When you need to wash slabs or similar next, get a drum of Deosan red label and spray it on after you moisten the surface, let it work and then pressure wash off. Makes a huge difference. Once you’ve washed it all, spray it again and the rain will even do it’s bit to help keep it nicer for longer with deosan.
I agree! The neutral colours look way better! I had a friend who liked purples, orange, red & green colours and always complimented my Sisters house when she would visit, (my sister's house done in light grey & white.... minimalist..very tidy)....and she wondered why her own house didn't look as nice (she was also a bit of a pack rat)! LOL 😂 Long story short we helped her paint and redecorate and she said she woud never paint her livingroom (any room) purple or orange again. Just because you love a colour doesn't mean it should go on your walls!
HI GREAT JOB, im going to paint my first house on a budget can you tell me what wall paint you used and what you used on the wood work it came out nice and crisp on your build , thanks
How long did this renovation take from start to finish? Love the contents and lots to learn. - I am planning to do it soon… overwhelming to be fair as it is my first time.
Yes it can be super overwhelming, the best thing I find is to break each section down (1strip out, 2demo, 3 2nd fix). It helps me focus on a section at a time rather than bamboozling my brain 🧠
@@jamesreeve thanks for the reply and tips. I should plan way ahead 😂. Out of curiosity, how do you tend to finance the purchase and renovation cost if you plan to sell for profit? - is normal residential mortgage fine with it?
A lot of flats I'm seeing have the kitchen next to to the lounge (not open plan), would it be advised to change the kitchen into a bedroom meaning the person would need to walk through the lounge to access the single bedroom as there are no halls separating them? Its a one bed at the moment.
Looks like in subsidence area? The cracks seem quite deep. You should have got this in your house survey reports. Keep an eye out for new tears in future considering if you are still living/owe this property.
Hi Ruhul, I spent £6,500 on construction costs. This includes £2,000 on labour. and £4,500 on materials and the kitchen. I then obviously had legal fees/stamp duty/bills which cost me £5,700.
I think you if you changed out the toilet and sink in the bathroom and painted the tile above sink in cloak room it would have been perfect. Everything you did turned out nice. Just a pity.
I completely agree, after completing it all those were the points which I wish I’d have done. Although I was on a very tight budget at the time I couldn’t justify anymore spending 😬
No offence but the ceiling and cracks look bad. Whats the issue? Subsidence? One year on what is the situation now. Re The ceiling situation is there no way you could have steamed it off?
@@tigerpandarabbit I agree, as I don’t think they would be picked up on a survey if there was nothing visible inside or out. Buying property is a bloody nightmare.
Putting well-earned money into the stock market can be over emphasized for first-time investors, unlike a bank where interest is sure thing! Well, basically times are uncertain, the market is out of control, and banks are gradually failing. I am working on a ballpark estimate of $5M for retirement, and I have a good 6-figure loaded up for this, could there be any opportunity for a boomer like me? I'm nearly 60......
Very true, people downplay advisors role, until burnt by their mistakes. I remember just after my layoff early 2020 amidst covid outbreak, I needed to stay afloat, hence researched for license advisors. Thankfully, I came across someone of practical knowledge, and decades of experience, my stagnant reserve of $325K has yielded nearly $1m after subsequent investments so far.....

Wonderful, I’ll try this next time!
Great video - would love to see more on the bath to shower conversion. Also more on figures!
Nicely done. It gets me why people go so bold with colours (previous owners).
Thank you Calvin! Yes I couldn’t agree more
Because the previous owners liked those colours? It was their home and decorated it to their tastes🤷♀️. As we all do.

hi. really enjoyed the video!! did the cracks not put you off when purchasing???!!!
Not at all, there were no cracks on the exterior which meant that it was just internal movement cracks. It’s natural to have a slight bit of movement

Yes, yes it was.

Yes, I think that’s a good idea to add value, you just need to make sure there’s enough room in the living room for an open plan kitchen/living
@@jamesreeve thank you wasn't sure if it would be harder to rent/sell with no hall separating a bedroom and the living room. Great channel btw 👍

Hello, no these were not subsidence cracks as I had a structural survey on the house. Also there was no external cracking to the building…
should of got me to do the carpet stripping
I should have! Carpets in your blood!
I didn’t think the ceiling looked that bad ? My brother is a painter and decorator he swears by that artex thick paste as a cover up 😊

Would have removed textured ceiling
Yes that would have looked much better. The cost of this wasn't necessary.

£15,000
