actual construction site if their designs were followed accordingly. Check with them if its part of their contract. You can also hire a project engineer to inspect the construction site.

Then you may consult an Architect for the finishes. 😊 If your house was built according to building standards... It should be ok. But having it checked by a professional is a necessary precaution if in case there are damages and repairs that needs to be rectified. 😊

Hello Chris, Precast is more durable than CHB. In terms of quality. It is also cost saving when it comes to labor costs. Kasi it is installed 1 panel at a time unlike CHB where you need to install it 1 block at a time (smaller by area). Although pre-cast is more ideal for big projects like malls, buildings, warehouse, etc because it can save the construction a lot of time. For houses, it can be more costly because of its scale. But if your budget permits, I would prefer having it in precast. 😊

Kasi kung ganun masmatagal ang magpagawa ng bahay kesa sa lumipat sa Ready for Occupancy (RFO) na bahay at lupa. Sa presyo... Depende yan sa property na bibilin mo. Kaya sa tanong mo kung anong masmahal... Hindi ko yan masasagot. Pero kung ipagkukumpara mo ang isang 100sqm na bahay na RFO against sa 100sqm na bahay na ikaw ang magpapagawa... Installment po dapat ang payment sa contractor. Depende din sa project kung ito ay talagang matagal gawin. Kuha po kayo ng contractor na kampante kayo kausap at katiwa-tiwala. Alamin nyo din po sa kanila ang mga patakaran sa pagpapatayo at pagbabayad sa inyong bahay. Kung di kayo kampante, nasa sa inyo po yan. H'wag po kayo mahiyang magtanong. Investment nyo po yan and you deserve to know what to expect.

Finding honest contractors are as difficult as finding honest car mechanics.
Hahaha... Yeah. Always request for a company profile with all the legal registrations indicated there and always have a contract. Never ever deal without a contract. It will not only protect you as the client but also the contractor as a business. 😁

Baka meron po kayong best suggestion para sa ganitong setup ng units, 2 perpendicular single attached units po kasi Gracious Model, Bela Rosa Residences (di ko po sure pano ipost yun pic pero may available maps naman po sa ibang pages or if needed po maisend - blocks 53-59 po yung area), I believe you already did one for the same developer before (SHDC, Sto. Tomas, Batangas). Would love to have these units as your samples po! TIA! ❤️

Hi Arki Karlo, I am now working with an architect for the architectural designs. My architect can also build the house and be my contractor. He gave me the option to have the project bid and pay him the architectural/structural designs fee only. Is it advisable that I get him as my contractor? What are the advantages and disadvantages of an architect being d contractor over an engineer, if any? Just curious, if there is no architect in a project, can an engineer/ contractor make the designs for bank approval? Thanks again. Cheers

Having one person to talk to would be more convenient in terms of time and management.
Having a separate Architect and Contractor is also good since there will be check and balance between the 2. And you know what they say... 2 heads are always better than one. :)
For your other question: There should always be an Architect involved in a project. Because he is Step Number One of the process. During construction, (depending on the contract) it is a part of the Design Architect's job to make sure his designs were followed on site. In the event that there is no available architect to check... his design details will suffice as long as it is followed upto the very nail and screw... in short, the architect's details should be followed accordingly. It is designed for a reason.
@@KarloMarko If I get a different contractor for the construction, will I end up paying more or maybe cheaper, all else being equal? If I get my architect as my contractor also, he will only charge me half of his architectural fee. Is the architect as good as engineer if he is the lead of the construction? Would the quality of the house project supervised by an architect the same as an engineer? I know that I can hire my architect to do visits if he is not the contractor, but that would be added costs.

It is always standard protocol for the structural engineer to do a soil bearing test (to check its soil bearing capacity) for these kinds of land. Just inform your architect about this so that the structural design will work it out for you. He will know how to make it work. No worries. :)

There's this board of contractors called PCAB which regulates their members and accredits them as part of their group. You may search on it in google and key in "PCAB lis of contractors (you may also state the year)" and the search results will feature a list of legit contractors under their board.
But not all contractors are a member of PCAB. Usually those contractors for houses operate outside PCAB required projects. If you will be checkin on Facebook, just make sure that the Company is registered with all the accredited government offices like BIR, SEC or DTi, etc. Ask for a company profile as much as possible. This way you get to know the people involved with the company and their respective registrations and licenses. And when dealing with a contractor... Always secure a contract. It's for your protection and the contractor's protection as well.

depende yan kung may sariling engineer team/firm ang architect na kukunin mo. I plan to do the same, ipapa-incorporate ko din ang solar sa bahay na ipapatayo ko.

Yes it's possible. You just have to consider the attachments you will put on the shared wall. Because, the shared wall is technically owned by 2 properties. So consider doing minimal movements on that wall and nothing major... like tearing it down. 😆

The average price doesn't really adhere to this category. As many houses and subdivisions have levels of class, quality and other considerations.

The architect or structural engineer (designer) usually does occasional site visits in order to check the actual construction site if their designs were followed accordingly. Check with them if its part of their contract. You can also hire a project engineer to inspect the construction site.

Tanong ko lang po kung pwedi pa ipatuloy ang construction ng bahay namin na 25 yrs ng nagawa kaya lang po di pa tapos, at di natirhan, di pa sya fully furnished pero may bubong at partition of rooms na rin po ang kulang lang nya is lightning, fixtures like window at doors. Pwede pa kayang ipa continue nalang yon? Or gigibain pa at mag start from scratch ang pag build ulit.

Have it checked by a structural engineer if the concrete materials are still good. Then you may consult an Architect for the finishes. 😊
If your house was built according to building standards... It should be ok. But having it checked by a professional is a necessary precaution if in case there are damages and repairs that needs to be rectified. 😊

New application na din yan if ever. 1 year lang usually ang Building Permit. After approval ng Building Permit, kelangan gumalaw ka with in that time period. 🙂

Precast is more durable than CHB. In terms of quality. It is also cost saving when it comes to labor costs. Kasi it is installed 1 panel at a time unlike CHB where you need to install it 1 block at a time (smaller by area). Although pre-cast is more ideal for big projects like malls, buildings, warehouse, etc because it can save the construction a lot of time. For houses, it can be more costly because of its scale. But if your budget permits, I would prefer having it in precast. 😊

Sa presyo... Depende yan sa property na bibilin mo. Kaya sa tanong mo kung anong masmahal... Hindi ko yan masasagot.
Pero kung ipagkukumpara mo ang isang 100sqm na bahay na RFO against sa 100sqm na bahay na ikaw ang magpapagawa... Possibleng masmura ang magpagawa kasi mako-control mo ang presyo ng construction kapag may mahusay ka na Architect. 😄

Installment po dapat ang payment sa contractor. Depende din sa project kung ito ay talagang matagal gawin. Kuha po kayo ng contractor na kampante kayo kausap at katiwa-tiwala. Alamin nyo din po sa kanila ang mga patakaran sa pagpapatayo at pagbabayad sa inyong bahay. Kung di kayo kampante, nasa sa inyo po yan.
H'wag po kayo mahiyang magtanong. Investment nyo po yan and you deserve to know what to expect.
