    Congrats, my advice is to take out the 30, but pay it off in 15 years. I paid mine off in 13 so I know it can be done 🙏🏾

      Yes, don't EVER get a 15 year, you can always pay more. What if something happens? Like a pandemic.

      I would add to pay your mortgage biweekly and this will bring additional savings.. I was a loan officer and most people do not realize that making 26 payments a year is better than 12.

      @@novsgrace so does this mean you’d be paying twice the monthly mortgage per month ? Allowing you to pay it off faster?
      Or paying half the monthly mortgage rate 2x per month, making it the same yearly mortgage y?

    Congratulations!!! We locked in at 3% but our plan is to pay our house off in 4.5 years with over a $200k down payment from a previously sold home this is my way of escaping large interest payments. Plus we are 54 and 55 and are not going into retirement with a mortgage. You guys are young and have time on your side, I'm super proud of you. Thanks for sharing 👍

      Me, too! Although, I always watch their ads so they can make the adSense money on them. And with the longer commercials I watch at least 30 seconds so they get the full credit price for hosting the ad. I noticed some commercials are 5 minutes long these day.

    Congrats on your new home......What GOD has for you is for YOU! This happened to my husband and I when we purchased our 1st property, the seller at first didn't accept our offer but then that deal fell through with the 1st buyer, we knew that house was ours and then the seller came back to us asking if we were still interested in buying.....GOD is so FAITHFUL!❤

    And... when you have extra each month apply that directly to the principal. We ended up saving over $100k in interest alone from taking raises each year and putting that directly to the mortgage.

I bought my first home 11 years ago using a first-time homebuyer program, and those people literally held my hands through the entire process, so I don't really know anything about buying a house. I took notes and will definitely revisit this video whenever I decide to move.

    I'm glad I clicked this video. My husband and I have been searching for a home over a year, and we're not giving up. We've been putting in offers over the asking price but I'm not sure what's going on. We want acres too. Kinda struggling to were our agent thinks he has bad luck.     I'll be waiting on that house tour before, during & after furnishings/decorating.
    You can pay even less in interest if you can pay bi-weekly I currently pay weekly by breaking the total amount up into weekly smaller payments therefore paying less in interest; I also prefer to do a 30 year mortgage (for cushion), even though I plan on paying it off in half the time or less.
    P.s. I'm not sure how a conventional loan is better than a VA loan, because I know a couple of perks are that we (veterans), don't have to pay pmi which is not for us but for the banks anyway; we also don't have to put anything down.

      In this market conventional loans are preferred by the seller because it’s better for them and you can close quicker compared to VA and FHA loans. It’s better for the seller not the buyer.

      The VA loan has higher standards than the Conventional loan. The VA loan is good for banks etc bc its backed by the government if the Veteran were to default. The Conventional loan is better for the Sellers bc they just want their money and run. They don't want to be held to the high standards of the VA.
      Remember this. That house might look nice but, to me, it isn't worth it if a Seller balks at a VA loan bc there might be nefarious reasons why they are leery of your type of loan.
      I wouldn't be offended if a Seller said they didn't want to accept my loan because it's a VA loan. I would walk away feeling like I dodged a bullet.
      Whatever market it is, Buyers need to function from a place of confidence and like an interview, the Buyers should be leery of the Sellers too.
      I wouldn't want to get stuck with costly repairs or an over-priced house that will lose its value time the market corrects itself.
      Remember, as the Buyer, you're doing the Sellers a favor too by buying their old home and taking on the largest debt you will ever carry on anything.
      People need to stop living by FOMO standards or competing with the Joneses and just chill out until they can go about purchasing a home the right way.
      Of course, unless, you have to find a home and just cannot rent for awhile.
      Buying a home is such a personal choice but I'd be more worried about making a bad investment in the long run bc I rushed to compete with others.
      Everyone needs to remember to Stay Level-headed and Be Smart. Make sound investments.

      In sellers market (many many markets in 2021) sellers will NOT accept VA financing. In Texas, they are having to get 100% cash (from hard money lenders, etc.) to even buy! Unbelievable.

      The bi-weekly is a fantastic option. We get paid every two weeks and our mortgage payment is withdrawn the day after the paycheck drops. A bonus is that to me, the monthly budget seems smoother--even though it's the same amount of $$ owed every month, it's somehow easier to manage that smaller payment every two weeks than to prepare for that huge payment due at the end of every month. Wish I had set up the bi-weekly from the very beginning of our loan. Also, if for some reason you end up not liking the bi-weekly, you can probably switch it back with no hassle.

    My wife and I just moved into our new home less than a month ago and we also offered over asking price and our appraisal came back over our offer giving us equity to start so we feel very fortunate and blessed our offer was accepted in this crazy sellers market!     I have been trying to buy a house recently. Every time I try to buy a house, the house has already been sold! I have seen different low cost starter homes that I would truly have loved to buy, and they aren't available to the public because they are sold very soon after they are listed.     Congratulations to my favorite tiny home “er full house” couple 😃. When I heard your good news on your new home purchase- I was reminded of the scripture that says: “The wealth of the wicked is laid up the for the righteous.”
    The secret to this scripture, is being in a place financially that will allow you to have buying power...here is the wisdom of the Saints .
    There will be opportunities during this pandemic to buy homes that you have not built, vineyards that you have not planted ( Deuteronomy 6:11), but only if you have been a good steward of the money that GOD has given you.
    It appears you have done just that...be blessed and never apologize for what GOD is doing in your lives. It is a true testament to others of what GoD can and will do, if we only trust and believe.

    I like that you crunched the numbers, however the end result is only valid if: You stay long enough in the home to recover the $25,000 over asking price. 2. You didn't mention if you are required to have Private Mortgage Insurance (PMI) which adds to the monthly payment. 3. You didn't mention if the Interest rate is Fixed or Adjustable, if it is adjustable you are open to the whims of the market. I admire your ambitious spirit and I am wishing you the best!

      Thanks!! It is fixed. There is a nominal amount for PMI. The "$25k recovery" to me comes in the interest savings over the life of the loan but yes we do still plan to be in the home for a while.

      Great!
      One thing you MUST do but you have to wait a year is: Eliminating the PMI. The guidelines are: All mortgage payments within that year must be made on time and you have to have an appraisal done at the time of application to remove the PMI. This move will save you thousands of dollars over the life of the loan. You can do this on your own without using a company and paying a fee. Another thing, check your tax collector records often to make sure your property taxes are paid, that there are no liens, and that your property is still in your name. Yes, mistake happens and scams happen. If your insurance and property taxes are escrowed check with the the County tax office and the Insurance Company to make sure they got paid the escrowed money, because the last thing you want to happen is for the mortgage company to put "Forced Placed Insurance" on your home if there is a lapse, VERY EXPENSIVE! AND you really don't want the County to sell a Tax Certificate against your home if they don't receive the escrowed property tax money (a stranger becomes a potential owner of your home with a Tax Certificate) Sorry to be such an old mother hen, but these are the things I wished someone had told me decades ago.     That is awesome news!!! Congratulations on your new homes(s). I agree with everything you said but can I also add that even if you go above asking price the market will immediately “catch up” with the price you paid for your home. For example, TODAY you pay $200k in 3-6 MONTHS that same house will be $225k. I love seeing young ppl achieve great things. May God continue to bless you and your loved ones.

    Congratulations! Sounds like for the most part you did well on your contract offer. Another tip is if there is the slightest chance the interest rate could go up when you make your offer, you can ask that it be frozen. If that is in your contract and the rate goes up then you are not affected. It has to stay at what the rate was when the offer was made. Personally I would not buy a home in this market. It is a sellers market and the prices everyone is paying are way too inflated. The housing bubble from just a few years ago is a perfect example of why most people will regret the price they are paying in this current market. Doubtful you will get it back if you ever want to sell.

    Congratulations! I'm really happy y'all! I was in the market, but I'm in Maryland. The houses are drastically overpriced & the inventory is low. It was best for me to hang up my homebuying shoes for now. The market will adjust in a couple years.

    This all makes sense. Our personal downfall is our credit score is wicked low and our budget is $150,000 and no higher. The area we live in makes it pretty much impossible to find a home for that price.

    Congrulations! We bought a house this year too. Since it was a new build we started last year and was able to take advantage of the cheaper prices and a 2.875 interest rate! So happy for your family!

I OVERSTAND what your saying because my family was in Texas trying to find a house due to my son in laws new job with one of the big tech companies moving there in Sept! People were offering $200.000 over the list price and that got them on a list in 5th place!! It’s insane out there!!! They just went into an apartment, can’t compete without 💵!! The rental agent said she rented over 30 units that week!!! Crazy busy out there and our realtor had 19 people he was trying to place!!! So I know what you’ve been through!!     I’m so happy to see a young couple explain these important details on home ownership. I think another video that would be awesome is buying what you can realistically afford. Eyes, being bigger than the stomach is also a factor in people being discouraged to proceed with home ownership. Buying a home is an investment and should be carefully done. Adding extra payments to pay down the principle is so helpful too. I assigned by weekly payments on my old home to help create “extra” payments to principle. You too are smart to buy down the interest rate. Your determination is so admirable ❤️

    One of my neighbors down the street, put out a for sale by owner sign, and had multi cash offers within 24 hours for twice as much as he was thinking he would get. It's crazy times in this market right now. I'm almost tempted to list my house, but where would I go? lol............Anyway, congrats. You two are a smart, hardworking young couple and deserve all the great things life has in store for you. I hope you keep the tiny house and put it in your backyard with some privacy around it so you can rent it on airbnb for more income.
