I think a multi building university with tennis courts and a smaller baseball & football stadium would be cool. I know you probably can't make it behave like a single campus but with the park life stuff, roads, parking, dorms, maybe a pond you could make a really nice Oxford / Harvard style university. With the Land Value - Zero People moved in problem, I feel that sometimes replacing the building helps (after improving the land value). Buildings seem stuck with the Zero People status.
Nice! I was thinking maby you could have a bunch of huge tourist hotels on the waterfront of the downtown and you should build some offices and high density commercial behind the hotels along with a little more high density residence with a highway leading behind the original highway.
I would LOVE to see some of the green cities medium density apartment buildings. I remember in Sedona there was a spot by the waterfall you zoned them and it looked so good.

I have a few suggestions of what to do with the Downtown area: 1-Bike lanes and paths, since you want people to not drive in the area. 2-Fill it with Art Déco style buildings, just because they look great. 3-Have a large train (and maybe trans-modal) station, maybe in said architectural style ( *cough* Central do Brasil *cough* ). 4-Build a university campus area with those old buildings. 5-Create some custom parks and put a stadium near (but not in) the Downtown. 6-Trams everywhere in the Downtown. 7-Flatten the top of hill and have the airport there. 8-Have a few more modern buildings in there to have something different.

Also I like the idea of just extending your grid layout pretty much all the way up to your new highway. Around the monorail stations can you please zone some commercial and office (maybe the white buildings)... that would make it blend better I think! I like the time lapses too!
in my games land value seems to be based on how close the land is to everything around it, not just amenities and services but also other buildings. like the more you build up around it the more people are gonna wanna live and develop there cause there's Shit to do, it's not just in the middle of nowhere. in other words, i think once you build up your downtown area with the density you want, land value won't be an issue. (reasonable1 might be right, too, that the buildings are "stuck" on 0 pop and placing them again might fix that right away.) also, the underground highway/exit system super reminds me of downtown boston, i love it! can't wait to see this area built up.

I think you should make a HUGE stadium complex by the 3 way intersection. I also think that the airport should go on an artificial island with every transit thing in it (cargo,trams,ferries, airport,ect).also make a huge beautiful university near downtown and a really nice bike trail that runs through a park on the bay.
There's a tram depot on the workshop that looks exactly the same as the default but allows trams to turn around in it. It might be useful to use instead of that turnaround.
Maybe you can make a shuttle bus from the monorail to the downtown part. It will fix both your land value problem and the problem with the monorail extension.

You should draw an elevated monorail line in a half-circle from the tip of the high density downtown area over to the zoo area. It would be cool to have it go over the water and to see the boats going in to your future harbor under it. And imagine the view for the people travelling on it ;)
You should run the trams and monorails more in land and create a ferry route that hugs the coast. I think this will allow people to take the ferry when they are trying to stay on the coastline and people can take the monorail and trams for more in land routes
Hey James, rather than take the train line across the same space as the bridge and monorail, it might look nice to cut it through that natural valley a bit further up river from the waterfall, and then bring it in on the back side of the new oil industry. I also think it would be better to take the monorail up and around, so you could drop a stop near the industrial, and then maybe lay a new branch later that goes back toward the downtown.
The first video I ever saw of this series was episode 32, and then I decided to watch it from the beginning. It’s weird to see a large downtown area first and then see it being developed like this. 😂
Waterfront monorail for sure, if you go up the top you're even closer to the trams and there's no public transport along the waterfront which is the place that should probably have public transport
I'm up for monorail going through the middle into Downtown. Plus, think of the view that's going to be absolutely ruined if you place the monorail on the waterfront; you wouldn't want that now, wouldn't you?

Try avoid flight paths going directly towards downtown (tall buildings etc), obviously CS planes have pretty crazy turn radiuses already, but realism :)
James, you could make one long and narrow park in Turon that goes along one of the roads all the way to "Belmont Heights", it would be great for cycling and pedestrians. :)
You must provide the newly made industrial with public transport. If you make the monorail round the downtown along the highway. the transit system would be good. Will there be a train station on the regional line you talked about. if yes, you can make a transit hub of buses, monorails, trains there too. and also the new airport will be coming somewhere near so a transit hub will be cool.

Hey James! Loving the recent waterfall of CS uploads :) one thing though, maybe try and focus on making areas you've built better for the cims, instead of trying to fill everything! That might stop your population from decreasing everytime someone dies! OH AND BUILD MORE PARKS PLEASE! Thx for being the only CS youtuber that builds curved roads with 90° angles ;)
You should build a subway from the downtown to the other side of bay like near the zoo or something. I know you don’t like subways because you can’t see them but it’s underwater so you can’t see it either way. It’s also very easy to construct and citizens have a way to cross the bay without using a car.

Break up some of the new medium density housing area with parks (even if they are just mainly green spaces)

No one uses the ferries because the frequency is so low. Increase the number of ferries to increase the frequency.
