I would be booking a baliff the day I got the court order. As soon as they stop paying the rent you need to act. Notice to evict and straight to court. I wouldn't muck around giving them the benefit of the doubt. They are never going to pay and the longer the landlords waits the more the bill goes up. These people live in a paralell universe.

It's when they can't get possession (as the tenant is still in the property), THEN they can call the bailiffs. It's a sign as to how busy they are, when you can't get them to come for 6+ weeks.

In cases like that (or a 2 week order), then you'd have to schedule before the court date happens. It also gets extremely costly for the homeowner as it can be £1000 or greater to hire the baliffs.
These programmes should be compulsory viewing for those who want to be landlords. A shock of reality will give them food for thought before starting on this risky venture.

Because they literally can. Once the tenant stops paying rent, even if the landlord issues all the required notices at the earliest opportunity and begins legal proceedings as early as permitted, the tenant can easily live there for 4-6 months rent free before they'll be forcibly removed.
If u notice the letting agents will usually threaten legal action after 2 months non payment of rent if a person won’t pay 2 months they certainly won’t pay going forward so why accept their excuses & keep letting them delay ongoing months just initiate legal action 2 weeks after 2 months

When I lived in London in the early 2000s I rented a first floor flat on Sheridan Road, (Newham) London. My landlord turned out to be renting the whole house and subletting the first floor to me. “Nazia” and her husband used to ask me for my share of the gas and electric bill but always say they have “lost” seem to lose the bill when I ask go see it. They were in the habit of shutting off the hot water when I took a shower. Really an odd couple.
In my country tenants paid a small deposit (just in case stuff got destroyed) and a month rent upfront and if a single month rent is late they are kicked out immediately and the law is on the side of the landlords.
I’m not even 10 minutes into the video, and the owner of the pub made a humongous mistake by making a verbal agreement. NEVER EVER EVER MAKE A VERBAL AGREEMENT!!! I don’t care if it’s your family member, or someone you’ve known since kindergarten; ALWAYS HAVE EVERYTHING IN WRITING! That way, IF they stop paying rent, damage the home/apartment, illegally sublet the house/apartment, or whatever the case may be, you’ll have more evidence to boost your case. Next, in the agreement, have it state that you, as the landlord, reserve the right to enter the property to make any and all repairs when it is convenient for the tenant and landlord. What this means is that the landlord simply cannot enter the property whenever they want, but have to make an appointment to make repairs. So, if the tenant is only available during the weekends, then that’s when the landlord can make repairs. Otherwise, if anything is missing, then the landlord can be responsible for items that are missing. For this, the tenant MUST provide proof that the property missing was theirs. Police reports are a must! Photos are a must!! Receipts are a must!! I simply cannot fathom why ANY landlord would wait months upon months before evicting someone. The second that a tenant hasn’t paid rent for 3 months, START EVICTION PROCESS! Unless, and this is a rare case, the tenant and landlord come to some WRITTEN agreement that the tenant agrees to pay “x” amount, along with their regular rent payment, in order to catch up with what they owe the landlord. IF the tenant pays for ANY repairs because the landlord hasn’t done anything, then they MUST submit 3 WRITTEN letters (by certified letter) to the landlord requesting reimbursement of the monies, or the monies are subtracted from the rent. IF the landlord doesn’t respond to the 3 WRITTEN certified letters, then the tenant can subtract the amount from the rent. IF the landlord decides to start the eviction process because of the amount subtracted from the rent, the tenant can prove that they had made the repairs because the landlord refused, and the tenant had submitted to the landlord PROOF that they had done the repairs themselves, and the PROOF that they had tried giving the landlord an option of reimbursing them, or deducting the amount from the rent. However, I highly recommend that anyone looks up the laws of their state and country regarding this. Laws can vary state to state, and country to country. Now, IF the landlord wishes to go after the tenant for damages, then they MUST have absolute PROOF that the property was in phenomenal condition BEFORE the tenant moved in. This is where photos, videos and receipts come into play. The more PROOF that the property was in phenomenal condition, the more likely the landlord can sue for damages. The landlord MUST provide PROOF of the damages done by the tenant, BUT there’s going to be REASONABLE “damages” from the tenant living in the property, such as: the oven not being super clean, the carpet looking brand new, the flooring looking brand new, etc. Basically, basic wear and tear of the property. Damages that are not basic wear and tear: holes in walls, plumbing backed up, floors are covered in filth, windows broken or cracked, appliances broken, etc. Again, the landlord MUST show absolute PROOF of the tenant causing the damages by photos, videos and receipts. The tenants SHOULD do the very same thing as the landlord. Take photos, and videos of when they moved in, and when they moved out, so that the landlord cannot receive monies for damages that didn’t happen.

One of the interesting things to note, was that the water damaged beams, and this is purely from a construction pov, had already been sistered up with replacement joists to handle the load from the weakened floor. So it looks like some attempt had been made recently to take care of at least one of the many, many (I did say MANY didn't I?) problems in evidence in this building.
So unreal the entitlement some people feel. Makes it very hard to find any sympathy for them becoming homeless ESPECIALLY when they don’t care that they are ruining other people financially and emotionally
I too was in a situation similar to this . Dude in my commercial property stopped paying rent for nearly are year . Kept on doing follow up and dude just wouldn't pay . In the end i had no choice but to buy his bust business and resold all the equipment to another buyer . It was a nightmare to get the guy evicted .

here in New Zealand with Overdue rent, damage, or assault: a landlord can apply to the Tenancy Tribunal for an order ending a tenancy (a “termination order”) if you're three weeks (21 days) or more behind in the rent. in my sector of renting we get an email the 1st Week ! asking what's up ?
If John had just communicated with the landlord about the financial situation he was in when he started to get into trouble, an eviction case might well have been avoided. I don't know what he was doing, but there was only one customer in there for what looked like a pretty decent roast beef meal. The decor certainly wasn't helping. It looked really tired and outdated.

Courts give bad tenants absurdly prolonged leeway…..because they can keep billing landlords with every civil action owners are forced to make to regain property rights and access. No other reasons courts won’t respond swiftly to wrongful tenant behaviors. It’s a legal racket…not supporting owners.

There should be Legal Rent agreements that are Enforceable with all the terms of payment ...condition of property with Photographic evidence...and any renovation or conversions by tennants during the. I blame the owners...They are so greedy and ignorant...Why do have unsigned and verbal agreements with Tennants..Normally. Owners also have shady Apartments with no proper paper work or documentation..to prove they are the owners.. Secondly they are renting property that already seem dialipilated and run down...Tennants take advantage of Owner's weakness... There should be Legal Rent agreements that are Enforceable with all the terms of payment ...condition of property with Photographic evidence...and any renovation or conversions by tennants during the. Rental period should have the written confirmation of the Owner....this type of video ...showing the Landlord..Tennant problems are rampant in 3rd world and developing countries...Surely am anaze😢 England is not this club
