      Great idea to tailor strategies based on Days on Market (DOM)! Here’s a breakdown:
      New Listings: Act fast and make a strong offer to catch the seller’s attention while they’re still excited about selling.
      30 Days: The property has been sitting for a bit, so the seller might be more open to negotiating. You could ask for small price reductions or extra perks.
      60 Days: The seller is probably getting anxious to sell. This is a good time to make a lower offer or ask for better terms that work for you.
      90 Days+: The seller is likely very eager to sell. You can make a low offer or propose creative ways to finance the purchase, like asking for help with closing costs.
      Each approach can be adjusted based on what’s happening in the market.

    This live was amazing!!! Nuggets all around, however some of these RE AGENTS sound so arrogant bc someone requested their services, to not sound needy, at least that’s how I perceive it, and with this kind of communication, this can potentially make all of US BETTER than the competition, and be better at this, thanks Jamil

    GREAT VIDEO!!!!! Im an agent in texas, I'm going to start doing this instead. I just need to find my buyers to close it quick. Should I go unrepresented in the wholesale deal and let the selling agent keep the full commission? Dual Agency not legal in texas... How should I handle that Jamil? Considering that Im also a realtor and that we have to disclose it to the seller. Thank you so much!

    Always thought dual representation was illegal in Florida. How do they get around that ?

      It’s not dual because they’re not represented as single agents, they’re represent as a regular transaction broker which is standard in florida

    When finding ARV, can you use the sold homes in the neighborhood that are not fully updated as there are no updated sold homes?

      As-is comparables are a barometer of price though they are not indications of ARV necessarily. You need to know how much like/kind renovated properties have sold AFTER REPAIRS.

    He makes it look so easy. What and for how long would it take a totally green individual coming in fresh get to that level of reading the conversation? I wouldn't know I could offer the seller a "post possession" and what does that even mean? Does Astroflip teach all these terms and the strategies to use in your conversations?

    If we request a POF from the email you provided us, and we request say 300k and find a deal for 100k is that okay? Or should we request a new POF for each deal depending on the prices
