Matt, after the "great freeze" last February here north of Dallas, when we had no electricity for 6 days, we lost two bedrooms and a hallway, including 2 ft of drywall (vertically from the floor) plus the closets in the bedrooms. That was the first time I have ever had a pipe freeze and burst in my entire 62 years on this planet. My grown son happened to be visiting with his wife immediately after and helped me with the demolition. I did all of the rebuilding repairs myself, including the drywall, baseboards, and laminate flooring (after the broken pipe, my wife of 40 years said "LAMINATE!" It turned out nicely, so I can't complain.

12:50 Just so you know, you shouldn't disable the window from opening. It's required by code that there be two points of egress in every bedroom, this usually means a door and a window (which means the window has to open). It's really important that whoever is sleeping in that bedroom is able to escape via the window if there is a fire.
