Such a great video especially the end, you sound like you are absolutely killing it. Not many people stay on the phone for 8 hours a day. It's not common to find other young women closing deals. Here's my take on what I wished I knew before I got my license. In the beginning, while you're earning your license it is going to feel like you are climbing a small mountain. Just get through it and know that it's JUST the beginning, don't put all your focus on the course, just pass the test. While you earn your license find a mentor you love( someone who you connect with and is a master at their craft), it will just be a numbers game before you find one. Reach out to agents in your market that are crushing (just do it, if you are too scared to do that, boy are you going to be out of your comfort zone when you get your license and have to find business). For me personally, I teamed up with a master in my market and joined her team, I was able to leverage her sales and take her with me on listing appointments/add-on phone calls with strong leads, this WILL be a game-changer for you. To be a new and super young realtor all you have to do is be able to handle a good amount of pain and rejection to survive AND thrive in this business, it's pretty simple actually. I was very uncomfortable and had no results to show for my first 5-6 months in the business. At this point people around you may start to doubt/ hate you, that's ok they are just projecting. Just keep your head down and trust/stick with the process. Improve your skills and make contacts every day, even if you get rejected ALL day long from prospects. It took me 5 months on the phone before I set a listing appointment. But not long after I set that first one, I started to set 1 appointment a week at an average price point of $1.4M. This was absolutely life-changing. In the months before that, picking up the phone was EASILY the hardest thing I have ever done. I'm used to being good at things fast, so it was hard to be horrible and scared of getting rejected without results or visible progress. On top of that, there are so many people who try to tell you that making calls is the old school way of getting business & to try this new thing or that new shiny object. That made it easy for me to doubt the path I was on but you just can't have any doubt. You just have to trust and stay consistent. Do that and your life will change big time. The reality is most everyone quits too soon before the results come (close to 90% if realtors fail in the first two years) so they think calling doesn't work. Once you get good at your sales skills the results will come from calling. You can create money and deals out of thin air, almost like printing money, especially if you are in an expensive market. Don't stop making contacts. Have blind faith and focus, tune out all the noise and haters. Keep doing the reps and contacts for as long as it takes. Real estate is a contact sport, if you push your comfort zone for long enough and stay committed in the face of rejection you will be very successful. Consistency is key it is not an overnight thing. If it were easy everyone would do it. Instead, think about it like "I'm happy it's hard because I can handle the pain and others can't". Fast forward to now, I have a full pipeline of business. Guiding sellers who are more than double my age and own multi-million dollar (1-6M) houses. You gotta bet on and invest in yourself. Stay true to your word. If you want it bad enough you will get it. You have to think "how can I make it happen", not, "can I make it happen?" I really hope that this helps someone whos young and thinking about getting into the business, for some reason its hard to get the truth pf what it takes. It is not like selling sunset. PS. those girls dont close many deals. Some of the remain characters close 4 deals a year. (less than half of my goal this year and we are in very similar markets). Anyways, I really wish someone told me this when I was newer. Everyone has their own path and way to run their business that works for them. This is my experience, I am in a very high-end and competitive market (Socal) so it could have taken me longer than it's going to take you. You also get out what you put in. Don't stop, the results will come you can do it!

Here's another tip. If you get a lead, then NEVER send your lead into the wilderness to get pre-approved by random mortgage lenders. Mortgage lenders and realtors have close relationships. They give each other leads. As soon as your prospect gets pre-approved by a lender, that lender will likely refer your prospect to a realtor partner. It's sleazy and lots of lenders are doing this now. Lenders aren't even asking borrowers if they're already working with an agent. The National Association of Realtors has so many ethics and laws for realtors to follow. Yet no one is regulating any of this. No one seems to care about the outrageously unethical behaviors that I've been witnessing in real estate. It's the mortgage lenders who are now stealing leads from realtors. They're giving people loans and realtors! Consequently, this doesn't give people an incentive to hire a realtor, on their own. Now the whole system is screwed up. Mortgage lenders are suppose to just approve people for home loans. They should NOT be providing realty services too. What's the point of realtors lead generating if lenders are just going to pass on pre-approved borrowers to an in-house realtor? Think about it. It's outrageous mortgage lenders are getting away with this. If a lender refers your prospect to another realtor, then please report the lender to your broker. It's an unethical practice and it should be called out every time it happens.

The lender who pre-approved my prospect convinced her to work with the realtor that he knows, and not work with me. After getting pre-approved, people often feel obligated to go with their lender's referral. They fear they'll lose out on the home loan, if they don't. You wouldn't believe how many veteran realtors are getting prospects like this, earning thousands in commission by asking mortgage lenders to "gently" intimidate, and even threaten, borrowers to go with their mortgage lender's referral. Also beware! Lots of mortgage lenders have realtors in their family. They run it like a family business. It's a you approve them, then send them to me, type of arrangement. When I was looking for a home, I encountered a mother and son who operated like this. The son was a mortgage lender. His mother was a realtor. They would give each other leads. The mother, who was a realtor, said that if I didn't choose her as my realtor, then she would have to "inform her son", who was my lender. I dropped them both. I wasn't a realtor at the time, so I didn't know that what they were doing was unethical or that I could have reported them both. Now that I'm in real estate, I know! So many new agents don't last in the real estate industry. These are some of the reasons why. New agents have no idea the vast majority of veteran agents are doing this type of stuff, behind the scenes, to get leads. It's wicked. Veteran agents don't door knock, call random people, or hang junk on peoples' front doors to get business. Veteran agents get referrals from past clients and mortgage lenders. Announce on any social media, you're a realtor. Almost instantly, you won't get messages from prospects. Instead, you'll get FLOODED with inquiries from mortgage lenders, wanting to have "virtual coffee chats" with you. You have to ask yourself, why? Why are lenders contacting you, and not the people you actually want to talk to? There is a reason for this. People aren't hiring random realtors anymore because they're being referred to realtors by their MORTAGE LENDERS!

It's one of the reasons why I put my real estate license in referral status. I don't work for mortgage lenders. Mortgage lenders should not be determining the realtors who get to work. In any event, my advice is to contact your real estate brokerage. Ask your brokerage for a list of trusted mortgage lenders that you can refer to clients. Make sure you have a conversation with those mortgage lenders. Tell them the brokerage you work for and let them know that this is your prospect and you would like for them to regularly follow up with your prospect. Every week, call those lenders. Ask them how far along is your lead in getting pre-approved. Use a CRM tool to track who you called, when you called, and the outcome of the conversation. You have to stalk your prospect and the lender. It's a shame we must do this, but real estate has become extremely competitive. Lots of people are now realtors, because it's so easy to become one and so many people have been convinced by UA-cam realtors that they can earn millions of dollars overnight investing and flipping houses. People don't realize that most of these "millionaire agents" aren't making money from helping people buy and sell houses. That takes too long. Most of their consistent pay comes from monetized UA-cam videos, and the content they make talking about real estate. Money from real estate is slow and inconsistent. Now, the real estate market is saturated with people who aren't even that interested in homes or architecture. If you talk to most realtors, they can't even tell one house from the next. They don't even care about how homes are constructed or what makes a home a great investment. They just want to get rich quick. They are recklessly doing whatever it takes, even unethical things, in real estate to get prospects. SO WATCH YOUR PROSPECT.

You are too too impressive for being so young! My mom is a realtor and I only passed the test just today at the age of 34! You rock, I studied real estate at the age of 17 but kept quitting. If only stuck with it...but I have a lot of experience with other jobs, and I have multiple degrees, so in. way I don't have regrets. I will learn from the hustlers to trek on to retire early!

I’m currently in college as a sophomore and honestly I’m not happy with the major I’m pursuing but I feel like it’s to late to change. I started looking into Real Estate and it’s something I actually would love to do. I was wondering do you mentor or have anyone in mind because I honestly don’t know where to start.
Talk to other departments! Bio wasn’t really helping me graduate on time but the environmental major actually cared and was much happier! Just get that degree, use the resources ur college provides, and especially cherish the social experiences cuz that’s what I miss most :)
It’s not too late . I dropped out of my first year of college when I realized it wasn’t going to work for me . I do better as a entrepreneur. I was only $2,000 in debt and was able to move onto something I enjoyed . Don’t continue to waste your money if you’re not really happy .. I’m not saying give up but I’m just saying that at the end of the day you have to pay the money back so spend it wisely
