It’s going to be an amazing city. Egypt made a great choice to pick China to build their new Egyptian capital in the desert under China’s Belt and Road Initiative. Any other country taking up the project will take forever to build. Also China promotes "together for a shared future" and "common prosperity". They bring to the table a "win-win deal” where as the collective West, especially the USA brings sanctions and destruction.

It will be ghost city.Only 10 percent of people will afford to move there.Egiptians are poor in general. Most or people don't have any education. The model of living is like in most African countries, one family member is working while rest of family staying home.
You shouldn't talk without knowing. The statement "Egyptians are poor in general" is heavily oversimplified. And even if we were to accept that, the new Administrative capital is not for the general public or middle-class people. Egypt is set to build 20 new cities before 2030. That is where the general public will move.

China is only building the Central Business District (CBD), not the whole city.
