Nice home. I feel like a well designed & built 1,500-2k sf home is way more desirable these days for smaller young families as well as retired folks, rather than larger cookie-cutter suburban homes of the last 25 years
You hit the nail on the head. Builders creating 4,000-7,000 sq-ft homes have little utility but very high profit margins. Big box builders have driven the small custom builders out of the market. The realtors are using "market comparable" approaches to value so they can make quick sales. The Federal gov't and banks need to demand the Cost/Replacement approach for valuation.
+1 on that DIY garage mini split. I’ve done this twice here in Michigan for about $1000. Even in 5 degree weather it’s kept me warm….keeping in mind it’s insulated.
I was just able to fill an 80 gallon whirpool tub using a 50 Gal Rheem hybrid. I have a mixing valve and keep the temperature set to 140 in the summer. Would also recommend piping the hot water heater into the garage. It will virtually eliminate the need for that mini split, use the 'free' heat in the garage to heat your water and cool the garage. Also perfect because usually just after you come home is when you take a shower and have opened the door and taken in a big gulp of humid air into the space.
I have a similar setup and can confirm this works well. I have a GE Geospring hybrid 50 gallon in my garage with a mixing valve. Not enough to cool the garage in south Texas, but it helps. I have a portable a/c unit in the garage for when I'm working out there.
@S M takes heat out of the air and into the insulated water in the tank. Energy density of air is less so it take quite a bit to heat up the water giving quite a net cooling effect in the room.
@S M Not referring to the water lines. A hybrid water heater uses a heat pump to pull the heat out of the air and put it into the water. The byproduct of that is cold air being expelled from the heat pump (and cooling my garage!)

Hi Matt, I worked with construction for about 16 years; I was a builder for about 10 out of those; I first started in New England, then marriage brought me to Texas; I then worked for the U.S Gov for about 7 years, got my wife through her specialty residency and now I manage a few healthcare facilities my wife and I own. I still manage some of our personal construction projects; we are in the middle of our home remodel, our home was built between 1999 and 2000, because of location and lot size and the tremendous deal we got, we decided to purchase instead of building. So I spend a great deal of time thinking on how could things have been done better to suit our modern days in my current home. I have been following your videos for about 6 years, and I have come up with a framing system that could honestly and I believe revolutionize the building industry, I’m sure we can most likely improve energy efficiency by 10 to 20 percent on modern already very efficient homes like the the ones built with your monopoly frame, while saving on framing cost about the same. I don’t know why but i wake up sometimes in the middle of the night and keep thinking on old ways and how they get in the way of efficiency, your monopoly framing is a great idea, but i still think we can improve on it, I’m not interested in returning to the building industry by any means but I know that people like you and Steven Baczek have a broad reach and can disseminate and show people on your channels a better way of doing it. I live in Mission, TX, about an hour away from South Padre Island; if you ever come this way taking your family on vacation or whatever, I would love to share this idea with you; I’m not interested in money; I think that if God gave me these ideas and I can help others by sharing then I’m happy with that, I know God has been very good to me.

Nice job Matt! Sad to say you wouldn’t find anything even close here around Chattanooga. Everybody here is looking for the cheapest way they can get away with in building a house. I’m pretty sure if you asked one of the illegal subs around here for something like a level 5 drywall finish you would just get a blank stare or if they were one of the few that speak English they would tell you, “you don’t need that” and they would do it the way they always do it.
I am finishing up my own 2100ft2 home built with an externally insulated slab, ICF walls (R40 + 10” of thermal mass) european 3 windows, double SIPS gable roof (R80) and ductless HRV system. The floors are polished and stained concrete. I wont be testing it but the house is build to passive house standards. I used ikea cabinets and a simple shape and do not have an attached garage but im expecting $170ft2 be the project cost.
Really like the monopoly framing, slab insulation and conditioned attic. We're breaking ground on a home in Durango CO in the next 24-36 months. The home will be on slab and my bride wants to use reclaimed hard wood flooring, like the way you insulated the floor with 2 layers of 3/4" decking! I'll be looking at that with my builder as an option!!
Reclaimed wood is beautiful. I think it even looks good in modern houses but it could be a fad like orange or green carpeting that people will ripping up and saying what where they thinking.

@@laurakogen7215 Hi Laura. Was this house bought as a tear down and then Matt built it from scratch?. Is it in Austin, TX? How much such build would cost square footage wise?
Matt can you have some discussion about cost of efficient construction. I assume that your in a typical working class neighborhood and likely your house is more costly than any other on your block. You made some higher end finishes and choices along the way so if one was trying to keep the cost relatively the same as a traditional build where is that line? Does the insulated sheathing blow the budget, the fancy studs, triple pane windows? Which ones provide the most bang for the buck in your opinion.
All the things you listed blow the budget, along with full on premium sub floor over a damn concrete slab and into the attic and so many other things to list. Basically nothing on this build was budget lol.
As always, nicely done. Well build house. Have learned so much from your channel. If I may though give a critique. The butler pantry is a little much for that size of house. Trying to take that space and incorporate it into the kitchen would have been much better use of the area, in my opinion. Grace and Peace Slick
I like the idea of conditioned attic if you don't have basement. Design considerations would be to use floor grade joists... 2x10s instead of typical 2.8s? I'd also put in 1/2" drywall up there too. Think about all the savings, energy, and even storage rentals.
the non-salt softeners come in two forms: catalytic and conditioner-molecule. Both essentially prevent scale by causing calcium to form smaller crystals that float and don't bond to form plaque. Neither will work for hard water with a PH over 8. My research suggests the 3M technology also is effective but the NuvoH2O may be less problematic chemistry. There are also now automatic conditioner systems that self-optimize the amount of salt used to avoid waste.
How's it do for washing clothes and what not? I am tired of carrying salt down to my basement, but I love the results with my clothes and the "slimy" feeling is just no grit on your body.
I've got the exact system in my house. We noticed the difference in quality immediately. The taste of the water is much better as well. The home is from 1985, so there's still junk stuck to the piping, but the water coming through is much better, we don't notice scaling at faucets any more.
The windows are casement?...they are beautiful how do they open? from a crank?....no vertical lift windows as house is modern...i have a 50's ranch that needs all windows replaced and need high r value as it is by a highway...
Matt, love the channel and your drive to improve building science nationwide! How does the house’s utility bills compare to neighbors more typically constructed homes?
Matt, any way to buy these plans directly? or whatever I can take to a quality local builder and say "build me this!" Edit: my only gripe, why not exterior Rockwool? It seems like such a benefit, if you're doing all the other techniques it should be included too. Love how you make the cameraman climb up in the attic, turn the light off and wait for you to come up and turn the light on again...Hollywood magic!🤣
Matt, you've got the mini split in the garage, why not vent the utility room door and then exhaust the fan into the garage. Lowering the garage temp is your free bonus of putting it in there, then you won't need to set the mini split at 80
I want to know more specifics on Cost. For instance I love hearing the mini-split garage cost ballpark. (I know there is variability, but something to reference is useful when thinking of doing it)
This still seems expensive. High quality, normal in size, well built and well designed, but I think if you are paying retail(which matt probably wasn't), it would be a significant markup from standard.
Matt, are you putting the foam down on the slab in the bathrooms too? I suppose that would make a curb less shower a lot easier. Would love to see the implications of that detail throughout the house in a video.
Multi point lock doors are normal in Europe. Your home insurance would go up if you didn't have them. Nice build but that's not a 'small' house by UK standards, rooms are pretty big😄 No solar and battery backup for those regular Texas power cuts though?
Hey Matt, have you ever done a video of a house that is easiest for self build, as in home owner built house. Also what would you suggest on the best but budget friendly self build style, like stick frame, or steel frame, post frame, etc...
Loved every little detail and your passion, well done Matt! Do you know of any Australian builders familiar with the products mentioned in this video who meet your details?
Hi, Matt. Thank you for sharing with us this amazing build. I'd like to build a similar house in the State of Washington without the stone masonry. Could I have my architect here in Washington contact you about the details of the build? Of course, I'll compensate you for your time and your intellectual property. Thank you!
When you mentioned Aluminum glass by brain went immediately to ALON(Aluminium oxynitride) and I thought, "Now that would be expensive, transparent Aluminum is not cheap at all." Then I went and looked up Aluminum glass windows and it was something entirely different. lol
Gorgeous details Matt. Wallpaper though???? Please don't help them bring it back in style. I think I spent months of my childhood scraping my mom's wallpaper obsession off the old place....
Matt, I'm curious as to why the hot water heater doesn't exhaust into the garage space since it's a heat pump model? Wouldn't that help cool that space as well? Use that outside air to feed the water heater, then to the garage.

Beautiful, Matt. Prayers for your father-in-law and your family. It’s an inspiration for aging in place.
Mark, what happened to his mother in-law?
@Matt Risinger
Nice camera transition on the attic entry. I actually rewound it just to see it twice.
Very nice, thanks for sharing.
How much insulation do you want?
Matt: Yes.
Just an excellent video, thank you
Excellent video and great house. Thank you Matt for sharing your passion with us. wp.
My condolences for your mother in law.
Alex. What happened to her?
Matt the owner will sell or die before the windows go out lol 😂
Love the work
Matt, love the channel and your drive to improve building science nationwide! How does the house’s utility bills compare to neighbors more typically constructed homes?
This 100%, data data data
That would be irrelevant unless the neighbors have the same equipment, same number of occupants and keep the saMe temperatures
Would love to see rough cost on some items like the roofing, attic work etc.
And that front door. I bet that was $10 grand alone, installed cost.
Matt, any way to buy these plans directly? or whatever I can take to a quality local builder and say "build me this!"
Edit: my only gripe, why not exterior Rockwool? It seems like such a benefit, if you're doing all the other techniques it should be included too. Love how you make the cameraman climb up in the attic, turn the light off and wait for you to come up and turn the light on again...Hollywood magic!🤣
Yes - would love for the plans for this house.
I have a lot of the details drawn up.
Love this. I learned so much. Why don’t you use insulated garage doors?
High-security front door, and big sliding glass door on the back for easy burglar access.
Salt water softer such a game changer.
Matt, you've got the mini split in the garage, why not vent the utility room door and then exhaust the fan into the garage. Lowering the garage temp is your free bonus of putting it in there, then you won't need to set the mini split at 80
Obviously he didn't want to or had reasons not to
@@daveklein2826 to be fair he said he forgot about it.
@@kstorm889 LMAO
I want to know more specifics on Cost.
For instance I love hearing the mini-split garage cost ballpark. (I know there is variability, but something to reference is useful when thinking of doing it)
Matt, you explain everything very well. Want'a remodel my 1908 solid all brick home?
This still seems expensive. High quality, normal in size, well built and well designed, but I think if you are paying retail(which matt probably wasn't), it would be a significant markup from standard.
Rich folk house for sure
Matt, are you putting the foam down on the slab in the bathrooms too? I suppose that would make a curb less shower a lot easier. Would love to see the implications of that detail throughout the house in a video.
Awesome Matt! BTW-I like "modest"
nice quality home
Amazing video
Can you do a follow up on how much the electric bill is every month?
This☝️!
On his house and this one for comparison
Never disappointed 👍🏾
Multi point lock doors are normal in Europe. Your home insurance would go up if you didn't have them.
Nice build but that's not a 'small' house by UK standards, rooms are pretty big😄
No solar and battery backup for those regular Texas power cuts though?
I believe he said they have a natural gas generator tied in.
Thank you!
Matt, it would be nice to see a close-up of the Casing & Baseboard you seem to use quite often. Windsor One?
When you mentioned Aluminum glass by brain went immediately to ALON(Aluminium oxynitride) and I thought, "Now that would be expensive, transparent Aluminum is not cheap at all." Then I went and looked up Aluminum glass windows and it was something entirely different. lol
This is excellent
Gorgeous details Matt. Wallpaper though???? Please don't help them bring it back in style. I think I spent months of my childhood scraping my mom's wallpaper obsession off the old place....
Luxury homes have wallpaper. It's beautiful if its neutral. Look up chinese style wallpaper.
@@ashleyhill6697 don't add to the conspiracy
Final cost?
Very nice. All it takes is money.
Aw man...sorry to hear about your mother in law Matt 🙏
Do you know the cause of death?
This is more than a “modest” house!
Matt can you send me info about the left into that attic to move stuff up and down. Very nice video.
I'll continue to request The Best of the BUILD Show coffee table edition. I want the absolute best Risinger Recommendations for Building a SFR. 😉👷
Sound proofing is insane....
Matt, I'm curious as to why the hot water heater doesn't exhaust into the garage space since it's a heat pump model? Wouldn't that help cool that space as well? Use that outside air to feed the water heater, then to the garage.
