You need to set clear expectations and boundaries. Say something like, I appreciate all you've done and are doing. I have several commitments and require the contract to be signed by the end of business tomorrow. Here's my contact info; I want to ensure everything progresses smoothly."
Jamil, you said wholesalers have the opportunity to be buyers where there are no buyers. That comment just got another wholesaler in trouble in my area this week. The seller soon realized the wholesaler was not really a buyer when the wholesaler had to back out of the deal because he could not find a buyer. If you cannot close then you're technically not a buyer.
you are the buyer when you double close, you need to have your real cash buyer ready regardless if you are wholesaling or assigning your contract in order to successfully execute the mission.
I agree with you to some extent. Wholesalers should not be locking properties up if they aren’t able to close. It gives the whole industry a bad name. Wholesalers need to have hard money relationships, private Money relationships, and always have the ability to close. I’m living proof that you don’t have to have liquid cash to close deals. I’ve used hard money and private money on the same deal so I had $0 out of pocket costs and closed the next day to a hedge fund for $20,000. Paid the lender and my investor and they were extremely happy. Now they will lend to me whenever I call. You can add value in this space without Money. But you have to take it seriously, be professional, and add value to others. There’s all sorts of wealthy professionals who don’t practice real estate and would love to park their money in hard assets, and that’s where you can add value to them, a seller, and an agent. You can be an asset and build genuine relationships
I see what you are saying but we are buying houses that are worth 60 cents on a dollar the homeowners knows it, they accept the price no one is forcing them. The problem is wholesalers just lock up deals without having an end buyer. Before you get under contract you should have a buyer lined up already. So many ways to make money in real estate wholesaling in just one of hundreds. I can’t speak for the unethical ones.
