    I was in Pacentro only two months ago. It is a beautiful little town with some great restaurants. I had a spritz at Gigi's Bar in the piazza and an amazing lunch at (the new restaurant) L'Antica Locanda. I walked from Sulmona and back approx 7 km each way, much of it along a private road through olive groves. It was a great way to spend an afternoon, So happy to see it here! Thanks!

    The location is great and it's a fantastic property. You are just a stone's throw from the castle, you also have convenient free parking nearby. A short stroll down to the square and some excellent restaurants. You are right on the money when you talk about all of Pacentro being your terrace. There are a lot of things to love about the village. I'm sorry to hear this didn't work out for the previous owners but someone is going to get a great place. And a clothes dryer? I think that's the first one of those I've seen in Italy!

    That living/dining room is huuuge! You are right, the skylights bring in enough natural light that you don't feel closed in. That room feels like a warm hug, with the stone, the wood beams and gorgeous floors. Even the handrails are high quality wrought-iron. I was mentally decorating it already, although this one will sell quickly. Another thing that struck me is when you opened the windows in the back, not only are the views breathtakingly beautiful, the sound of the birds singing was delightful.

    Nice apartment but fat from any parking. Please David in your future videos show us where can you park your car. We all know you need a car in Abruzzo. Please show the closest parking place to the property. Grazie mille

    Loved this property the first time you featured it. The alley this property is located on is simply gorgeous. Based on its location, I imagine its far enough from the hustle and bustle of the town and fairly quiet. This property is a steal, fully furnished and move in ready.

    Nice property and beautiful floors. It’s perfect except it has no outdoor space like balcony, terrace etc….Which would be a deal breaker for me.

EDIT - I just went back & watched the original version of this home - the current owners have done an absolutely superb job of improving this beautiful property - credit to them.

    When unloading a big supermarket shop of supplies how near to the property could you park the car?
    I agree with you about the second bedroom where you said to maybe change the position of the bed around to the long wall . Why? Because as it is there are no bedside tables . But if doing this then it would also be necessary to change wiring for the bedside lights.

    Looks as if like the lights need to be on during the day, otherwise some of the areas of the property would be somewhat gloomy. That would be enough for me to give it a miss. Nice looking town though.

    Too many negatives to this property. Negotiating either of the two staircases leading from the bathrooms to the bedrooms, in the middle of the night, could end up disastrously. For a vacation house, I want to own a car to leave at the vacation house I choose. Who wants to have to carry stuff from your car a long way? And have to buy or rent a garage when you leave your car to be ready for your next trip? Of course, that’s just me. I love Dave’s voice. When I watch his videos in bed, his voice allows me to drift off into a deep sleep. He must have been a great father reading his kids bedtime stories!

    I agree: this is a stunning property AND a bargain. For that price they can even keep the furniture and sell it on their own. But I feel this is already gone... Also Pacentro is really fantastic!

    How on earth did they get all of that furniture in there? The furniture is probably included because they know how hard it was to get it in there, and they certainly don't want to take it back out...

    While we always enjoy your videos, you are becoming more polished and the town tours are easier to follow. The photography and video editing seems smoother. Your business is cracking on as you say. Your hard work is paying off fun, fun, fun for all. My grandfather's family came from what was then called Abruzzi. USA exit back in the offing. Thank you for all your lovely blanket invitations. The region offices should put you on their payroll or maybe they will chase you away for luring us all in !!
    The part where we all just feel at home in Italy I have already experienced. Thinking of all the families went through then. Leaving your home, your country is scary even now when we have more of an idea what it will be like. Some times it is a calling, a necessity for survival. The Italians were not really refugees to America. They came with jobs on offer worked and sent for their families. While I have the security of a pension to cover the elective visa I am working on the citizenship route. Irony is it is a kind of survival for me to retrace my family's steps back to Italy. Full circle to a healthier, more peaceful, lively, yet calmer at the same time, home a world away. All'Italia...

    Ciao Dave, Pacentro is one of my favorite towns. It's so quaint and cozy, just beautiful. The house is amazing. Everything you need and nothing you don't. I also feel bad for the owners having to give up their dream holiday home. The price is amazing, I know there isn't land with it, but I thought it would have been a little higher, so it is great for the new buyer. Thanks for showing this listing.

    I remember when you did the video on this one and I thought what a great piece of property.. I love the layout. I feel sad for the owner who had to give it up as I am sure they loved it as much as I do then and now. This is one of your best properties to me Dave.. Love, Love, Love.

    wow stunning! I'd assume it already has offers. incredible coziness, and the decorating is great.
    I'm really curious on this.
    Do you think they built this house out to that level for 98,000? or are they taking a huge hit on the pricing because the market place wont allow what they have into it?
    Do you think it cost them 100,000 or say 200,000 to actually finish that house as we see it? I know you probably don't know for sure but , best guess would do for my curiosity. I'd love to hear your thought's on this. I'm probably not alone on this.
    I assume one uses public parking some distance from the house.

    Very nice apartment 😃those couches in the living room. Look to me like there those click clack couches. I think they lay down the back of them lay down. To make a futon type bed 👍

    The jacuzzi tub is hideous….I’d rip it out and build a large shower with some nice tiles to the ceiling on the two walls and frameless glass enclosure.

    Nice kitchen and the floors are exceptional. The first bathroom is perfect. All the windows are perfect. The main living room/ dining room is huge. The furniture is all inclusive makes it a good deal. I mean, it’s going to cost someone at least €70.000 to rebuild a €25.000 fixer-upper. So in the end one can save themselves the headache and just purchase this one instead. Now about obtaining a loan for foreigner in Italy. Correct me if I am wrong but don’t you have to put 50% down? And, you cannot get a loan for anything under €100.000? I am asking so don’t get mad at me because I would consider this place and so should everyone else.

    How old is the roof? Any leaks? Was there an inspection done on the property? Only negative…….stairs. Lots of.

    This video, right here, is why I plan to come out in November for a tour. I have a lot of questions as to how you go about your daily routines, if, say you have a trunk full of stuff but your vehicle is...somewhere else... It looks like you could probably temp park sort of close to get things transferred maybe into the cantina while you then park...somewhere else... If you've done shopping in-town or maybe into Sulmona via bus then i guess you just have what you can carry.
    Getting some of this sorted out will take minutes, in person. I live in Texas where pretty much everywhere assumes you are driving to get there and was built with vehicle access in mind. Not so much towns which are 100s of years old.
    And then there's the whole process of being able to legally own a vehicle when you aren't a citizen, don't have a long-term residence visa, etc.

      I can weigh in on your comment and the previous one. As for parking, there are spaces for free parking at the north-east end of town. These would be a few hundred yards from the house and down hill to the house. Most people here use a small trolly or backpack. One shift in lifestyle that I encountered was I no longer do large grocery shopping. I visit the town's market, butcher, Baker, etc. and buy what I need for that day and the next. Amazon delivers to the local post office or you can have packages sent to Bar Gigi, just down from this house. Buses into Sulmona really are convenient, having a car here is a big hassle. We also have a great little expat community and there's always someone driving into Sulmona or a nearby town.

    Great property, but negotiating the stairs at night to access the bathrooms is worrying. Why they've put a jacuzzi in a bathroom without a shower is puzzling. Lots of interesting features, and a beautiful walk to the property.

    Love ❤️ the living room with beams ans fireplace ❤. Unfortunately the modern kitchen killed it for me 👎. They could have added a gorgeous traditional kitchen with Italian charm , but they didnt.

    Well, we were in Pacentro ind week ago and - believe it or not - stayed in a rental unit RIGHT BELOW the famous “Pacentro Pete”! Great fella. What are the odds??!!??
    Anyway, we are more interested than ever in looking for a place to buy in Abruzzo … and the next step for us would be to confirm our thoughts by finding a long term rental to stay in for a month or two so we have the time to drive around the area and see what we want / don’t want. In your opinion, what’s the best way to find such a place to rent? Thanks in advance for any help

    It's great to see an apartment where something already has been done. Everybody has their own taste so you would change some things here.
    Minus is the location. Can't park your car nearby, and you always have those stairs when walking home.
    I don't care about the restaurants and such, I want to know where the grocery stores are etc.
    It would have been pretty good, but is in the wrong place.

    The lack of windows and the bars on the windows kind of freaks me out if there should be a fire. That shower is tiny. There is no room to bend over to pick up your soap if you drop it. The doorway are so narrow. Italians must be just skeletal because it looks like you have to walk sideways through the door to fit through it.
