I used live in a house like these home. Front facing the ocean, back facing the mountains. When the house was brand new, everything seemed like a dream but after 2 to 3 years it became a nightmare. Living so close to the ocean takes high maintenance. Almost 90% humidity all year round. All the light bulbs have water trapped inside and won’t last more than 3 months. Big ass insects and creatures everywhere. We had 2 domestic helpers and still couldn’t keep up with the cleaning and maintenance. Moles spreading everywhere faster than you can wipe your ass. So there are pros and cons to think about before you consider purchasing your oceanfront dream house. 😂
There is no way a house would last long near any body of water. It's a bad purchase for these houses. It's like buying a boat. Super high maintenance cost.

I think Atami has a lot of potential though many buildings were built during bubble era, ie pretty old. But if rebuildable, good value to purchase the land. Close from Tokyo too. But earthquake risk always looms.
We head down to Atami every time we visit Japan because they have a fireworks display at the beach every month rain or shine. It's nice to be able to catch a fireworks show even outside of the season.
I like how he said it's a 12 minute walk to the station so you might need a car and here I am in the US and it's longer than 12 minutes just to walk to my neighbors house lol.
I like how you described that the one home can be pulled down and a new one built at a good price. That 3rd property was strange. It seemed to have odd angles inside. Carpeted stairs??? The walls look to be painted... which I prefer to the paper only way homes seem to be built in Japan.

It looks like Atami is a great beach town to live in or rent. My only catch would to be sure the complex allows short term rentals or I probably would move on to the next resort. Cheers.
House 1: Heavy HOAs, but probably the best view - unobstructed, so I would go with this one if I had no other choice. Why live there if you can't see the ocean except through a mass of wires or a "peek-a-boo" view that you wish offered more. Good prices, generally.
The second one would concern me a little. It’s old and made of wood, not confident of it being able to survive many more quakes. Although cheap to scrap and rebuild, I wonder if it’s not more efficient just buying a plot of land? I think Atami is nice, but you really need a car, and the bloody freeway to get there always gets congested. Anyway, thanks for the tours!

Probably the first one. If I am travelling back and forth between Japan and another country, you always have at the back of your mind things like roof leaks while you are away. But in first building which seems to be like an apartment block, there is less chance of this happening and there is likely regular maintenance on the building.

Buying these houses at that price range is a bargain. It’s great for after retirement. Its just take times, efforts and commitment to maintain.

Two months worth of japan salary going to HOA is no go. Too much to pay yearly.
