Most of these internet plans omit a basement, which is where the mechanicals could be placed. However, many new houses now have heat pumps and on-demand hot water, which don't require much of any interior space.
Although this house is not designed for the US market, with different fittings and finishes it could work. The kitchen is isolated and small, but some adjustments could be made.
