this inspired me because I am relocating back to Georgia, an Attorney State and Maryland is also an Attorney State. This has given me more confidence about getting my Certification in Georgia. I am already building relationships with Attorneys, I do Pre-lawsuit Advance Funding for their clients. This is a great opportunity for me and will help me get in the door much easier because it connects me back to my passion from the past, when I worked as a Real Estate Agent in GA. So glad the Notary infomercials kept popping up lol led me here, thank goodness.

Anitra_G_Fit I’m new as of 7/23/20. I’ve been receiving requests for loan signing since 7/11/20! I’m assuming the company saw that I’m newly commissioned as a notary which is why they quoted me $30 for a signing... I am putting my costs together so I don’t accept assignments that don’t pay me a respectable fee to cover my cost to print /fax /scan and drive and finally to cover my wages for the hour of work

Thank you! So happy that you found the information helpful. To answer your question, no, Signing Agents should not use their phones to take photos of the borrower’s identification. If the borrower chooses, the borrower may take a picture of the ID with the borrower’s own phone. But the Signing Agent should not take a picture of the ID in order to avoid possible privacy breaches and any liability that could result from a privacy breach.

Regarding the Limited POA - with my experience with those most need an additional witness. Would it be appropriate to ask the client to provide a witness at time of signing when you confirm their appointment? Most times generally its not recommended for someone else that lives in the same house hold to be a witness.

Faxbacks are my Achilles heel. Why? Because many of my closings are an hour/2 hours drive. I do many signings after 6pm and they don’t open until 9or 10am. And are closed when my signing ends. Also who has fax machines anymore?

I am tripped up at about the 47 minute mark... okay the presenting gentlemen said both spouses name can be on the Note (which I understand is the Promise to Pay) But there are times both names are not on the mortgage.... I don’t understand... so what is the mortgage? purpose ? I guess that’s my question.... because what I am understanding is someone can be on the Promise to Pay for the property but not on the mortgage... I hope this makes sense
Not sure if I’m answering your question. But I know in my experience my husband got the loan in his name and credit only. But I was added to the deed. So at closing I only signed like 2 or 3 documents but he signed a lot more. So I’m not on the mortgage but I am on the deed. Hope that helped.

Here in CA I have never had a loan agent asked us to swear/affirm before signing loan docs on any of our property, whether it was a purchase, sell, or refinance. Is it because there was no Jurat but I thought an Affidavit is considered a Jurat? In the loan package I see an Affidavit. I'm little confused. Can someone clarify this for me? Thank you!
Hello. As a Notary, you may not make the choice of notarial act for the signer unless you are a licensed attorney. They should pay us $250 at least for every closing! If we have to explain all these details about the loan docs we are technically loan doc closer and notary signing agents!

Sometimes the two companies will have the borrower name spelled different and the name has to be signed exactly the way it's on the documents. Example, John R Smith on the title company's document and John Robert Smith on the lenders documents.
I have been receiving requests from an area loan agency via text since July 11th while I was still training. These loan signings are offering $30 and $45 ??? 11-35 pages. And ask for a closing within 7 days. I have about 14 requests from the same company. What other information should I expect in the inquiry?
@@briaunahinds6092 they never accepted any counteroffers. I actually accepted 3 orders. They were labor intensive and the company took 45-67 days to pay me. The payment is deluxe paper checks that you’ll have to print out and deposit or pay deluxe a fee (yes on top of a $30 pmt that took 45-67days yo receive.). It just wasn’t worthwhile. I’m no longer accepting these orders unless they’re in my zip code-usually not very often.
Hello Rick. Notaries should still expect and honor requests to use personal protective equipment (PPE) such as masks and gloves - and use hand sanitizer and cleansing wipes - when meeting signers.

@@briaunahinds6092 they never accepted any counteroffers. I actually accepted 3 orders. They were labor intensive and the company took 45-67 days to pay me. The payment is deluxe paper checks that you’ll have to print out and deposit or pay deluxe a fee (yes on top of a $30 pmt that took 45-67days yo receive.). It just wasn’t worthwhile. I’m no longer accepting these orders unless they’re in my zip code-usually not very often.
