Is this condo building in the slide area? As we all know, Japanese houses are a depreciating asset, so what they paid for them 35 years ago (when the Japanese economy was BOOMING) is going to be much higher, maybe even higher than their value then. 2nd house with mold has a lovely, older aesthic that I love, but the mold appeared to be in many areas, not just the one room with the leaking roof. Hard no. Mold spores migrate from room to room, especially when you walk in to the worst room you then transfer/spread the spores on your feet into the next room. 3rd house was a really solid deal. The artist's work studio is just amazing! Congrats to the Canadian couple who purchased it! I hope they'll be very happy there. Love the views from Atami out to the sea!
The 3 places were all... OK. The first was dated but looked clean. Eventually the end lifecof a condo comes. What happens then? The second would be fine with upgrades. Same for the third which was a big house. It all comes down to "what are people going to do if they buy there?". I cant imagine people flying to Japan to stay there and taking the train into Tokyo every day... or just hanging out there much of the time. If you wanted to stay months at a time just to be somewhere else then OK. Base yourself there and pay hor hotels when you travel. Feel free to remove the oddball comment thread that showed up.

they are all in high-risk earthquake area nankai trough with an estimated earthquake of magnitude in the lower 6 range. it's estimated to occur any day within in the next 30 years. I wouldn't take the risks. Condo could become very pricey as soon as it needs major constructional reworks. max. 20k usd. mouldy house needs a roof fix probably and lots of repairs. max. 20k usd last one looks nice but investing so much money in a high-risk area and having to pay very high property tax because it has lots of unbuilt land wouldn't be worth it unless you're gardening A LOT. max. 50k usd
You have to be aware that if condo fees / taxes haven't been paid, the buyer will be responsible for them and it can add up to a lot of money. Unfortunately, often times the realtor doesn't provide this information. Many folks who bought ocean-view or ski-area condos in boom times stopped paying fees when the values dropped. Buyer beware.
YES! I agree. We actually have a neighbor on our street who bought a condo in Florida in the past decade. They ended up selling it because it was a huge money pit. If people move out or default, the other owners are responsible for covering their fees, too! And if they do a major reno like replacing the roof or addressing structural defects/degradation, that can be tens of thousands of USD to each condo owner. Then, there was the issue of the condo not having good storm windows, so if a hurricane came, it could blow out the windows easily. They sold it and now only rent for a month each year with less expenses overall.
from what I've found and read the old condos have high maintenance and management fees the value of which would depend on the management plan and the limitations they have on what you're allowed to do with the property making me trigger shy on a place i found. hey Shu what is the most common practice for "vacation condos" in Japan do they handle renovations or do they typically push that onto the owners ? are they lenient when it comes to personal tastes or layout changes?

I was in Ito just a week ago while on my trip! Izu is nice. We underestimated how long the trains would take to get to anything on the peninsula
