My tix haven't been moving on Ticketmaster. Worst case, if I have to try and sell them when I'm there what's the best way/ best place to get a good, safe price?

is this near the area, some Native Americans bought up, just recently ? an old hotel property, run down area next to it, quite a decent portion of land.. read about this recently, and looks to be almost in the same area.. or is this PART of that area ???
I went there by groupon accident to buy breakfast last december, and I was absolutely disgusted at the condition of the property. So to see 4 months later the transformation is a shock to the system. I am glad that a small independant owner has the chance to make such a change an impact. Definatly not for everyone, but I am very glad to see this change.
Very nice to see people turn a dump into something promising and put their heart into it. Sure, it's not for everyone - but neither are the giant resorts that can be difficult to navigate for some. I could see my old fashioned grand parents or anyone with mobility issues loving this place because you can pull the car right up to the room and it's a clean and simple place to stay the night. Seems like a great deal if you wanted to rent out the property and throw a party or event on a budget!
The work they did on this property is astonishing. Not convinced all the plants they have out will survive the Vegas summer, but very nice. Great video Jacob!!!
I really love little boutique hotels like this but it makes me think of Palm Springs where these types of hotels really thrive. I hope they find success in Las Vegas.
My first trip to Vegas was with my family nearly 60 years ago. And when I fly across the country, it's to stay at one of those megaresorts. But I think it's great that you've given some publicity to some business people who have creatively redeveloped a portion of the strip. The property looks great. Keep up the good work.
This is a nice review. For those looking to support small biz, have a car, and don't mind lack of pool/casino/gym, etc...it might be okay. Normally I'd say that's a crazy price for this place (I was there last week), but if you figure in breakfast for two (in Vegas, $30), happy hour snack ($20 for two), parking ($20/night), and average resort fee ($40), the room itself comes out to be around $59/night. The pros I see is the souvenir shop he showed in video actually has ATV tours and other fun stuff you can sign up for and be picked up right there. Also, if you are a smoker or have pets, this might be a good option...The cons are the area is kinda sketch, with some 'interesting folks', especially after dark (safety for me would be a concern). As a comparison, we stayed a bit North at Hooter's Hotel/Casino (in a bit better location/security to get up to rooms) that included free pool/fitness center/bottled water. Our room was a two queen, vegas strip view for $75/night (including tax/resort fees), which to me was a better choice. But I don't believe they allow pets, and parking is an additional fee. So weigh your options, do your research, and have fun :)
So heartwarming to see a small family owned and operated hotel new on the strip. The personality they've added is awesome, and you can really see how it is in stark contrast to all those huge corporate owned hotels that stimulate every of your senses to squeeze every penny out of your pocket. Honest small business, love to see more of that in the future!

It's nice to know that something like this still exists in LV. I like how you said everything was very clean, walking distance to mega casinos and the cute food truck and gift shop next door. However, the price was a little high and not having a pool in LV is a deterrent. Thanks for the tour.

Hello Jacob, love, love this video. My friend and I seen you Saturday a.m. June 3, walk in front of our car at the light next to Circus Circus. OMG!, that’s Jacob! Ohhh, look it’s Jacob and there he goes. Later that day we went to our reserved room and it was absolutely horrid. Unfinished building construction or renovation, rooms did not look like pictures, flooring smelled like bleach with a film on it, bathroom was gross and dark couldn’t use, door to room had a gap, not secure, then I spotted bed bugs on base board. So we literally ran out back to car after spraying each of our bags with a generous amount of Lysol…..shivers! We remembered this video and ran to Nirvana and it was an absolute Godsend. No exaggeration, it was absolutely spotless, super clean and smelled like heaven, WOW! Luxurious comfort and breakfast yum, a big hug and thank you to you Jacob and to the owners of Nirvana.
Thanks for this info, Jacob. It is certainly refreshing to see something like this in LV. However, I think the $169 price is a bit steep, considering that this is really a motel, not a "hotel". I can stay at Four Queens in downtown for about $60/night, also with no RF and free parking, and I can eat cheap in that area, which would still cost me well under $169 per day (plus tax). Also, the lack of security and a room safe are important concerns for me. I guess it's good for some people but not for others. It all depends on someone's taste, the type of accommodation they prefer, and at which location they want to be.
God bless these folks! I hope they make a great dent in the hotel world in Las Vegas. Such a nice concept…obviously a project close to the hearts of the owners. 💕
Good video, Jacob. But, honestly, as I was watching I was checking and comparing some midweek rates for Vegas hotels online and Nirvana is a bit pricey in my humble opinion. Some of the larger hotels come in way less expensive, even with the "scam" resort fees added in. While it looks like the owners have done a nice job with the property, I think I would opt for one of the larger hotels, or even an AirBNB (which is what I'm doing in October for TwitchCon Vegas) for a better value. Also, sitting on cushions and eating on top of a shipping pallet doesn't really seem like a high-end amenity for guests. And SunnyD in the breakfast basket instead of legit orange juice? Hard pass on the SunnyD.
are you including the no resort fee though? not only that Nirvana does not have the economies of scale going for it so they need to make enough profits to pay employees and debt. this is a unique experience and for this level of personal touches you can spend far more.. i'm betting its up to $250 by fall time.

Just got back from a 3 night, mid-week stay at Delano. Two room, 1 1/2 bath suite, comped, about $60 a night fees and taxes. I don't understand how a little motel can survive when you can stay at The Four Queens $45/ night , no resort fee, many other places $50 plus fees mid-week without gambling.
I thought this was expensive too, check out other rates, I always get a comp at Cosmo, so I don't know how much it really costs, but this seems high to me too.
I might pay the difference if i can get a room that's not flooded with marijuana smoke and they don't try to rope you into a time share at the front desk.

Reminds me of an ancient motel I stayed at in the Appalachian mountains a few. Cleanest most comfortable room ever. But when i turned on the ancient TV with every cable channel in the world offered, it was an old B&W TV. But for $18 a night who cared. Cleanest and most comfortable motel bed I ever slept in.

I love the personal touches. It seems they did a lot of the work themselves. They put a lot of love into that property. I come to Vegas all the time. I might consider to stay one night to try out the amenities. That breakfast basket is such a unique touch as well.
So awesome that you did a review that will end up helping this small business. I appreciate the fact you didn't accept that your food be comped to keep your review honest. The trust factor is big for me. Another channel I used to watch, AllYouCanVegas, started doing videos at expensive restaurants to which to they gave glowing reviews. Only if you took the time to look in the description was it mentioned that those meals were comped. At that point it's no longer a review but a paid commercial. Much respect to you for your integrity.

Let's face it, there's a conflict of interest if you're reviewing an expensive meal that's paid for. Because it's free you feel obligated to give a good review not just for that establishment but also because you want other restaurants to also offer you free meals which will only happen if you're not critical..

This looks EXACTLY like my kind of place to stay, and with it being so close to Mandalay its perfect for me. I already have a really nice Airbnb for this years Vegas vacation but for 2024 I will 100% give this place a stay. :]

Zen garden is gravel, table is a stack of pallets, benches are cinder blocks and landscaping logs.They put a tiny plant in the ash tray spot. This is a Home Depot renovation.
.NO SMOKING ALLOWED!! YES! I love that they put their money down to improve that area!! Bravo support these folks! The breakfast was very nice and the improvement out doors is good for groups staying in the evening. Love the idea of holding a wedding their too. The food truck is awesome too! Of course they want to make their money back, silly people! Free parking, no resort fee, walking distance to the tram across the street it's all good! The lemon defuser is a great touch! And Clean clean ROOMS!

Great video! I didn't know about this. Also, being across from Mandalay you have access to the free tram service that takes you to Excalibur, so I think that helps out it's location. Also, right next door is Sayulitas Mexican, one of my favorite local mexican joints that serves HUGE portions

You can option into a cheaper rate for weekday stays, but guess what: the weekday rate has a resort fee (which they call a property fee). Also, if you try to book a weekday-into-weekend stay (for example, Tuesday-Sunday), you can't get the weekday rate for your weekdays; you have to pay the standard rate for every day. Their pricing is nonsensical.
Vegas local for 28 years here . In Vegas on the strip for 169 with no fees , free parking, free breakfast , and outdoor area, robes , and a food truck is a steal. And I’ve stayed EVERYWHERE .

Recently stayed overnight in Vegas for a concert at Planet Hollywood and stayed at Oyo because it was the cheapest room I could find that was close by. Saw Nirvana Hotel online and their room rate was comparable but I was worried about the location (was kind of worried about leaving our car there overnight). After seeing your video I'll definitely stay at Nirvana when we make the drive north from Laughlin for our next concert. Thanks for the great video, Jacob 🙂
I hope they do well with this! While I'm not sure it's for me (especially given that I enjoy more of the glitz and glamour of Vegas) I could see this appealing to quite a few people. Pricing is high, but they do only have 25 rooms and it's the only "boutique motel" I'm aware of basically on the strip (at least south of the Strat area) so I'm not terribly surprised that they're pricing it high. The "room service" breakfast and a happy hour being included definitely helps (plenty of Vegas resorts would charge $50 after all the fees for that breakfast delivered to the room!) plus no resort fees and being able to park (for free) close to the room will appeal to plenty of travelers - hopefully enough that they can fill the property most nights! Also interesting to hear that they'll rent the entire place out to a party - I could see that being a fun way to have a wedding or medium-sized event! Seems like the perfect atmosphere for that sort of event, and I don't know of too many other places in Vegas where you could do that.

EXCELLENT video, and the price is great for everything that you get. Personally, I would rather pay more and support a small business like that. I'll definitely go there and check it out. Staying near the Pinball Museum is a major BONUS as well.

Vast improvement over what it was before! I hope it inspires others to do the same with similar plots of abandoned land. p.s. Hope Cinedome 12 in Henderson is still there. I like that movie theater complex.
Great video! It's seems like a nice place to stay even if some people might think that it's not really the "Vegas Experience". It will be a challenge to do the proper upkeep and keep it in the clean and pristine condition that it is in now. Also considering they are new I hope that over time they don't have to eliminate some of their unique amenities because they caused too many problems like theft and damage. What about security? Are there no safes in these rooms that have individual outside entrances? May it draw the right crowd and not a lot of problem guests. A place like this would be wonderful in a small town in front of a lake or ocean beach. Wishing they can make it in Vegas.
Totally agree. Out of all the places you could find a run-down motel to fix up, Vegas South strip doesn't seem like the best idea. No way am I paying that price for an exterior door and no pool. Maybe it will find a niche for events like weddings, but again, would be awesome with a pool. Best of luck to them.
I pass by this place whenever I walk to Salulitas (super good spot) during my lunch break! I see the outdoor garden area and always thought it looked pretty cute and nice for a motel on the strip!

There's a few commenters who would rather stay at one of the mega hotels for the same or less price but consider that it may not be for everyone. Personally I would rather stay at a smaller place. I don't enjoy parking my car in a mega garage and walking long distances to an elevator and then through a smoky casino to get to the Check In desk....and then WAIT in a long line for the check in process to begin. The ease of parking at this establishment is heaven! Yes it may cost more but a free happy hour snack and drink AND breakfast delivered to the room makes it worth it in my opinion. I was happy to see your recent video on The Tuscany, another hotel I would choose for the ease of parking. Thanks Jacob for including these types of hotels in your reviews, not everyone loves the mega hotels.
If you’re gonna park your car and stay at a place like this, why not just stay home? If you’re gonna stay here for the parking convenience and then venture out to the strip, kinda defeats your long walk beef.

The place is pretty humble, but all I need/want is clean and functional. Place looks awesome. Would love it if it wasn't quite so high, but I know everything is expensive these days. That little free dinnertime snack looks wonderful.
The breakfast in bed is not bad, I thought it'd be a fancier faire but you could have easily paid $30 for all those items at any of the coffee shops in the casinos. Thanks for the review, I'll keep in my radar👍

How is that possible when their website showed Tropicana OJ but replace with a sugary juice sunny D ? Lol. For the price they are charging, they should at least put in a mini fridge and a coffee maker at the minimum

I'm glad you stayed here, otherwise I would never know it was there! I know the price is high... but, I'd gladly pay to have a nice quiet retreat from the strip and it seems like you are paying the money to good people who support the local artisan economy instead of just pumping money into the Casino conglomerates.

Reminds me of an ancient motel I stayed at in the Appalachian mountains a few. Cleanest most comfortable room ever. But when i turned on the ancient TV with every cable channel in the world offered, it was an old B&W TV. But for $18 a night who cared. Cleanest and most comfortable motel bed I ever slept in.

I love the personal touches. It seems they did a lot of the work themselves. They put a lot of love into that property. I come to Vegas all the time. I might consider to stay one night to try out the amenities. That breakfast basket is such a unique touch as well.
So awesome that you did a review that will end up helping this small business. I appreciate the fact you didn't accept that your food be comped to keep your review honest. The trust factor is big for me. Another channel I used to watch, AllYouCanVegas, started doing videos at expensive restaurants to which to they gave glowing reviews. Only if you took the time to look in the description was it mentioned that those meals were comped. At that point it's no longer a review but a paid commercial. Much respect to you for your integrity.

Let's face it, there's a conflict of interest if you're reviewing an expensive meal that's paid for. Because it's free you feel obligated to give a good review not just for that establishment but also because you want other restaurants to also offer you free meals which will only happen if you're not critical..
Awesome review like always! Definitely going to stay here next time I’m in town. Love the mom and pop feel. The breakfast in bed is a definite game changer and the zen garden is an amazing touch.

Zen garden is gravel, table is a stack of pallets, benches are cinder blocks and landscaping logs.They put a tiny plant in the ash tray spot. This is a Home Depot renovation.

.NO SMOKING ALLOWED!! YES! I love that they put their money down to improve that area!! Bravo support these folks! The breakfast was very nice and the improvement out doors is good for groups staying in the evening. Love the idea of holding a wedding their too. The food truck is awesome too! Of course they want to make their money back, silly people! Free parking, no resort fee, walking distance to the tram across the street it's all good! The lemon defuser is a great touch! And Clean clean ROOMS!

Sorry bruh. That’s not a hotel, it’s a motel. It’s nice but no way in hell I’m gonna pay 150+ dollars a night. Even with a plant on top of a trash can. Glad you liked it. Thanks for the video.

Great video! I didn't know about this. Also, being across from Mandalay you have access to the free tram service that takes you to Excalibur, so I think that helps out it's location. Also, right next door is Sayulitas Mexican, one of my favorite local mexican joints that serves HUGE portions

You can option into a cheaper rate for weekday stays, but guess what: the weekday rate has a resort fee (which they call a property fee). Also, if you try to book a weekday-into-weekend stay (for example, Tuesday-Sunday), you can't get the weekday rate for your weekdays; you have to pay the standard rate for every day. Their pricing is nonsensical.

Vegas local for 28 years here . In Vegas on the strip for 169 with no fees , free parking, free breakfast , and outdoor area, robes , and a food truck is a steal. And I’ve stayed EVERYWHERE .

Recently stayed overnight in Vegas for a concert at Planet Hollywood and stayed at Oyo because it was the cheapest room I could find that was close by. Saw Nirvana Hotel online and their room rate was comparable but I was worried about the location (was kind of worried about leaving our car there overnight). After seeing your video I'll definitely stay at Nirvana when we make the drive north from Laughlin for our next concert. Thanks for the great video, Jacob 🙂
I hope they do well with this! While I'm not sure it's for me (especially given that I enjoy more of the glitz and glamour of Vegas) I could see this appealing to quite a few people. Pricing is high, but they do only have 25 rooms and it's the only "boutique motel" I'm aware of basically on the strip (at least south of the Strat area) so I'm not terribly surprised that they're pricing it high. The "room service" breakfast and a happy hour being included definitely helps (plenty of Vegas resorts would charge $50 after all the fees for that breakfast delivered to the room!) plus no resort fees and being able to park (for free) close to the room will appeal to plenty of travelers - hopefully enough that they can fill the property most nights!
Also interesting to hear that they'll rent the entire place out to a party - I could see that being a fun way to have a wedding or medium-sized event! Seems like the perfect atmosphere for that sort of event, and I don't know of too many other places in Vegas where you could do that.
Maybe that's the idea of the garden. They really should look into doing weddings

EXCELLENT video, and the price is great for everything that you get. Personally, I would rather pay more and support a small business like that. I'll definitely go there and check it out. Staying near the Pinball Museum is a major BONUS as well.

It very cool that they renovated that place😊 $169 a night seems a little steep as it’s really a motel. The outdoor space is really nice. My personal preference is more the glitz that the large resorts offer. Thx for the interesting video!
The prices for this place are insane on the Internet. You can literally stay at top-tier Vegas casinos for less. Next week it is $600 a night.

Great video! It's seems like a nice place to stay even if some people might think that it's not really the "Vegas Experience". It will be a challenge to do the proper upkeep and keep it in the clean and pristine condition that it is in now. Also considering they are new I hope that over time they don't have to eliminate some of their unique amenities because they caused too many problems like theft and damage. What about security? Are there no safes in these rooms that have individual outside entrances? May it draw the right crowd and not a lot of problem guests. A place like this would be wonderful in a small town in front of a lake or ocean beach. Wishing they can make it in Vegas.
Totally agree. Out of all the places you could find a run-down motel to fix up, Vegas South strip doesn't seem like the best idea. No way am I paying that price for an exterior door and no pool. Maybe it will find a niche for events like weddings, but again, would be awesome with a pool. Best of luck to them.

I pass by this place whenever I walk to Salulitas (super good spot) during my lunch break! I see the outdoor garden area and always thought it looked pretty cute and nice for a motel on the strip!

There's a few commenters who would rather stay at one of the mega hotels for the same or less price but consider that it may not be for everyone. Personally I would rather stay at a smaller place. I don't enjoy parking my car in a mega garage and walking long distances to an elevator and then through a smoky casino to get to the Check In desk....and then WAIT in a long line for the check in process to begin. The ease of parking at this establishment is heaven! Yes it may cost more but a free happy hour snack and drink AND breakfast delivered to the room makes it worth it in my opinion. I was happy to see your recent video on The Tuscany, another hotel I would choose for the ease of parking. Thanks Jacob for including these types of hotels in your reviews, not everyone loves the mega hotels.
If you’re gonna park your car and stay at a place like this, why not just stay home? If you’re gonna stay here for the parking convenience and then venture out to the strip, kinda defeats your long walk beef.

The place is pretty humble, but all I need/want is clean and functional. Place looks awesome. Would love it if it wasn't quite so high, but I know everything is expensive these days. That little free dinnertime snack looks wonderful.
The breakfast in bed is not bad, I thought it'd be a fancier faire but you could have easily paid $30 for all those items at any of the coffee shops in the casinos. Thanks for the review, I'll keep in my radar👍

Considering what is coming to Vegas and a big event can make convenient and normal arrangements more pricey, I hope this place succeeds. Seems like a kind of hotel a place like vegas needs. That's a nice little hotel!!! Maybe we'll stay there eventually, it's really budget friendly too, we could stay at Nirvana, then go across the street to enjoy the amenities at Mandalay Bay :D
