Is there other contracts neeeding to be signed before getting the cheque? purchase and sale + assignment + anything else? maybe an amendment or something?
I did deals under my personal name for the first few years before getting an entity. With that being said, talk to a tax professional and they will help you.

When the $100 EMD is due at the end of inspection period, who do I give the $100 to? directly to the Seller or the attorney handling the title work and closing?
I may have my first deal, filling out this for my end buyer. the 15 day period for inspection is over for my contract on Thursday the 22nd. And I'm just confused on how I get the $100 EMD in to the seller.

Purchase agreement. Then assignment.

You give it to the attorney or title company closing the transaction
