    Congratulations on your new home! Your adorable pup seems so excited to smell all your old belongings in your new place! Boxing things up and moving them out can be quite stressful for an animal because they don't quite understand what is happening.
    What a drastic shift in climate to go from the gorgeous weather of LA to the sweltering heat and humidity of summer in Tokyo. It's a good thing you're from there, so you know exactly what to expect.
    How very fortunate of your family to have such a long relationship with their local bank that they were able to help you get the loan.

    I've been following you on IG for a while, and didn't even realize you had a YT channel until it popped up in my feed yesterday! Congrats on the house! I still dream about someday owning a place in Japan, but it's not entirely practical for me.

      tysm 💓 i recommend sumo, this is the site i was using to browse for properties!! and i'm not married to any agencies, so I would just recommend meeting as many agents as possible during your hunt and going with the one you connect with the most!! xx

      Thank you!! I would say first figuring out how much you need for down payment in cash is important, and then you can see how much you need to save and how much time it would take depending on your monthly income :))

    Very cool vlog, congrats on your new home! I think it would’ve been nice to know what the down payment, monthly mortgage and interest rate are if you’re open to share haha. Also curious how much your rent was in daikanyama? (I see your old video said something like $850/month). Lastly what kind of work did you do in la?

    If I pay cash for a house, what methods do the real estate companies allow for transfer of significant cash to purchase the home? Could I use an American brokerage account where my funds are at like Fidelity or Schwab?

      Many Americans/Aussies transfer money using the Wyse app. They transfer money for the down payment, and then at closing, you transfer the rest. You need to call Fidelity and Schwab to see how much they would charge you because it is *not* just a transfer. You are transfering, but you are also converting dollars into yen. There are almost always considerable fees to do this.

    I'm having the same problem in Tokyo. My income comes solely from the US and all the Japanese banks I've been to require earning yen. 😥

      Suggestion: save your money. Find an older place (that is liveable when you buy it), pay cash, and then you can renovate it as you have the money to do so.

    Congrats. Since you bought an apartment, what is your monthly building fee since you didn’t buy an actual home which might not have hoa fees?

      Actually, some of the detached homes there DO have monthly fees. It depends on where you buy. If you buy in places like Izu or some other resort area where you have an option to bring spring water into the home (i.e. mountain areas), like in the mountains of Niigata prefecture, there were also fees to pay to bring the spring water into the home, along with the home owner's association fee (paid once a year), and a one time transfer fee just to change the name on the spring water contract was over Y1M. The monthly costs for the spring water was Y8-10K per momth. Belonging to the home owner's association can be a once a year fee. Sometimes you can pay it monthly, sometimes you must pay it yearly. Sometimes belonging is optional, but think about that long and hard, because when a big earthquake or tsunami hits, it is going to be the kindness of your neighbors and strangers who are going to help you first. The government and first responders will get to you when they have time to get to you.
      What you really need to be worried about is if your home is rebuildable because if you've never been in a big earthquake, you don't yet know what kind of structural damage can occur.
      You can't depend on random UA-camrs for this kind of extremely serious information. You need to contact an agent who can help you. No serious adult would go to UA-cam and ask random channel owners for this kind of extremely serious financial and investment information.

      @ I understand. I’ve been watching some other channels.I’m just trying to get an idea. I live overseas, so contacting a Japanese realtor is going to have a language barrier. I would need to know someone living in Japan who is fluent in both English and Japanese. I watch Shu Matsuo Post’s channel and Chani’s channel. That’s the only knowledge that I have thus far. Just curious.

      @@inquisitvem6723 Okay, good to know. If you watch Shu's channel then you know you need a judicial scrivner to sign the documents with their seal, since you won't have one.
      I would recommend you spend your time on SUUMO and begin to *read* on a legitimate website what some of the terms mean, so you can learn. Shu and Channi are not educating you. They are making content for their channels. Plus, if you are American, you can only stay in Japan for 90 days, without a "border flight/run" and in a rolling year, you can only stay for 180 days. Where are you going to stay the other 180 days, and who is going to take care of your home in the interim? Something to thing about.
      Shu revealed in one of his videos that he charges $10K upfront, and he only takes people who are ready to purchase within a month. To me, $10K sounds exorbitant by Japanese standards, but perhaps he has a breakdown of what those charges include and it's worthwhile. I do know it includes connecting utilities, and the judicial scrivner. Most real estate companies will handle the renovations for you via their firm. I doubt they charge $10K/Y1.6M for it, but perhaps I'm wrong.
      You should search for an Australian man who, I've heard via RE investors online, is quite generous with his time. He may be able to recommend somone to you if you know exactly where you want to purchase.
      People's time is *very* valuable. It is the most valuable resource they have aside from health. Be mindful of that. You have to be willing to adult on your own as much as you can. Start on SUUMO, and translate the page into English and read everything you can. Good luck to you~

    Congrats on your new home! With those interest rates, it is a no brainer imo, rather than paying $600+/month in rent.
    Would you be able to share how much apartments like yours cost on average?
    Were you concerned about depreciation or did you scope out areas that were less likely?
