House #2 - the backyard made me appreciate the brilliance of the shadow/light design - the pergola, the tree shade, the lush grass between the flagstones - so beautiful.
Yes, I agree! I hate to think what an extensive remodel would do to that lovely yard. House #2 was my favorite, if only because of the yard and all of the windows looking out onto it. An updated kitchen, redesigned exterior/entryway for better curb appeal, and updated windows/sliders would be enough to make me happy.

I do Love the light colored Wood floors and the perfect kitchen setup for the size of this home. That patio looks very welcoming. I really like the tile work in the first bathroom. This style of homes just isn’t my taste but I’m sure that tons of other people would fall in love with it. #2 I truly appreciate the large windows with the vaulted ceiling’s. So far none of these homes gives me the wow factor. The porch on this one is so awesome. The kitchen to me is a huge letdown. The ADU looks perfect 👍 #3 The first big room as you walk in it kind of confusing with a Dinning area so far from the kitchen. The family room next to the kitchen looks inviting 👍. The kitchen looks nice especially if you like to bake a lot because of the large work areas there. Regarding the garage.. I still don’t understand it when someone is asking millions of dollars for a home, Why don’t they spend $4-6 Thousand dollars on Treating them with Epoxy flooring?? That is an awesome office. That downstairs bedroom reminds me of some crazy LSD trips with that wallpaper 😂😂. WOW 😮all that wallpaper is tripping me out 😮! I really like the beautiful landscaping out back. The Waterfall and pond are over the top. One of the homes I built when the economy was doing great I spent about $100,K on my front yard that included a huge pond with 3 natural rock waterfalls. There’s just something about water features that brings such a wonderful feeling to any home. The extra acre next door is something you don’t see much of these days especially in S.B. It would be an amazing place some little cabins on it as rentals. Thank you kids for another awesome tour. Keep busy next week with selling some properties there. See you next Saturday. Thank you so much for including the square footage given the details of each property. It’s a better visual when you know how big the spaces. Also, on the first condo, the HOA’s were very expensive. But we did not see what was included in the amenities for that amount of money per month. Not like I can afford it but curious. Also on that first condo when you guys went to go look at the water, to the right it looked like there was stairs the lead down maybe a pathway to the beach?
#1 Great finishes, nice proximity to ocean, but I would try for something with better views. #2 Nice vibe. The kitchen was a disappointment. #3 The brickwork and topiaries were a huge design mistake, maybe okay for its time. I would plaster over all the brick, round the edges, change the landscaping to Mediterranean, but still that layout was not good.
