Hi - excellent video. Just want to remind everyone that liability insurance that a tenant carries - that anyone carries - will never cover intentional acts, such as this landlord mentioning a tenant having deliberately punched holes in walls.
@@LandlordAttorney Yes - I believe homeowner's insurance covers vandalism. There was a mention in the video of renter's insurance while discussing things like vandalism caused by the renter, if I'm not mistaken. Just wanted to clarify for any viewer who might not understand that renter's insurance would not cover the renter if they deliberately cause damage/vandalize the home, as intentional acts done by a policy holder are never covered. But yes, the homeowner's own policy should cover this. Thanks for the videos.
Thanks, as always! Is it a good idea to charge for a lease violation that doesn't have a financial cost for remedy (ex. noise violations, more occupants than stated on the lease, etc.)?
She is right that the laws are heavily on the side of tenants and not landlords. I have experienced this personally when I made the mistake of being a landlord for 10 horrendous years.

As I understand it, the landlord can purchase insurance to protect against acts of vandalism.
