  • In this video, I'm going to show you how I bought an incomplete house for only $20,000 in 2023 and transformed it into a stunning property worth $200,000 in 2024. You'll see the before and after pictures, the renovation process, the budget breakdown, and the final result. This is the ultimate guide to house flipping in 2024.

    I sincerely congratulate you! Big WOW!! 👏🏾👏🏾👏🏾
    The progress has been so impressive in the past few months, your home is beautiful. I love the colour and the use of the wood and stone. Very tasteful.
    You took a big risk - uncompleted building on a hard to access site.
    You could not be certain of the quality of the foundation and the works already done! So essentially you are begining afresh.
    We are all witness to you being meticulous and methodical at each stage. We saw your clear eyed focus and innovative problem solving.
    You have demonstrated repeatedly that direct supervision of a project is key to its success. Issues like rainy season and currency fluctuation affect everybody, but if you are on site regularly you deter so many problems: the unreliable artisans, missing materials and the 'trusted' family members who woukd otherwise chop your hard earned money. These demoralising things stop other house builders for YEARS.
    This building is a testament to your tenacity. You should be so proud. Thank you for sharing your journey.
    One question- your friend who sold you the plot, the one who could not finish, have they seen the house? What is his/ her reaction?!

      Mind blown. They saw it on UA-cam, same as you and he couldn’t believe his eyes. Keeps showering praises. He says his wife will be sad if she sees what the house has become.
      Thanks for the best comment ever. Such details and heartfelt words.

    I have a question about window Burglar proof. In a fire situation while you in the house. How do you escape through the windows when you don't have access to the front door?

    • @AfricaBuildingHub
      @AfricaBuildingHub  6 місяців тому +1

      If you watch this video, we show that one of the rooms has a burglar proof you can open.

      Please, almost all Ghanaian houses also have a back door. But you can also mitigate against potential fire hazards for your family:
      have smoke detectors near the bedrooms,
      and a fire extinguisher in the kitchen, place the
      gas canister outside, no candles!
      Maybe once every few months you train the family how to exit the house safely, even at night.
      Like a school fire drill.
      Put a plan in place so if disaster strikes, you are prepared and not thinking about it for the first time.
      If you are upstairs and a fire blocks the access, then an emergency rope ladder kept in a closet will give you a better chance.

    Do people really buy houses in ghana for 200k western money? From an investment point of view it's crazy! Becauae do you have running water, paved roads where the house is, etc.?

    I was thinking i could buy uncompleted houses or buildings and complete them. What do you think about that is it worth it? I know I will have to do thoroughly investigation.

    Please the land at 04.11!
    Is it for you or for your neighbour?
    Is it public access footpath?
    Who will maintain it? 😮

    • @AfricaBuildingHub
      @AfricaBuildingHub  6 місяців тому +1

      The land is for me. It’s not public access. I demarcated that side for a farm or garden. Or in future build on it also. You can see it again at 05:18.
