Generally I look past the way a house looks in order to focus on the floorplan and function but I have to say that this house really grabbed me with the materials and colors on the exterior. It's really beautiful.

This is one of the most luxurious small houses I’ve seen and loved straight away! It’s breathtaking! The kitchen at the front of the house is an absolute must in my eyes, most people I would say, spend more time in a kitchen/ dining area than the sitting room, the entrance is just beautiful, I love the colours, the lighting, the art on the walls, that bookshelves….. amazing work! I know what I want from Santa this Christmas!
Jasper, you have reached into my mind from waaaaay back to a home I doodled about 41 years ago. I had recently become engaged, and in my mind I could see a fairytale cottage in the woods. I even named it “Blueberry Cottage”, so was FLOORED when I saw the bathroom colour! 😂 This is so stunning! I would have to settle for a detached garage with this plan (unless you can figure out how to add it), but I would be soooo tempted for this floorplan! We would make the room beside the laundry our bedroom, with the second one as a combined guest room and my craft room. By making the bed a beautiful Murphy bed and attaching a slab of solid surface to the opposite wall on hinges or struts or whatever would hold it sturdily, it would serve both purposes beautifully. That way, when we do have overnight guests, it is easy for me to pack my crafting away into one of the closets, leaving the other for my guests. I want to talk about the entry. I usually only focus on the floorplan, but that door is now a ‘must have’ on my checklist. The foyer is the best I have EVER seen in my 60 years! That is not hyperbole; I was in love as soon as I saw it! Living in Canada means we have four true seasons, so winter boots, parkas, and sometimes snow pants are a requirement. Rain boots, coats, and umbrellas are also a necessity and this is the FIRST time I have seen a foyer designed to let an umbrella dry out unless you are looking at McMansions (ew). The kitchen and dining areas are so bright and, again, I couldn’t help look at the wall and flooring materials you chose and I am quite sure that I would replicate them. They make the kitchen feel like that fairytale cottage that I dreamed of so long ago. The living room is a beautiful proportion, and while we so desperately have wanted open concept, the charm of this home just makes it feel “RIGHT”. I can picture many happy hours of hubby and I sitting in there with a fire going and me knitting or the two of us reading a book from the gorgeous shelves. Hmm, reading that last sentence, we seem to be as quaint as this home! 😂 The only real change that I would need to make is to ensure I could get through the doorways and around in my wheelchair for the days that walking is too hard. Other than that, I would take it as it is. This is a perfect home to retire in…. we just need to figure out the garage situation, because we want one stall for our vehicle and one for our storage. I am a fiend for decorating for the seasons and my sweet hubby brings everything to me, helps me out it up and take it down and pack it up, and then he puts it all away again. He loves to give me a hard time, but I know he is kidding by the smile on his face, and the fact that he is just as bad with the exterior. I have been asked to craft more than one item he felt was necessary to achieve his exterior vision for that particular season. 😂 Sorry for the ramble, Jasper, but I am seriously in love with this floorplan. I already have a folder of plans I love, but I’m creating a new one for short list plans just for this one! We retire in five years, and once we figure out where in Canada we want to be (it will NOT be in the Arctic as we will have been here 22 years by then 😂). Thank you for this absolutely magnificent floorplan. You were right with your caption…. this one did tug at my heart, but did so much more; it totally captured it.

@ I can honestly say that out of the four small house architectural channels that I have subscribed to, you are by far - and I mean FAAAAAAAAAAR - the best on YT. I have looked at a lot of channels, but there is no functionality to the concepts. We are big believers in tankless HW heaters - we have had one in our current home for the past eleven years - and highly efficient heating and cooling. At the cost of our electricity, heating with power is not economically feasible, but that is what we used to have in our previous homes in southern Canada. Tbh, I like having an attached garage also because it’s a great place to put all of the mechanicals. Please keep up the good work and if you can figure out how to attach or breezeway a garage onto this plan, PLEASE hit me back! Regardless, you just have been getting better and better every and I look forward to what you dream up next❣️❣️
Have never seen the allure of a bathtub. I know it is a good use for kids but kids grow up fast and just the thought of sitting in dirty bath water is a complete turn off for me. While I know plans can be “changed” that change comes at a cost. With a few changes this plan is a keeper.
I built a 868 sq ft cabin. I have 9’ ceilings that are shiplap painted the same creamy white as the walls. This allows the space to live large. Wood stained ceilings in small spaces makes the space feel smaller.
Love the front entrance and the rounded door and patio area, very inviting. Lovely foyer with a place to hang coats and stow shoes. The kitchen, lots of natural light and space to work. A very cozy home where less is more.
I LOVE the kitchen sink. I really like the floor plan for the most part. There are just a few things I "might" change, but I do need a garage that is connected to the house. I'd own this home with a connected three-car garage, and a workshop, for my husband connected to the other side of the garage with a full bath in the workshop and a place for our yard equipment.
LOVE the entry area, finally, an architect with a brain! The entry not only has plenty of closet space and room to take off snowy boots, but it provides a heat-cache to hold the heat inside the house during winter ALL Victorian houses had an area like this, either tiny or larger like this one, to act a s a buffer in the deep winter but, sadly, I seldom see it in these new homes. I also LOVE the tiny bath in the front, very practical.
AND, no one-big- room -one - big - mess/ noise "open concept" kitchen, such a relief! I would still throw up a partial wall between the kitchen and the dining area to hide the kitchen during nice dinners, but it's such a relief to see these rooms as actual "rooms" at all!
I have a different opinion. I am all for smaller homes, but seperating the dining area would make the dining room from the kitchen would make it really tight and pokey. Trying to move around the table carrying dishes without bumping into people or chairs would be awkward, and for what? So that horrors of horrors you dont have to see a perfectly nice kitchen?😊.@@midnightchannel111

I can cook while the grands do crafts or homework at the table, and that dining area would give extra space for big projects like when we can and make pasta together. I think it would be perfect though, with a rectangular table and an upholstered bench with back beneath the front window.
I really like this design. I would make 2 changes (just my preference) I'd make the common bathroom with a walking shower. In the laundry I'd make it stackable washer/dryer.
Love the house design but was there a linen closet? Did I miss that? Didn't see one in the bathroom area. Also agree a covered side ir back poch would be a nice addition.
Awesome coat closet at the front. I love that it has its own little space, hidden from view in the living areas. Love, love, love that kitchen! The windows are so beautiful and lots of storage and working area….very spacious, beautiful and practical kitchen. Sink in the laundry room….way too small. Overall, one of the nicest I’ve seen ….checking all the boxes! 😊

I have been dreaming of a smaller home as our children “fly the coop”, and this is perfect! The outdoor areas or spectacular, the materials you chose, the bookcases, the lovely dining area, it is perfect! I would need like basement, of it was possible. I am a practical person and you covered all the bases, except maybe a place for hanging a towel in the bathroom, and the single chair under the shelves in the living room, I can see honking my head! LOL. The BEST floor plan I have seen yet! Saving it for future build.
Excellent layout and use of space. clever cupboard placement in the kitchen. Love the round table with elegant chairs. Windows will make or break a house. Many of them and a good size. I need a farmhouse sink in both the kitchen and laundry. The laundry can double as a canning work area and storage. Love the stone on the front elevation and in the kitchen. I would soften the exterior with a soft, pale gold paint, not teal. A potting shed in the yard, and Im moving in!
This is exquisite! Except for a few art pieces, I absolutely loved everything about this home …. Nothing tiny about it! Plenty of storage ! Best I have seen yet! I want to live here so badly! Exterior is also gorgeous!!
Love this cozy home ❤. I'd skip the 2nd bedroom and make myself one large suite. I really like the bedroom door leading to a sitting area outside. I'd have a little rock garden and water fountain there. Great little house!
I'm in love with this cutie! I usually hate those cold gray walls that are so popular in today's homes......but you had the eye to bring in the 'piece de resistance' 😘with the kiss of the warm wood tones that turned up the heat on those cold grays. That kiss of heat, brings a coziness to the interior. But my big eye opener surprise was the bigger bedroom with the dark and warm wood tones, that say to me.....smell that cigar? this room is my MAN CAVE!" (not to mention awesome kitchen, lots of flat surfaces for food prep and still fits in an attractive dining space....very nice!)
The house is an attractive style, though it is missing the required second means of egress. The entry foyer is very large, as is the adjoining half bath. Some of that space could be used in the living room. There are no upper cabinets, but there are some tall cabinets next to the fridge, and there is a pantry. The house is nicely presented, with appealing fittings and finishes.
The front door is already so inviting. The house is compact, reduced to the essentials, but not constricting. And although I don't usually pay much attention to the exterior - I really like it here and it's also very coherent. Great little house.

Nice home for first time buyers, or older people trying to downsize. Love the pocket doors! Make the doorways wide enough to be wheelchair accessible and this would be the perfect home.
I live in and am renovating an 816 sq ft 1950 home. I think it's important to have light and a sense of openness. Also 1am aging so I want the home to be functional and with land and a private outdoor space. And that's my next goal, finding a location where I can keep my four tiny dogs ❤
The plan is beautiful. Two suggestion entry closet even small and closets in general. So many builders give zero closets. I would reconsider each space to provide more storage.
I really like this one too!! Just a few questions though, maybe I didn't notice, but is there a back door? Door that leads to that back patio area? Also no pantry or linen closets?? Where does the water heater go?
I like this plan a lot is very cozy i'll make some slight modifications to create an office area possibly making the living bigger and the foyer a little smaller having 9 ft ceilings and two drawers in the kitchen island. Love the built-in closets would be nice to have some sort of pocket door into a bathroom from one of the bedrooms.
Very tight. I believe all homes should be handicap accessible . If you are a senior looking to downsize, you need accessibility in case you need a walker or wheelchair. I'd put a sunroom off of the kitchen/dining area. Needs a finished basement for office, etc. or put office in second bedroom and second bedroom downstairs with bathroom for privacy. Overall look is very charming, especially the arched front door. Nice job!!!
Hello from our family farm in Central ⛵⛵ Lakes Region New Hampshire. Very nice house plans. We designed a 980 square foot modular home wth a full walk-in basement. Half of the house is beamed cathedral ceiling open concept kitchen /dining/ living room with a central hall to a bath and two bedrooms. Lots of closets with pocket doors. There is plumbing for a bathroom in the basement that we never completed. Great size for the two of us. This is our retirement home at the base of the main farm. Depending on the town in NH, our taxes are right around 3K on two acres. We may add a 3-season porch on the back. House was set on its foundation in 2016, on raw land. The bulk of our expense was surveying, well, septic, excavation, electric. House itself was more economical than a stick frame. We had both quoted. Eight years later we are happy with the quality.

A decent size foyer is key if you live in snowy areas actually. Boots, jackets, hats, gloves need somewhere to store.

The front door is already so inviting. The house is compact, reduced to the essentials, but not constricting. And although I don't usually pay much attention to the exterior - I really like it here and it's also very coherent. Great little house.

Nice home for first time buyers, or older people trying to downsize. Love the pocket doors! Make the doorways wide enough to be wheelchair accessible and this would be the perfect home.

I live in and am renovating an 816 sq ft 1950 home. I think it's important to have light and a sense of openness. Also 1am aging so I want the home to be functional and with land and a private outdoor space. And that's my next goal, finding a location where I can keep my four tiny dogs ❤

The plan is beautiful. Two suggestion entry closet even small and closets in general. So many builders give zero closets. I would reconsider each space to provide more storage.

I really like this one too!! Just a few questions though, maybe I didn't notice, but is there a back door? Door that leads to that back patio area? Also no pantry or linen closets?? Where does the water heater go?

I like this plan a lot is very cozy i'll make some slight modifications to create an office area possibly making the living bigger and the foyer a little smaller having 9 ft ceilings and two drawers in the kitchen island. Love the built-in closets would be nice to have some sort of pocket door into a bathroom from one of the bedrooms.

Very tight. I believe all homes should be handicap accessible . If you are a senior looking to downsize, you need accessibility in case you need a walker or wheelchair.
I'd put a sunroom off of the kitchen/dining area. Needs a finished basement for office, etc. or put office in second bedroom and second bedroom downstairs with bathroom for privacy.
Overall look is very charming, especially the arched front door.

Hello from our family farm in Central ⛵⛵ Lakes Region New Hampshire. Very nice house plans. We designed a 980 square foot modular home wth a full walk-in basement. Half of the house is beamed cathedral ceiling open concept kitchen /dining/ living room with a central hall to a bath and two bedrooms. Lots of closets with pocket doors. There is plumbing for a bathroom in the basement that we never completed. Great size for the two of us. This is our retirement home at the base of the main farm. Depending on the town in NH, our taxes are right around 3K on two acres. We may add a 3-season porch on the back. House was set on its foundation in 2016, on raw land. The bulk of our expense was surveying, well, septic, excavation, electric. House itself was more economical than a stick frame. We had both quoted. Eight years later we are happy with the quality.

Would you be able to add a garage entrance where the full bath is located and move full bath to laundry area (combine)? Would adding 3' to back bedrooms ruin the exterior cottage esthetic? Are hallways/ doorways wide enough to accommodate wheelchairs? Thank you for uploading!
