Cool stuff. BTW, I installed Boral fly ash siding on my home adjacent to the Chesapeake Bay about five years ago. Highly recommended, particularly so for humid environments. Really happy with it. Thanks for showing all the neat products....this is what I enjoy most about the channel. If you told me this house in Bodega Bay was $5 million+, I wouldn't be surprised. A bit beyond my budget, but I can pick and choose some of these things....like the trimless door openings...for my more modest ventures. Thanks Matt.

Matt, on your show it would be nice to acknowledge the architects and engineers who actually specify the products on these custom homes that you so adeptly showcase. Good ideas and detail start with manufacturers, specifying designers, and knowledgeable contractors, as a team. Just saying…

Basically need to skim coat the whole ceiling so no change if you are doing a high end finish to start with. Way more if you were doing a cheap finish 😂

I don't care about a car charger, but 50 amp service to the garage means you can have a big welder out there. And I wish the electrician doing my house had labeled stuff. I'm the second owner, and after 3 years I'm still discovering things (usually the hard way).
I specify for level two charging in all my designs now as well, place as close to the door as possible. This will allow a charger to reach the car in the garage as well as one that may be in the driveway.
Would love for you to do some Charleston SC homes.
Would really like to see more about the electrical hookups for modern toilets. They've become very common for new builds. Do they all require a plug nearby with an ugly cord? Is there a way to hardwire them?
The nicer models are designed so the hoses and wires are hidden under abs through the toilet bowl. The cheaper ones just have exposed wires and hoses next to the toilet bowl.
they make models with the plug hidden inside the body of the toilet - but obviously, that means the body of the toilet will be bulkier to hide them.
It's interesting that they put the wiring for the car charger on the right hand side of the garage. Teslas make up approx. 80% of electric vehicles, and they all charge at the left (driver's side) rear. Most other electric vehicles out there also charge from ports on the left side, or in a few cases, directly in the front. Seems like the builder would want the charger wiring on the left side of the garage, so that the charger cables could reach the charging ports?
They put charger wiring on both sides of the garage. They were primarily looking at the right side, but they did mention the owners have two EVs and therefore need two chargers.
there are 2 in that garage, left and right. either will reach to either side actually.
Also, it's only on the wrong side if you drive front into the garage. If you backup into a garage, then it's on the correct side.
Loads of interesting details.
The owner must be a fountain of optimism to build this home in CA, on the coast, in a recession, at 7.5% APR.
they make nonmetallic boxes that shallow, but they have more volume.(the kitchen window)
That Aria vent cover looks great but, how are you going to change out that fan WHEN it takes a crap?

@@rocdajacable The fan housing is larger than the vent cover. You'll need to repair the drywall and install a new vent cover.

Most vent fans have replaceable motors all within the housing. You should never have to replace the entire unit even on an old home unless you’re changing the shape or size.

I was fairly certain copper wire is recommended for house installs, it has better conductivity anyway. I was also a bit weirded out with the lack of a ground wire to the smart panel 6:15 ITS BEEN a long time since I helped wire a new space with my grandpa, and technology has advanced (I am not a license electrician)
That is an ser cable feeding the sub panel. Has a bare ground that you can see if you look closely. Aluminum is a great conductor. No issue when used properly
@@sethrussell5649 Aluminum is a poor conductor compared to copper, at roughly 60%, which means that equivalent gauges will have far higher resistance & therefore heating in aluminum. There's a damn good reason why aluminum wire is illegal in many jurisdictions, because aluminum wiring overheating caused lots of house fires & deaths in the 1950s and 1960s. In a high-current circuit, such as an electric vehicle charger, using aluminum wire is idiotic.
@@dionh70aluminum wire is still allowed in sizes larger than #10, but few electricians use it, because it doesn't save any money, any more. (except for service feeders) it wasn't the overheating that was the problem, it was the corrosion, and the increased ductility, which resulted in connections losing integrity.
When something is plugged in on that kitchen outlet spot near the window, how does that window open?
Trimless means unfinished look at a large cost. Have seen a lot of these in California where the new buyers are retrofitting trim. Free country though.
9:50 this is called a standard metal corner bead by the builder used for the trimless door detail but it doesn’t have nail holes on 1 side. Is this really a L-trim with a deep leg to extend into the kerfed jamb? Also, what’s the purpose of the fiberglass tape between the drywall and corner bead?
@22:20 lol. toto toilet and a toothbrush charger seems very unlikely to pop a 15A circuit. I'd like to see that tested.
How did they get the wires down the kitchen post to the receptable?
up the post, from the wall under it. and most likely they drilled down and through with a half inch auger, from the spot where the wire enters the box. though I've had a location I had to plow down a laminated post with a router and use 4 foot simpson straps for nailplates.
I know these last two series have been done on pretty expensive houses but the quality of work in California is amazing

You can’t run a Tesla Wall Connector at it capacity or 48A on a 50A circuit…60A per Tesla specs!
they have 60A wire in the wall, so I'm assuming the breaker is spec for the charger they are getting.
I guess on my house build I cheaped out on lighting, 6in housing less led lights. 250 dollars per 20 lights

I hope alarm, A/V, and network were considered during rough too. Blows my mind that this is never covered with electrical reviews.
I wouldn't be surprised if network is overlooked and all they the homeowner expects is WiFi
Network should be separate from electrical, but also always seems to be done by the electrician rather than an IT Pro and low voltage wiring specialist (pulling CAT5E/6/6A is not the same as pulling Romex, gotta be gentle with it or it won't certify and therefore never run full speed 10Gbps or 40Gbps if CAT-6A up to 40m).

why does he need a receptacles within 24" of the sink? he said to meet code but I don't live in America and I've never heard of anything like that, other than NOT allowing electrical outlets close to water sources here in NZ.
They are gfci outlets so safe around water
The receptacles are for kitchen appliances, or hair dryers shavers ect in the bathroom. All receptacles within a certain distance of water sources or wet locations have to be GFCI protected. You may know it as RCD. I believe the code requirement comes from people using extension cords for bathroom and kitchen appliances near the sink and shocking themselves.

in the states, you are not allowed to have any counter space in a kitchen more than 24" away from a receptacle (measured against the wall) so they can limit the cords on kitchen appliances to 36" (60 and 90CM metric equivalent)
How much cheaper would low voltage wiring have been in this house? No electrician needed.

How common does power go out… in the south it’s usually due to hurricanes or tropical storms
The power grid is very stable in California. There was a time when it was atrocious, but after regulations, it got to a very stable level. Now, some areas in the wildland urban interface do get advanced shut offs, but that is to prevent or minimize fires.
Also, batteries are not only used for back up only. Some electric plans have a time of use charges, so they can be a good way to use your backed up energy instead of getting scammed by the electric company during peak hours. Texas is a prime example of how scummy the electric rates can get during peak or emergency hours.

I don't think Hardie makes vertical T&G, but I could be wrong.
@@kenbrown2808they have a vertical 48x96 one piece panel. so even better, less joints especially for the water area. But hanging a piece of 48x96 cement board must be tough, but they sell it, so people use it. Seeing all the painted over nails on this install, is not good. Hardie factory painted is the way to go. Ya have to have Hardie installed by hardie experts, it matters. Mine was done perfectly by Hardie certified installers. It shows in the exact fits and cuts, and flashing perfection
@cengeb they don't want panel, they want vertical t&g. And no, it doesn't take special training to do hardie, just competence.
@@kenbrown2808The Hardie panel has a similar look, with out the headaches. Hardie has instructions meant to be followed. For a reason. using the wrong cutting means, or not painting edge cuts on factory painted stuff, even primed. Not caulking where told not to caulk,using the wrong caulking, using the wrong flashing procedures, not using blocking for fixtures in plumbing and lighting. Carrying the 12ft pieces incorrectly, Not gaping joint properly. there are Hardie specs. It's not vinyl junk. If it doesn't take Hardie training, why are there only some listed installers on Hardie site, when others are not, yet when called they claim they can install. But not Hardie certified. there is a difference.
So did they consider bird attacks in addition to wind, water, and salt?

Every detail on this house is 3x as expensive as normal. The trimless details, the flush electrical, the drywall finish. Going to take some pros to keep this house looking nice and not “lived in”. Hopefully the occupants have teenagers and not little kids.
@@microcolonel No, because 99% of drywall mudders would slap mud up in to it. IT's miserable having to chip out a bunch of mud because the drywallers filled up your boxes.

What you're describing is a particular design flaw of those mud in receptacle boxes, not a problem with ALL mud in fixturing. Stop being melodramatic lol.
Also if the builder specs these, then he can charge the drywallers for every fixture they destroy by being a monkey. You'd be amazed how quickly they'd rise to the occasion. If the guys you work with don't do ANY quality control then I feel for you.

Don't know if you've ever been to Bodega Bay, but those cliffs are HIGH. If the water gets that high, Oakland and the lower parts of SF are already under water, and the world as we know it is over. Also, this is obviously not a cost-sensitive owner, so if the poop really hits the fan, they'd probably just be headed off to their similarly-well-appointed mountain home in Idaho or Wyoming by helicopter or whatever.

You say 220V, but the USA switched to 250V (240V nominal) before you were born.

It's a waste of money and resources to install a protected loads panel. Your load panel can be both. All you need to do is not use anything you would not put in the protected panel. Can't resist turning on the hot tub during a blackout? Turn off the breaker for the hot tub.
Yikes, they just more than doubled the cost of drywall job for trimless. Doesn't seem worth it.

How did you get anywhere in an electric f150? I hear the battery life is terrible. Which isn't surprising given the gas versions aren't exactly spectacular in efficiency either.

@@laloajuria4678 you need to turn off the blind tribalism. I have exclusively driven electric cars for 15 years now so I'm quite familiar with the pros and cons. The f150 is basically unusable as a truck.

As a builder in California, they love requiring you to spend extra unnecessary money when building or remodeling.
Installing proper electrical in the garage now saves money (and fires from improvised hacks) later.

I have no problem with Matt or with the builders here, but I have to wonder what makes the clients and the developer feel they had the right to ruin a beautiful piece of coastline by putting private housing on it-and pretty ugly housing at that.
I guess they think that money gives them that right. I don't think it should.
The state decided. The state needs your money.
It’s a tough balance. There’s lots of coastline.
Private ownership gives someone the right and the incentives to protect it but at the risk that they also can destroy it.
To me the outside resembles something like a commercial dental clinic or something... 3,500 sq ft, sickening excess, and right on the water so you KNOW it's going to see damage or loss and insurance will wind up paying for it all to get rebuilt, it's how the rich redecorate every few years- McMansion gets totalled along with the 4 expensive cars in the garage and the $50,000 diamond rings, and they get all new replacements, ready for the next hurricane, earthquake or wildfire.
This was clearly a tear-down. No coastline was harmed in the making of this video.

No, the charger is a separate component you buy and install. Supporting that is a requirement, just like the code requires supporting lights and curling irons.
