We stayed in a vacation rental that seemed amazing and had a kitchen (a requirement for us). All was good until we realized there were no potholders and no kitchen towels. We had food in the oven and no way to pull it out safely without using the bath towels (yeesh) or our own clothing (sad trombone). The property manager told us where the nearest Walgreens was located so we could get our own. If you offer a kitchen, make sure that it is outfitted with the basics.
That's kind of sad that the host could not even go to a dollar store and buy some cheap pot holders at least, yeah I know they're not great but at least it's something.

READ THIS IF YOU WANT TO HOST: I host 20 listings. It can be good one however It’s one of the most stressful businesses you will have. Guests can be savages. Here are all important negatives to consider: 1) guests want to throw parties and trash your place / piss off neighbours 2) guests are sooo DEMANDING! You will get requests for the tiniest things. And things you never even heard of before. Even if my house has 150 various items, I have guests who will always manage to find new things I need to get. FML! Rather than complimenting me on the fact that my house has WAY more items and amenities than a hotel or other places of lodging, they will focus on the negative Think of it this way. If my house has 97 items but it’s missing 3 items. On an exam, that would be a 97% score which is amazing. Nope, not if you’re an Airbnb host. That would get you dinged in the review 3) guests leaving critical Reviews. Not nice when someone you let into their how give total power over you and your future business by writing you a crappy review 4) constant upkeep, communication and handholding required. Common sense is not so common these days. 5) guests who are passive aggressive. They will leave snarky comments and you really have to bite your tongue so as to not reply in a similar tone. Over time , this will eat your soul. 6) guests complain about things out of your control. Such as frequency of city garbage collection There’s many more but I’m tired

When I host on Airbnb I find that front loading a lot of niceties and friendliness mitigate a lot of this. When you front load warmth and build a relationship early people are much less likely to leave negative use and a lot more likely to cut some slack if there are challenges.
@@jd-um4jw It’s really all about being warm and accessible as you can. communicate with the guests immediately in a very welcoming way and go out of your way to do whatever small thing you can.
I checked into an Airbnb with my husband, 4 year, and 1 year all registered guests. I literally had a host send me a video of a couple of friends that came to visit me for 15 minutes and he tried to charge me an extra person fee. I had to tell him to go relook at that camera because those people left in less than 15 minutes. Their ring doorbell was also in a great position to watch me and my daughter in our bathing suits to the hot tub. THIS TOTALLY CREEPED ME OUT!!!

I am have been an air bnb host now for over 2 years. I completely agree with you on the cleaning supplies! Once I started leaving them available to the guests, I noticed the places were left cleaner! I have always used mattress protectors! Totally worth it! And the Schlage wifi locks have been a must for us from the get go! Soooo handy! Thanks for all of your videos!
We have great pots/pans and a really nice knife set in our airbnb (although watching this made me think that I ought to sharpen them more often!), along with nice flat wear, an insulated electric kettle (prevents burns with contact to the outside of the pot), a decent blender, toaster, etc. People comment on how much they love our kitchen equipment and REALLY love it when they're here in summer and can basically harvest all their fresh herbs and produce from our organic veggie garden for their meals. We also use high quality mattress protectors, great mattresses, AND great pillows, sheets, bedding & towels BTW. These need to be really nice too, and they wear out over time, so replace them already! Nothing worse than tacky worn out sheets, towels and linens on the beds...eew, why? We also provide two NICE sets of pillows in each bedroom, one set firm and the other set much softer. Don't you hate staying someplace where you feel like your neck is at a 90 degree angle because the pillows are all gigantic and hard (when you like a pretty thin, flat pillow) OR you're sleeping on a thin flabby dead pillow when you like one of those big fat firm ones? I do, and it makes all the difference in my nights sleep AND whether I wake up with a crick in my neck or not. And there are also those who just like to have pillows, pillows and more pillows, so they're happy with two sets too. Defo going to invest in a smart lock though, which we don't yet have and which means we basically have to be there to let guests in. Been investigating those and appreciate your referral of the Schlage brand as I was stymied on which to choose. And lastly, I appreciate the coaching about the Ring doorbell and PMS. Don't have either of these either (only one unit at the minute), and since we are planning to get more units up and running it's a good time to start using a PMS AND those doorbells on all of them. We paid $800 a night for a week in a cabin. They had a glass dining table and didn’t even supply windex. We are clean people and would have cleaned it after every meal but if the owner doesn’t care why should I. I refuse to shop for windex to clean a rental when I’m on vacation. That said these are the little things I plan to supply when I buy a STR in the next few months.
@@Robuilt , There was no anger, I have no time or energy for that. I was just pointing out how they didn’t seem to care about their cabin and how I plan to do better. It was actually meant to be a viewpoint for your readers from the renters position. I was actually advocating for people to see the need to supply some basic items. Would you run out to buy windex to clean a rental?
Fun fact on the Roku stuff. My first time getting an Airbnb was in North Carolina about a year ago. I had to log into my own Netflix and thought it was cool. No one should be worried about that. Even in higher end hotels, they still make you sign into your own stuff.
Completely agree about not snooping on the guests, makes life so much easier, you nailed it in that section, I have host friends that do the nickel and diming and complaining and they are too miserable for sure.

One will forever stand out; in Italy, we had such a lovely experience: the owners provided a special basket: a bottle of wine, chocolates, other goodies from a local bakery, etc. It was so incredibly touching and memorable; it's special touches one doesn't forget. I love hearing this. I host an AirBnb and provide special local treats for my guests - including wine, coffee and pastries. It is NOT inexpensive, but it leads to consistently high reviews and adds to the uniqueness of staying at my AirBnb.

Airbnb used to award a special “ Superhost” status to those who provided such extras and, though they still do, I’ve stayed in some places recently which were awarded Superhost but provided nothing more than coffee (and no real sugar, or two packets, no creamer).... so disappointing. One whose guests raved about fresh eggs, jams, etc had only bottled water. I’m a pastry gal and was hoping. You are a rare one these days! Would love to stay at your place AND pay $10 more for such treatment.
Love your content. So just started airbnb hosting last August. From August to end of October I made 6k using my camper 300 feet from my house. It was a huge eye opener. Now I have tons of ideas in my head! Over head is next to nothing and the profit margin is huge! So thank you for your videos because this coming season will be that much better! Keep Killin it

Also as someone who frequents many airbnb's while traveling you hit the nail on the head as far as what a guest is looking for. Especially the pots and pans and Cutlery! We cook all of our own food when we stay in airbnb's and nothing irritates me more than some janky ass pan that looks like it was passed down from Grandma or was from a recent yard sale because grandma would never pass down such a crappy pan. I also had a spatula completely melt into the food that I was cooking because it was so crappy.

I stressed with checking cameras in the beginning of our Airbnb, but you are right it was stressful and not worth the headache. I do like spending more on smart locks and cameras the most because they protect my property and my guest.
I didn't know this about the smart lock you mentioned. I recently purchased the Kwikset Halo and it has the same features. I add the last four digits of each guest with my app and NO CHARGE! I add all my guests for the month and I can set the dates when those codes are active. It's pretty cool!

I really agree with you on most of these items to have ! Like the mattress protector - life saver! Camera , doesn’t have to be Ring by any means, but any camera with night vision and an alarm, to see the clients when they check in! An automated entrance to let clients open the lobby door, then apartment door, is a must ! Over all you said it perfectly !
We also use Porter/Guesty and have been for the last three years. The big difference for me was that their pricing was flat per listing vs a % of bookings which a bunch were trying to do with similar features. We use essentially everything else you mentioned. Might move to those upgraded locks eventually but for now we just have a non automated smart lock that we update once a month.
With you on all of these, the only place I differ a bit is I’ve become allergic to smart deadbolts for two reasons. #1 I’ve stayed several places where the deadbolt kept jamming which is an unfortunately common problem. Pretty rare for the normal lock to jam up so I go smart knob over smart deadbolt #2 privacy. I stayed in a unit in FL where the mgmt company screwed up and added codes and sent check in instructions to my family and another family in the same house. This family just wonders in while I was sitting on the couch at like 10pm and both parties were shocked/confused. And it was a smart deadbolt with a non locking knob. If it was a smart knob and dumb deadbolt I’d have the ability to have piece of mind that I’m reasonably safe from someone walking in.
I’ve used a big file (just $8!) a few times now to make totally sure the deadbolt is lined up (as well as it can be). Still working pretty well for me. :-)
I use 1 inch mattress toppers which function as mattress protectors and also are more comfortable and then throw them out after about six months and get new ones
All-clad last forever, my mom still has the set she purchased when I was born and looks new. They a great quality pans and I purchase them when they’re on sale , additional they’re American made. Also berghoff great quality and am able to find them on sale .
Question about the extra people: our property is on a septic/well system and those are permitted for the number of bedrooms with 2 people per bedroom. One nearby county even has a occupancy requirement to not go above the "septic capableable" occupancy. If there are more people using water- showering, cooking, etc they can even drain the well in some situations. How do you handle the extra guests in this case? When the max occupancy isn't an arbitrary number "just because".
My aunt many years ago would say she'd pour 1 gallon of yogurt down the toilet and she has NEVER had her septic cleaned out. I am not sure how that works but they had a Huge house.

Just a thought for you, Simply Safe is a great security system that is really inexpensive compared to Ring. The best part, it’s used on wireless (they have multiple contracts in case one service is not in your area)not internet so you don’t have to worry about someone turn it off. It’s also portable so if you sell your property you can unplug and go to the next property.
I agree about not checking your cameras all the time lol I used to get so angry when they’d bring more guest ! But now I’m just like whatever as long as my house is clean and nothing is damaged I’ll let it slide

Hey Rob! Just found your channel! We have just taken possession of what will be, our first Airbnb, so I am a learning machine at the moment & all hints and tips are so welcome! I'm relieved that I spent money on the pots, pans and a good quality knife block. I've also spent $$ on the linens and great quality towels. I aim to be a "superhost', I aim to provide my guests with a memorable & happy stay. One of my main concerns is what to offer in terms of 'things-to-do', especially for children. We have a 4 bed house that can sleep 10...I don't want to offer toys due to Covid, nor do I want to offer a cot/highchair/baby items...I am wondering what others do in relation to this? My 'avatar' guests will be families.
As someone who uses air bnb dir our personal travel, I LOVE when a vacuum is provided, and good kitchen supplies! It’s the #1 reason we air bnb…cooking! We are getting ready to host as well so 👍
Re: Coffee… We put a Moccamaster, a burr grinder and a pound of locally roasted beans in our properties. The Moccamaster is pretty much bulletproof and those who know them really appreciate them.
I stayed in a "school bus" with my grand daughter. They fixed it up SO CUTE. Loved the experience! All the little 'extras' they provided made it special. I am looking into doing Airbnbs. Doing my research and glad I came across you video!!!

As an Airbnb guest, this list is spot on! We recently stayed an extended time at an exceptionally great place however the vacuum was crap. With beach sand and two kids running around I actually went out and bought a new dyson!
I also have a ring door bell camera and an Arlo camera as well. I can’t tell you how many solicitors are not prepared for the 1-2 punch of camera coverage. It’s a good thing to be double protected.
Thank you! I have been in a rut, my cabin rents out constantly and I'm a super host. But honestly I know the cabin now having been rented for like 7 years needs attention, I've struggled to determine what areas would be the most important for my guests. I charge the least in my area, and really should charge more, but need to make it worth the extra charge. Your list of things was encouraging, as I have been doing most of what you suggested. I knew I needed to upgrade the mattresses, but can't do that in the winter due to snow packed roads, and deep snow on the property. So I appreciate your suggestions for the kinds to get. I also like the pots, pans and knives suggestion, as well as the coffee upgrade. I have been lucky to have guests look past a few things, but the wear and tear is catching up, and the rave reviews I was getting are getting pretty flat, and I'm getting more pickiness. This has confirmed what I need to focus on. I need to get the camera as well, but I do worry that I will get too nosy and frustrated by what I see. I think maybe I should just have a camera on the driveway, so I can see the snow depths, the moose and wildlife that come, and if the guests brought the right vehicle for the snow. I think I will somehow include that if I get a camera, I will say somehow in the listing to be sure to put in the right amount of guests as, the camera is a tattle tale. As an Airbnb host I always refer to my experiences as a guest; so my places are comfortable & functional for real living: Bedside lamps, drinking water, cleaning supplies, everything for cooking (yes pot holders & utensils, dish towels, cleaning cloths, etc.) - All the things I would want as a guest long-term or short term. It’s not rocket science.
I am not yet an Airbnb host but am looking to become one next year. This past year, I worked as a cleaner and thought the cabins I cleaned had cheap pans, one knife, cheap blankets. It sends a message that no one really cares, which is sad because I worked my bitt off getting everything sparkling clean. Id urge people to think about how the appliance or vacuum will get cleaned each time, and think about the fact that many people use two towels, especially if they are on the small side. Stay a few places then make your choices. Notice things like, when I shower in here, where will I set the soap? Is there soap?? Wish my employer would stay in the cheaped-out cabins I clean :))
Yep, I use yourporter. My cleaners aren't necessarily the most tech-savvy, so I like that they allow you to set up a customizable automated text to cleaners any time there is a reservation. Unfortunately, they don't yet have this same feature set up for cancellations. I also like that they allow you to create a sharable link for viewing reservation calendar without details you don't necessarily want public like booking value. I set up a shortcut to the link as an icon on my cleaner's home screen so she knows exactly where to find it, as opposed to her having to dig through a text message thread or refer to an old email every time she needs to reference the calendar.

I love the Arlo reference; I have areas of the home that I was wondering how to get a ring camera and didn't want to deal with all the wiring. Going to see about getting the Arlo. I am a new host but not new to business. I have used the Arlo cameras in my stores and have found that removing them to charge them was more of a hassle than to wire cameras and these are in temp stores. If you ever see this comment or if anyone knows, how would you keep a wireless camera charged if you are hosting remotely?
If you buy stainless pots (I love viking) and cast iron, I would love you. I have those in my place. I would agree about the knives, but if you have a small sharpener you can swipe the blades through before use, that would keep the knives sharp. I also agree about basic utility items like potholders and dishtowels. I stayed in a place that was pretty pricey, and they did not even have salt and pepper, and they had exactly 2 pots and a stainless frying pan (which is the suckiest version of a fry pan in existence.) It was an expensive place, and I was truly annoyed. but my #1 thing I personally want in an air bnb... it is decent coffee, but you should provide me with HALF AND HALF. Not dry creamer. And at least a pint of it for my first day.

Yes, please on the PMS software. How would you suggest overcoming local regulations that require an "in person" check in process. Big Bear Lake, which I've been thinking about for an investment STR, recently changed their regulations and now require someone to meet the guests at the property when they check in and I believe have the guest sign-off on some document. Would you pay a local to represent you? I could see some serious potential problems and so wonder how you might approach this? Also, when you are looking at other locations for your next STR, do you use AirDNA or Mashvisor as part of the research? Thanks!

Fun fact on the Roku stuff. My first time getting an Airbnb was in North Carolina about a year ago.
I had to log into my own Netflix and thought it was cool. No one should be worried about that. Even in higher end hotels, they still make you sign into your own stuff.
Completely agree about not snooping on the guests, makes life so much easier, you nailed it in that section, I have host friends that do the nickel and diming and complaining and they are too miserable for sure.
My wife and I were discussing a lot of these points at dinner last night and fortunately came to some of the same conclusions. Looking forward to the property management systems video!

One will forever stand out; in Italy, we had such a lovely experience: the owners provided a special basket: a bottle of wine, chocolates, other goodies from a local bakery, etc. It was so incredibly touching and memorable; it's special touches one doesn't forget. I love hearing this. I host an AirBnb and provide special local treats for my guests - including wine, coffee and pastries. It is NOT inexpensive, but it leads to consistently high reviews and adds to the uniqueness of staying at my AirBnb.

Airbnb used to award a special “ Superhost” status to those who provided such extras and, though they still do, I’ve stayed in some places recently which were awarded Superhost but provided nothing more than coffee (and no real sugar, or two packets, no creamer).... so disappointing. One whose guests raved about fresh eggs, jams, etc had only bottled water. I’m a pastry gal and was hoping. You are a rare one these days! Would love to stay at your place AND pay $10 more for such treatment.

Love your content. So just started airbnb hosting last August. From August to end of October I made 6k using my camper 300 feet from my house. It was a huge eye opener. Now I have tons of ideas in my head!

I use a 40 gallon transport tote I pull with my quad/ truck. Dump it in my septic tank

Yes the smartlocks specifically the Encode are a must! I am super interested to see software integrate into that though, since I have apparently been doing it that hard way.
Also as someone who frequents many airbnb's while traveling you hit the nail on the head as far as what a guest is looking for. Especially the pots and pans and Cutlery! We cook all of our own food when we stay in airbnb's and nothing irritates me more than some janky ass pan that looks like it was passed down from Grandma or was from a recent yard sale because grandma would never pass down such a crappy pan. I also had a spatula completely melt into the food that I was cooking because it was so crappy.

I stressed with checking cameras in the beginning of our Airbnb, but you are right it was stressful and not worth the headache. I do like spending more on smart locks and cameras the most because they protect my property and my guest.

I didn't know this about the smart lock you mentioned. I recently purchased the Kwikset Halo and it has the same features. I add the last four digits of each guest with my app and NO CHARGE! I add all my guests for the month and I can set the dates when those codes are active. It's pretty cool!

I really agree with you on most of these items to have ! Like the mattress protector - life saver! Camera , doesn’t have to be Ring by any means, but any camera with night vision and an alarm, to see the clients when they check in! An automated entrance to let clients open the lobby door, then apartment door, is a must !

We also use Porter/Guesty and have been for the last three years. The big difference for me was that their pricing was flat per listing vs a % of bookings which a bunch were trying to do with similar features.
We use essentially everything else you mentioned. Might move to those upgraded locks eventually but for now we just have a non automated smart lock that we update once a month.
With you on all of these, the only place I differ a bit is I’ve become allergic to smart deadbolts for two reasons.
#1 I’ve stayed several places where the deadbolt kept jamming which is an unfortunately common problem. Pretty rare for the normal lock to jam up so I go smart knob over smart deadbolt
#2 privacy. I stayed in a unit in FL where the mgmt company screwed up and added codes and sent check in instructions to my family and another family in the same house. This family just wonders in while I was sitting on the couch at like 10pm and both parties were shocked/confused. And it was a smart deadbolt with a non locking knob. If it was a smart knob and dumb deadbolt I’d have the ability to have piece of mind that I’m reasonably safe from someone walking in.
The smart locks need to be installed correctly without a bunch of wiggle on the door latch. That's the source of the problem
I’ve used a big file (just $8!) a few times now to make totally sure the deadbolt is lined up (as well as it can be). Still working pretty well for me. :-)
It sounds like a double booked reservation? Maybe two different automated systems were not in sync with each other? 🤷🏼♀️

Do you have a preferred smart knob?
I use 1 inch mattress toppers which function as mattress protectors and also are more comfortable and then throw them out after about six months and get new ones
All-clad last forever, my mom still has the set she purchased when I was born and looks new. They a great quality pans and I purchase them when they’re on sale , additional they’re American made. Also berghoff great quality and am able to find them on sale .

Question about the extra people: our property is on a septic/well system and those are permitted for the number of bedrooms with 2 people per bedroom. One nearby county even has a occupancy requirement to not go above the "septic capableable" occupancy. If there are more people using water- showering, cooking, etc they can even drain the well in some situations. How do you handle the extra guests in this case? When the max occupancy isn't an arbitrary number "just because".
My aunt many years ago would say she'd pour 1 gallon of yogurt down the toilet and she has NEVER had her septic cleaned out. I am not sure how that works but they had a Huge house.
Agree don't watch those cameras. As long as the home is clean and in tact at checkout. I am good.

Just a thought for you, Simply Safe is a great security system that is really inexpensive compared to Ring. The best part, it’s used on wireless (they have multiple contracts in case one service is not in your area)not internet so you don’t have to worry about someone turn it off.
It’s also portable so if you sell your property you can unplug and go to the next property.
Subbing to you has been one of the smartest things I’ve done so far.

Hey Rob! Just found your channel! We have just taken possession of what will be, our first Airbnb, so I am a learning machine at the moment & all hints and tips are so welcome! I'm relieved that I spent money on the pots, pans and a good quality knife block. I've also spent $$ on the linens and great quality towels. I aim to be a "superhost', I aim to provide my guests with a memorable & happy stay. One of my main concerns is what to offer in terms of 'things-to-do', especially for children. We have a 4 bed house that can sleep 10...I don't want to offer toys due to Covid, nor do I want to offer a cot/highchair/baby items...I am wondering what others do in relation to this? My 'avatar' guests will be families.

As someone who uses air bnb dir our personal travel, I LOVE when a vacuum is provided, and good kitchen supplies! It’s the #1 reason we air bnb…cooking!

We put a Moccamaster, a burr grinder and a pound of locally roasted beans in our properties. The Moccamaster is pretty much bulletproof and those who know them really appreciate them.
I stayed in a "school bus" with my grand daughter. They fixed it up SO CUTE. Loved the experience! All the little 'extras' they provided made it special. I am looking into doing Airbnbs. Doing my research and glad I came across you video!!!

As an Airbnb guest, this list is spot on! We recently stayed an extended time at an exceptionally great place however the vacuum was crap. With beach sand and two kids running around I actually went out and bought a new dyson!
I also have a ring door bell camera and an Arlo camera as well. I can’t tell you how many solicitors are not prepared for the 1-2 punch of camera coverage. It’s a good thing to be double protected.

Thank you! I have been in a rut, my cabin rents out constantly and I'm a super host. But honestly I know the cabin now having been rented for like 7 years needs attention, I've struggled to determine what areas would be the most important for my guests. I charge the least in my area, and really should charge more, but need to make it worth the extra charge. Your list of things was encouraging, as I have been doing most of what you suggested. I knew I needed to upgrade the mattresses, but can't do that in the winter due to snow packed roads, and deep snow on the property. So I appreciate your suggestions for the kinds to get. I also like the pots, pans and knives suggestion, as well as the coffee upgrade. I have been lucky to have guests look past a few things, but the wear and tear is catching up, and the rave reviews I was getting are getting pretty flat, and I'm getting more pickiness. This has confirmed what I need to focus on. I need to get the camera as well, but I do worry that I will get too nosy and frustrated by what I see. I think maybe I should just have a camera on the driveway, so I can see the snow depths, the moose and wildlife that come, and if the guests brought the right vehicle for the snow. I think I will somehow include that if I get a camera, I will say somehow in the listing to be sure to put in the right amount of guests as, the camera is a tattle tale. Thank you sooo much, very helpful! It's what I needed.

As an Airbnb host I always refer to my experiences as a guest; so my places are comfortable & functional for real living: Bedside lamps, drinking water, cleaning supplies, everything for cooking (yes pot holders & utensils, dish towels, cleaning cloths, etc.) - All the things I would want as a guest long-term or short term. It’s not rocket science.
I am not yet an Airbnb host but am looking to become one next year. This past year, I worked as a cleaner and thought the cabins I cleaned had cheap pans, one knife, cheap blankets. It sends a message that no one really cares, which is sad because I worked my bitt off getting everything sparkling clean. Id urge people to think about how the appliance or vacuum will get cleaned each time, and think about the fact that many people use two towels, especially if they are on the small side. Stay a few places then make your choices. Notice things like, when I shower in here, where will I set the soap? Is there soap?? Wish my employer would stay in the cheaped-out cabins I clean :))
Yep, I use yourporter. My cleaners aren't necessarily the most tech-savvy, so I like that they allow you to set up a customizable automated text to cleaners any time there is a reservation. Unfortunately, they don't yet have this same feature set up for cancellations.
I also like that they allow you to create a sharable link for viewing reservation calendar without details you don't necessarily want public like booking value. I set up a shortcut to the link as an icon on my cleaner's home screen so she knows exactly where to find it, as opposed to her having to dig through a text message thread or refer to an old email every time she needs to reference the calendar.

Oh my gosh Rob, so right on with not checking the camera. At first I did just to make sure the people we hosted seemed like they liked it but then after awhile got to stop cuz you can start to get anxious over things like bringing more pets than said 🤪 Love the Schlage encode too!

I am a new host but not new to business. I have used the Arlo cameras in my stores and have found that removing them to charge them was more of a hassle than to wire cameras and these are in temp stores. If you ever see this comment or if anyone knows, how would you keep a wireless camera charged if you are hosting remotely?
If you buy stainless pots (I love viking) and cast iron, I would love you. I have those in my place. I would agree about the knives, but if you have a small sharpener you can swipe the blades through before use, that would keep the knives sharp. I also agree about basic utility items like potholders and dishtowels. I stayed in a place that was pretty pricey, and they did not even have salt and pepper, and they had exactly 2 pots and a stainless frying pan (which is the suckiest version of a fry pan in existence.) It was an expensive place, and I was truly annoyed. but my #1 thing I personally want in an air bnb... it is decent coffee, but you should provide me with HALF AND HALF. Not dry creamer. And at least a pint of it for my first day.
But half n half can go bad or be tainted with ... probably not very practical.

Yes, please on the PMS software. How would you suggest overcoming local regulations that require an "in person" check in process. Big Bear Lake, which I've been thinking about for an investment STR, recently changed their regulations and now require someone to meet the guests at the property when they check in and I believe have the guest sign-off on some document. Would you pay a local to represent you? I could see some serious potential problems and so wonder how you might approach this?
Also, when you are looking at other locations for your next STR, do you use AirDNA or Mashvisor as part of the research?
