As-is comparables are a barometer of price though they are not indications of ARV necessarily. You need to know how much like/kind renovated properties have sold AFTER REPAIRS.

It’s not dual because they’re not represented as single agents, they’re represent as a regular transaction broker which is standard in florida
It’d only be dual representation if they signed a single agency agreement which is very uncommon
When finding ARV, can you use the sold homes in the neighborhood that are not fully updated as there are no updated sold homes?
