    Hi Jen! I moved to Cabo Rojo from NYC about 8 years ago and it was the right thing for me to do! About the subject of mail delivery, I found out that a US Postal mailbox here will accept UPS and FedEx packages for you if you use the physical address of the Post Office and include the box number. It was a pleasant surprise when I found out

    Lady, you are not being completely clear on your reporting. " Las Palmas del Mar " is mainly a resort community. You cannot compare Palmas , which is a huge resort community,
    with Cabo Rojo which is a TOWN with a major , a local government. etc.

    My aunt has a 30 year lease on her house in Hormigueros. It used to be my grandmother's back then. After Maria came through her house was literally destroyed. The damage gotten so severe the house had to be totally remodeled from the ground up. It took 8 months to rebuild it altogether.

    Loved this video! I moved from MD last year and I'm renting a 3/2 house close to the beach in Barceloneta for $800/month. I also bought a lot in Mar Chiquita (Manatí) for $55k and I'm hoping to build a house there soon.

      @@mhj5108 It was about 40 minutes from San Juan Airport to me that wasn’t too bad of a drive. We did rent a car which made it waaayyy more convenient to get around.

    There's a ton of houses for rent in Isabela they're going for 350 a month. I would not pay $1,200 a month to live here. You're getting robbed

      Yup, there are some really good deals outside of the metro areas.
      Rental costs are much lower if it is unfurnished, no generator, off the beach, and other ways to cut costs.

    The info you provided in this video is pricless.
    My Mom was born in Cabo Rojo and lived there till her teenage years before living out her life in nycten florida, we burried her in cabo rojo cemetery. When i visited there i thought it was the most beautiful place on the island. I will be back in july for vacation to San Juan this time to visit cousins in Humacao and Yabucoa my dads place of birth.

    I’m from Cabo Rojo. You are at Joyuda. Let me know what you think about Buye. At Buye beach you won’t see as many restaurants close by but the beach is breathtaking.

    Older video now but very cool content. I am a business owner in the 40+ crowd that is looking to move my family to PR. Love your information especially for the English almost only crowd who need to learn Spanish. Your situation and mine are very similar. Would love to chat more at some point and understand some contacts you may have for moving / setting up relocating LLCs and Corporations. I need lawyers, accountants as well as credible real estate agents and all the other stuff (Insurance Agents, etc). I have not watched all your videos but love this comparison of Cabo Rojo vs Palmas.     Correction on car State Insurance $180 + $15 . As for delivery of UPS, FedEx, DHL etc. try using the comments section on your website order page for these companies to contact you when making delivery. Once they call you , send them your pinned location and voila!!!! you get delivery.

    are puerto ricans ok with so many gringos bragging about not paying taxes? u see so many of them on youtube bragging about it and how they avoid federal and local taxes in PR while the local ricans are stuck with the bill.

      No Puerto Rican residents pay Federal taxes (except Federal employees). We also cannot vote for US President, it is all part of the US Territory status.

      @@JenThereDoneThat i'm not talking about fed taxes... I'm talking about local PR taxes. I'm in the process of ACT 22... While researching i noticed the extremely HIGH rate of crime and drugs in PR and the fact that less than 10% of all crimes results in convictions. Since, YOU KNOW, the locals pay 11.5% on sales taxes plus up to 37% on PR taxes while we pay 0% on capital gains and 4%.. I wanted to know how the locals feels about that (at least the educated ones). how they feel about us, basically not paying taxes in PR while they are stuck with the bill. Have you felt any resentments from the locals? or they just don't know much we save on taxes... I just made an offer to buy 103 acres in PR, DEAD CHEAP and it was accepted. My house in FL was more expensive than what the people took for the land. a bit Crazy...

    Puerto Rico has a lot to offer. But if you think you will move there and it will be like the US..you got another thing coming. You give up some comforts to live in the tropics not to mention hurricanes. The good thing about PR is many speak English..so is not difficult to go and not worry about language issues. And like Jen...many Americanos live there. Jen does a good job of showing the options. She emphasized heavily on having a GENERATOR! Think about that. Puerto Rico is on its way....but has a long way to go to become a place of 'comfort' for many mainlanders. It can be expensive....and cheap just like anywhere else. I am from Puerto Rico. Born in San Juan, lived in Rio Piedras many moons ago. Live in Cali now..moved with my parents who are no longer with us. Took my dad's aches to Isla Verde off the coast (he wanted to be there eternally).....where we used to go every weekend when we were kids.....when there were hardly any buildings...but had wall to wall coconut palm trees. We also took my mother's ashes to Juncos where her mom (my grandmother we called her 'Tata')...who was buried there...and who lived there all her life. I LOVE Puerto Rico.....because in-spite of all the issues, its relaxed....lay back...I mean way lay back...if you ask someone to come at 7pm for a party...they might show up at 10pm. Be ready. And its my birth place...and feels like everyone is family. Vacation...wonderful place...many places to see. The people are spectacular. Living there....dont expect too much....and accept what it is. I am planning to retire there or go back and forth....snow birding. haha. Will see because my wife is not Puerto Rican...her family all in Cali etc. Great video Jen. WEPA!

    Cost of living has gone up quite a bit in 5yrs. After hurricane Maria things went up and never really went down. After this Covid mess things have gone up again.
    From what I've been told, cost of living tends to go up every time something happens, and they don't generally go back down. :(

      my parent's real estate holdings beg to differ. The island is at 1970s population levels. They can't sell their properties for anytwhere near what they purchased or re-fi in the early 2000s. Even our childhood home purchased in the early 90s hasn't really come back to 2000ish levels.
      Population wise, that's almost 3/4 million people loss in 20 years, yours truly included in that diaspora. The only reason you think costs are going up is because people are focusing on Anglo-enclaves with mainland money, which distort the local market. wages are terrible in the island, and barely support these purported prices. Thing is, actual natives are living on a lot less than these prices (tons of multi generational housing situations, even among the college educated), but they don't get to wake up to ocean front views either. Palmas, just like Rincon, Condado/Isla Verde et al, are Anglo enclaves. Different dynamics when you bring your outside money into an island with a median income of 20K/yr.
      What hasn't gone down is the gargantuan income taxes for locals though, unless you're an act 20/22 carpetbagger of course, then you get to live there scot free. Meanwhile, I get gentrified out of my own home and have to begrudgingly raise my family in conservative hell Texas in order to afford to save for a dignified retirement, and 1k per head (family of 3) airline ticket prices to come home once a year for a week. Gentrification sucks when you're the one getting the boot in the ass.

    My mother and younger brother live on the edge of Boquerón, within walking distance from the Bird Sanctuary, on the entrance of road 301 towards Combate Beach. They are both surrounded by unspoiled natural beauty without paying a premium for it. Whereas, Palmas is more of a manufactured and artificial beauty that comes at a premium. Of course, with that premium comes year-round maintenance, tennis courts, golf courses, a variety of pools, bicycle trails, a sort of private beach, and a marina. As the saying goes on the Island, there is Palmas, and then there is the rest of Puerto Rico. If you are used to the lifestyle of living on the mainland, for example, Florida or California, then you would feel right at home in Palmas. Whereas, Cabo Rojo has more of a local flavor to it and it takes some time getting used to it. If you are retired living on a fixed income, then you are better off living in Cabo Rojo, there is so much tennis or golf you may play in a year; and for sure, your condo fees or and property taxes will tend to always go up with the years at Palmas.

    I love Cabo Rojo! My family has a getaway home near Boquerón. Most of my family lives in Caguas or San Juan, so it has become the place to go whenever we are looking for a quick break from the city live. That said, the live in Cabo Rojo is actually a lot more laid back than Caguas, San Juan, Dorado, or Humacao.

    Hi Jen thank you for your informative videos, I truly appreciate it. I was wondering if you are aware if there are any opportunities of employment around Cabo Rojo that pay enough to sustain living in the said area. I would need a two bedroom apt. at least. I speak spanish and english fluently and have always wanted to move to the Island. I just haven't had the funds to make such a move. I've been told time and again that jobs are scarce but always from those whom don't live on the Island. So if that be the case, (scarcity) then I just have to accept that. Hopefully I can find a way to fund my living out there my desire to live there is so powerful my heart aches to be there m Whatever info you can provide or any suggestions It would be immensely appreciated.     Hello, just to add to the car insurance part .If you decide to get a full coverage policy you can cancel out de $100 obligated insurance from the island and save that money. You still need to do the one's a year vehicle inspection before. Love your vids Jen!

    The state liability has a $4000 limit.
    My water bill is less than $20 because I have a septic tank. They charge more for sewage than water.

      If you are in an accident and you hit a Lexus and someone is hurt, the state mandated liability is worthless. I have $1,000,000.00 Umbrella Liability that costs around $200 annually and since most insurance agencies on the island won't issue full coverage on anything 11 years old or older, it would be great if the plans offered by the government had at least $10,000 for personal property and the same for medical, even if it cost another $25 a year.
      I was hit by someone that ran a red light and the damage to my classic truck exceeded their liability, so I was screwed because the courts wouldn't even force her to appear!

      Ive been living in CR since late 2019. The cost of renting and buying here have escalated since 2021. If you're fluent and friendly, you MIGHT find an unexpected deal before it's advertised. Also there are still a few "fixer-upper" deals, but they're often not financiable.

      Believe it Alcira, that there are plenty of workers, that is how the island pays the high taxes as part of the USA, and supports those who enter the island along the coast with no suitcase or a penny, to be a public burden.

      Mostly word of mouth. I ask friends for recommendations, and when I find someone who does good work I ask them who they recommend.

      Yup they are, bringing up the prices of homes so Boricuas can't afford them. Trying to make PR another Hawaii where the natives are homeless and can't afford to live in their own land 😡

    If you have an urban street address package delivery is not an issue, and I'm lucky in that my cardiologist is a gearhead like me and he let's me use his office address for large car parts I couldn't get otherwise.
    You can pay for a UPS account and enter physical address information and phone numbers so they have what they need in their system to make the necessary changes so they can get your package delivered. I've lived in my house for over 10 years and they know where I am. DHL and FedEx always called for directions before I started using my doctor's address.
    All of my providers have great staffs even though there's often a language barrier issue and some drop the ball on occasion, but I'm pretty loveable, unless you're colonizer coming here to take advantage of incentives that aren't available to locals, unless you're going to hire a lot of people and pay them well that is. The takers that don't give back need to stay away!

      I love the east coast ...luquillo , Rio grande , Fajardo and Ceiba ...just beautiful...beaches and alot of rivers around there ...rain forest and also Culebra and Vieques Island...

      @@hekty75 All around, it is hard to decide between the east coast and the west coast. But what the East coast lacks is places like La Parguera and Boquerón for an all-around carnival atmosphere during the summer.

      @@albertoluyando8292 understand the point that it is difficult to choose ... that's why when I visit the island I stay in both areas to cover the entire island ... the parguera is cool but the east has good areas with the same atmosphere .. I like more piñones And loiza that parguera ... but it's a matter of taste .. I returned yesterday from Puerto Rico and another thing that I realized ... for the west the food is a little more expensive...like I pay 20 dollars for 6 oyster en Boqueron ...20 in kiosko of luquillo for a dozen
      Crash boat one of my fav beaches in the west ... full of boats 10 feets from shore...didn't like that , they should keep then little bit more apart from shore for other people enjoy also

      @@hekty75 Let us not talk of the north coast beaches west of San Juan, I lived in Dorado in the late 80s, my favorites were Dorado Beach for just hanging out, Los Tubos is great for surfing, Playa Puerto Nuevo, and Mar Chiquita for snorkeling. The east coast is awesome, my cousin bought a 3 BR brand new condo in Fajardo for $90K with a breathtaking view of Culebras and Vieques, and on a very clear day, you can see St. Thomas. El Yunque Rainforest gives you a change of atmosphere. Yes, I found Boqueron a bit pricey for mojitos, before you could spend the night drinking and eating all night with $40, now it costs you around $100.

      No grid power for 3 days. Backup generator ran my fridge, lights, fan, and internet. Power surge destroyed my microwave and living room AC.

      Just avoid shady places, ask locals for info
      Things have always seem worse from the outside for some reason
      But living here my whole life i have always felt safe, only in maria the hurricane
      Things got kinda crazy but as with any disaster things can change fast but always go back to normal,
      I think crime is high in high crime arreas, we call them “puntos” but the island is safe
      I always say to a family member they are crazy because they never lock the door, they leave it open 24/7 but they feel safe
      I don’t know muay thai in the island but there is bound to be a lot we love sports here,

    I had seen but not watched your videos with travel updates, and I thank you for those, as I assume they help people interested in visiting. This one came across and I eagerly started watching because Cabo Rojo is my hometown, and though I live in the PR diaspora, I'm still very much a "Mata con hacha." I was hoping to see nice footage of my little town, but got bored with all the $ information and no scenic footage, which brings me to my point. Since you seem to be making at least a partial living off my beautiful island, can you please learn how to correctly pronounce the "r" in Puerto Rico and Cabo Rojo? It would be wonderful if you would set the example for so many Americans who move to Puerto Rico just to continue communicating exclusively in English, and as someone mentioned above, gentrifying the island.

Firstly, asking Jen to roll her "Rs" is rather unfair and silly, especially since most of our South American friends make fun of us for pronouncing our Rs like Ls, like in Puelto Rico. I hope when I visit Valencia, Spain I do not get scolded by the language police for not pronouncing the "Zs" like the locals. Secondly, using gentrification for demonizing Americans who move to PR is rather rude, since Cabo Rojo is in pretty bad shape. The villas at Boqueron are closed, and the Balneario is in bad condition, many villas in Combate are abandoned. For sure, some gentrification would be healthy for Cabo Rojo, it would spark some much-needed economic activity in such an economically depressed area. In fact, I would like to see the city of Mayaguez gentrified since the current major has ruined the city.
